The auction consists of a total of 157+/- acres to be offered in three tracts all in Township 58N, Range 10W, Section 16 of Shelby County, Missouri. The three tracts all have either Highway 15, Shelby County Road 236 or Shelby County Road 249/247 frontage and access and water from the City of Shelbyville runs along the west side of Shelby County Road 249/247 and Highway 15.
TRACT ONE: The northern most piece consists of 77 +/- acres and has frontage and access off Highway 15 and Shelby County Road 249/247 that runs along the west side of the tract. This tract is basically all open and currently in row crop production with the exception of a couple wooded draws and fence rows.
On the west side of Tract One near the southwest corner there is a house and outbuildings that belong to the neighbor, they are not part of the Taylor property.
TRACT TWO: Consists of 40 +/- acres and lies in the northeast corner of Shelby County Road 249/247 and Shelby County 236 and join Tract One along its north boundary. It has county road frontage and access along both the west and south sides. Tract Two is currently in crop production with the exception of a wooded draw that runs through it.
The Shelby County FSA Office calls for 93.70 total cropland acres on our Tracts One and Two with some overlapping fields, please make your own estimate as to how many tillable acres are on Tract One and Two individually, subject to Shelby County FSA Office final determination.
TRACTS ONE and TWO belonged to Grace Elaine Taylor (deceased), Beneficiaries are her children Robert Taylor, Susan Coburn and Donna Brown.
TRACT THREE: Consists of 40 +/- acres and lies in the southeast corner of the Taylor/Clark property, it has frontage and access all along the south boundary of Shelby County Road 236. According to the Shelby County FSA Office Tract Three has 35.54 cropland acres and is currently in row crop production with the balance in a small patch of woods in the very northwest corner, a couple wooded fence rows and two short, wooded draws along the south line.
TRACT THREE belongs to the Kenneth and Helen Clark Trust/ James Clark Trustee
