897.90 +/- Acres. 4 bedroom 3 bathroom home (2,550 +/ sq ft heated space) plus large partially covered porch with a magnificent picture view of the property and in the distance, Sierra Grande, Capulin Volcano and Robinson Peak. The property traverses the Dry Cimarron River for about 3/4 mile west of Folsom NM. The Berg Ranch, Folsom Place is a balanced property including close to 300 acres of pine forest, grazing land and irrigated country with most improvements being less than 25 years old. Mule deer, elk, turkey and mountain lion all frequent the property along with black bear and other species, native to the area. There are three entrances to the ranch with the main entry at mile marker 36, just west of the railroad tracks on State Highway 72. The other two are between Capulin Volcano and Folsom. The northern entry is County Rd B28 which goes through the property to a neighboring ranch to the west. Upon turning onto Berg Lane at the automatic gate there is a hay yard next to the Vega meadow which can be irrigated from a ditch off the Dry Cimarron. Next to that is some corrals with a calving barn and shipping pens. Further along the caliche driveway (caliche sourced of ranch caliche pit) the road turns as it winds up revealing the view of the Dry Cimarron drainage up to the main house, with detached 2 car garage (30ft x 24) with 16 ft wide and 8 ft tall roller door. The back side of this building has space to park three other vehicles. Opposite the house are is a Shop building with a 30ft x 50ft shop with 12 ft wide roller door 10 ft tall. Next to that is a 16 ft wide 20 ft deep with 10 ft wide roller door for more vehicle storage(this space has wood frame and a dirt floor). Beside that is an undercover older 8ft X 13 ft tight storage shed. To the south off of this structure is a 23 ft x 50 ft3 bay covered storage on dirt. From the house you can see the top of the pivot covering approximately 30 acres located at the western edge of the property. There are additional wells at the house, corrals, pivot and pond located in the Pine forest pasture. There is a spring in one of the drainages on the western side of the property. There are four main pastures and each pasture has a water source. The pivot is fenced off with a high fence and has an additional well for livestock and adjoining high fence hay yard. The pivot pasture can be accessed from the north off of the main highway. It is currently sown in alfalfa. The irrigated country is currently leased out for the 2025 growing season. The order of construction is as follows with the house placed on the property in 2000 with the mudroom addition done in 2001-2003. At the same time the mudroom was built, the slabs for the garage and shop were poured. Finally the frame and metal skin were put in between 2005 and 2006. Most everything was done by 2006. A lot of thought was put into the construction with concrete stem walls 2 feet tall with the exception of the calving barn where they are 4 ft tall. Most all construction is steel framing with metal sides and welded. The corrals have a larger 75ft x 75ft main pen with steel feed trough down one side adjacent to the two grain bins. This pen shares a trough with a 50ft x 40ft pen. There are two other pens approximately 45ft x 45ft on the other side of the alley that share a water trough. There is a sorting alley to these pens and cattle can be moved into a loading chute or swept around into a squeeze chute, where there is plenty of concrete for those on foot. The Des Moines School system is 1bout 10 miles from the ranch on SHW 325 from Folsom to Des Moines. It is a K-12 system with a high graduation rate.
