This ranch features excellent brush diversity, plenty of senderos, a managed whitetail herd, water wells, lakes, a lodge, a two-story house, and lots of wildlife. Located in McMullen County with easy access and frontage on Hwy. 624, south of Tilden and east of Cotulla. LOCATION The ranch is located on Highway 624 and is approximately 34± miles south of Tilden, 40± miles east of Cotulla, 90±  miles from Corpus Christi, 105± miles south of San Antonio, and 240± miles west of the Katy/Houston area. LAND The ranch has a good mix of high-protein brush, food plots, and good ponds.  There are 7 cultivated food plots throughout the ranch, totaling approximately 50+/- acres.  There are good main roads through the ranch that are good for hunting and wildlife viewing. Roads and rights-of-way have been well maintained and are in good shape, allowing full-size vehicles to drive most of the ranch. Opening up the brush allows for a high percentage of habitat "edge," which is optimal for all wildlife browsing and for improved observation and hunting opportunities. The current mineral production on the ranch is in the far western corner of the property. There is an easement through the ranch that is used by the Navy. WILDLIFE Nueces River Ranch is home to a herd of whitetail and Rio Grande turkeys that are usually around the headquarters. McMullen County offers one of the best natural habitats for South Texas wildlife, especially for growing big South Texas whitetail bucks and nice wing shooting for dove, ducks, and both blue and bobwhite quail. The ranch has had some introduced whitetail deer genetics over the years, and they are all typical.  It is not uncommon to see large groups of whitetails at each blind. WATER Green Branch Creek is a wet-weather creek that meanders through the ranch.  In wetter times, the creek holds good pockets of water.  This ranch has good surface water with 8-9 tanks throughout and 4 water wells.  One of the wells has a pump capable of producing 50± gpm. The home has a storage tank and is supplied by one of the ranch's wells. Several of the tanks range up to 1.5+/- acres when full.  The Nueces River flows along the eastern part of the ranch. IMPROVEMENTS Improvements include a headquarters with a 2-story home featuring 4 bedrooms and 2 bathrooms.  Each floor has its own full kitchen.  The top floor has a nice walk-out balcony, and the lower floor has a porch as well.  Covered parking is located near the home.  A good set of pens is located at the headquarters.  A three-sided barn is located in one of the pastures near the river.
