Expand your farming operation or agricultural land portfolio with this 1,150± acre offering in Wallace County, Kansas. We will offer the Gooch Farms property at absolute public auction on Tuesday, October 20, 2026, at 10:30 a.m. MDT at the Event Center at the Fairgrounds in Sharon Springs, Kansas. The property will sell in three individual tracts, with no combinations of tracts.
Located north and west of Sharon Springs, all three tracts lie along Zigzag Road, a good gravel road with convenient access to Highway 27. The properties are close to one another, offering buyers the opportunity to select the acreage that best fits their operation. To reach the southeast corner of Tract 1, travel 11 miles north from Sharon Springs on Highway 27, then five miles west on Zigzag Road. Signs will be posted.
Tract 1 consists of approximately 325 acres, including 323.21 acres of cropland, and is legally described as the E/2 of Section 26-11-41. Soils shown on the property map include Ulysses and Keith silt loams with slopes ranging from 0% to 3%. This tract offers an opportunity to add a substantial block of western Kansas cropland to an existing operation.
Tract 2 consists of approximately 510 acres, including 508.47 acres of cropland, and is legally described as Section 28-11-41, less a tract. As the largest of the three offerings, this tract provides significant acreage for buyers seeking to expand their land base. Mapped soils include Ulysses, Colby and Buffalo Park silt loams.
Tract 3 consists of approximately 320 acres, including 215.42 acres of cropland and 97.46 acres enrolled in the Conservation Reserve Program. Located in the E/2 of Section 30-11-41, this tract combines agricultural production acreage with CRP income. The CRP contract provides a stated annual payment of $3,475 and expires September 30, 2031. The seller will retain the 2026 CRP payment, with the buyer receiving the 2027 and future payments under the contract.
All of the seller’s interest in the mineral rights will transfer to the buyers at closing. The seller will retain the landlord’s share of the 2026 corn crop, and buyers will receive the landlord’s share of the 2027 wheat crop. Possession will be delivered at closing on open acres, after the 2026 fall harvest on acres planted to corn, and after the 2027 wheat harvest on acres planted to wheat.
Bidding is available in person, online or by phone. Internet and telephone bidders must register before auction day. A 10% down payment is due on the day of sale, with the balance due at closing on or before November 20, 2026. Acreages are approximate, and buyers should review the complete auction terms, FSA information and property details before bidding.
