New owner will receive $140 per acre x 75.68 = $10,595.20 payment on or before Nov 1st, 2026, which is a partial payment of the year. The seller received the first payment. Auction Terms & Conditions
Bidding will be conducted by the acre, with the final purchase price calculated by multiplying the winning bid by 80 acres. Any future survey will not affect the purchase price
Rights: All of the Seller’s mineral, oil, and gas rights, if any, will transfer without warranty of title or title evidence.
Absolute Auction: Property sells with no reserve.
Bidding Method: By the acre. Final purchase price will equal the high bid multiplied by the total acres which is 80. The Purchase agreement will reflect the total tract price (not per-acre price).
Bidding Increments: $25.00 per acre.
Extended Bidding: Any bid placed in the final 3 minutes will extend bidding on by 3 minutes.
Down Payment & Closing: 10% of the total purchase price is due on auction day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow at Allied Title Company Springfield, IL.
Purchase Agreement: Successful bidders must sign purchase agreements on Wed Aug 26th (in person or via DocuSign).
Crops & Possession: The current farm tenant retains rights to the 2026 crop. The new owner must either provide proper written legal notice to terminate the existing farm tenancy or renew a lease with the tenant. The current tenant is willing to lease the farm for 2027.
