Tract 1: Physical Address: 2459 Kokomo Hill Road, Laurel, Indiana 47024. The Ladd 3.536-acre lot is easily accessible from east by taking State Road 121 into Laurel, Indiana, then taking West Pearl Street to the west which changes into Kokomo Hill Road. From Laurel travel approximately 3.5 miles and the property will be located in between the intersections of Kokomo Hill Road and Vickers Road. From the west, take State Road 52 to New Salem, Indiana, then east on County Road 450 South approximately 3.5 miles where it then changes to West Johnson School Road. From that intersection travel an additional 2.5 miles then turn south on South Sanes Road (South County Road 625 West) and continue south for mile, where South Sanes turns east and changes to Kokomo Hill Road. From that turn, travel an additional mile and the property will be on the left or north side of the road.
Tract 2: Tract is located at the west edge of Laurel, Indiana with access directly from State Road 121. From the south take US 52 turning north on State Rd 121 approximately 3.75 miles and the property is on the left or north side of the road just before the Laurel Elementary School. METHOD & TERMS
The Ladd property will be sold in (2) individual tracts. Tract 1 will be sold for a lump sum total dollar amount. Tract 2 will be sold next on a price per acre basis, subject to survey. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing in approximately 30 days on or before June 5, 2026.
Seller will provide title insurance in the full amount of the purchase price. The 2025 real estate taxes have been paid by the seller. The 2026 real estate taxes will be prorated. Full possession will be given at the time of closing.
