This two day absolute public auction offers a rare opportunity to purchase both high quality farm machinery and productive northwest Kansas real estate from the Dan Eiler Estate. The auction will be held in Oberlin, Kansas, with Day 1 on Tuesday, April 28, 2026 at 10:30 AM CDT featuring farm machinery at the farmstead located 1 mile north of Highway 36 on County Road 491, and Day 2 on Wednesday, April 29, 2026 at 10:30 AM CDT featuring approximately 470± acres of cropland and grass at the Gateway Civic Center. All assets will sell to the highest bidder without reserve. Day 1 will present a strong lineup of very clean, well maintained farm equipment with minimal use, reflecting years of careful ownership. The offering includes tractors, combines, planting and tillage equipment, hay equipment, support machinery, trailers, livestock equipment, a low hour pickup, and additional shop and farm support items. This is an excellent opportunity for producers to acquire reliable, field ready equipment, and with limited small items, bidders are encouraged to be on time. Day 2 will feature 470± acres of Decatur County land offered in two individual tracts with no combination bidding. Tract 1 includes the NE/4 of Section 36-2-29 and the SE/4 of Section 25-2-29 and consists of approximately 315± acres with a desirable mix of cropland and grassland. Tract 2 includes the NE/4 of Section 25-2-29 and consists of approximately 155± acres of cropland and grass. The property offers productive soils, strong agricultural utility, and excellent recreational appeal with a creek corridor providing outstanding habitat for deer, turkey, pheasants, and quail. The land is conveniently located from the intersection of Highways 36 and 83 in Oberlin, then 1 mile east and one half mile north on County Road 491 to the southeast corner of the property, with signs posted. Buyers will receive 100 percent of the 2026 wheat crop and will reimburse the seller for any top dressing applied this spring as well as any spraying expenses on open acres. All of the seller’s mineral interest will transfer at closing. Possession will be granted at closing, with buyers having the right to enter prior to closing for general farming purposes, and immediate possession available upon closing. Taxes for 2026 will be prorated to the date of closing, with 2025 taxes totaling $3,366.68 and to be split if tracts sell separately. Cropland acres, base acres, and yields are currently combined and will be separated by FSA if sold to different buyers, with all future FSA payments following the crops in accordance with program guidelines. Terms of the real estate auction include a 10 percent down payment due the day of sale, with the balance payable on or before June 4, 2026. Personal and corporate checks will be accepted for the down payment, with final payment to be made in certified funds and held by an identified title or escrow company. Bidding is not contingent upon financing, and all financing must be arranged and approved prior to the auction. Announcements made on the day of sale will take precedence over all prior statements.
