The property is legally described as the S/2 of Section 17-4-27 and the N/2 of Section 20-4-27. FSA records indicate approximately 269.34 acres of cropland and 265.98 acres of grassland, including approximately 90± acres of irrigated cropland. The farm carries 21.39 wheat base acres with a 42-bushel yield, 98.43 corn base acres with an 84-bushel yield and 45.42 grain sorghum base acres with a 72-bushel yield.
Irrigation is supplied by one well located in the S/2 of Section 17-4-27 and permitted under Water Right File No. 8479-00 for 224 acre-feet at 485 gallons per minute. An eight-tower electric sprinkler equipped with a 60-horsepower electric motor is included in the sale. The combination of irrigation, quality Holdrege silt loam soils and established dryland acres provides valuable agricultural diversity, while the grassland offers additional grazing and land-use potential.
The property is located approximately eight miles south of Oberlin on U.S. Highway 83 to K Lane, then nine miles east and one-half mile south to the northwest corner. It may also be reached by traveling four miles west of Jennings on I Lane and one-half mile north. Signs will be posted.
The property will be offered as one individual tract and will sell to the highest bidder without reserve. The sellers will retain 100% of the 2026 corn crop. Possession will be delivered at closing on the grass acres and following the 2026 fall harvest on acres planted to corn and cane. All of the sellers’ mineral interests will transfer to the buyer at closing, and future FSA payments will follow the crops in accordance with FSA regulations.
Terms require 10% down on the day of the auction, with the balance due on or before October 15, 2026. Financing is not contingent and must be arranged prior to the auction.
