This will be an in-person auction with live on-line bidding available through Proxibid. NOTE If you are considering bidding on-line, whether you do so or not, go ahead and register at least 24 hours prior to the auction. We may not be able to verify your information in the few hours prior to the auction. LOCATION & GENERAL INFORMATION Selling 121.31 surveyed acres located 1 mile east of Hamilton, IL on Highway 136 to Road 1000E (Connable Blacktop), then 2 miles north. Both tracts are situated in the Northwest Quarter of Section 15, Montebello Township. They sell free of tenancy for 2026 and the Buyers will be given full possession at closing. Prospective buyers have permission to drive over and inspect these tracts. TRACT 1 78.58 surveyed acres. Mostly level, tillable farmland with Clarksdale, Timewell and Keller soils and a 124 Productivity Index. County Road 1000E borders the west side. TRACT 2 42.73 surveyed acres. Consisting of 17 acres of cropland with a 115 Productivity Index and 25 acres of timber and wooded draws. METHOD & TERMS OF SALE Both tracts will be sold on a price per acre basis, based on the surveyed acres. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due at the time of closing, on or before December 18, 2025. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2025 real estate taxes, due in 2026 will be paid by the Sellers.
