Location: This secluded retreat is conveniently located just 30 minutes west of Waco just off State Highway 84 on CR 303. Crown Ridge Ranch has approximately 4,260 feet of paved County Road 303 frontage. Ft. Hood is approximately 7.5 miles to the southwest and Space X Rocket Development and Testing facility is approximately 6.5 miles to the east. The town of Gatesville, population 16,368, is just 15 minutes to the west and provides easy access to shopping, ranch supplies, Wal Mart, good restaurants and lodging. Waco is just 27 miles to the east, Temple is 32 miles to the southeast, Austin is 95 miles south, DFW is 124 miles north. Overview: 5 tall Ridges surround a lush valley with a wet weather creek that runs all the way through the ranch to the nearby Leon River. As you approach the ranch you drive down a beautiful tree lined road that transports you to a special secluded place called Crown Ridge. Beautiful mature Oaks, Elms and Pecan trees tower overhead as the gates come into view. Driving across the ranch you might find seashell fossils if you look closely. We have found numerous excellent fossils on the ridge tops and all the way down to the front gates. The ranch has been left relatively undisturbed for over 40 years and used only as a family hunting lease each fall. Wildlife such as Deer, Turkey, Dove and Hogs are plentiful and seen frequently. Four nice Deer Blinds and feeders are included in the sale. An old barn sits near the front gates and has electric and water connections. The barn and nearby covered shed offer an excellent location for camping or a 5th Wheel. The 5 ridges rise about 100 above the valley floor offering a LOT of breathtaking views of the surrounding hill country. Picking your future favorite building spot will be difficult. Most roads can be easily traversed in a car or pickup. Several spots do require 4WD and some are even best accessed by a UTV. The ranch currently has a Wildlife Tax Exemption with Coryell County. There is approximately 4,260 feet of paved County Road 303 frontage on the east boundary. A new survey was completed in 2024. Two large neighbors border the ranch on the north and south sides of the ranch. There are two very nice smaller neighbors that own 3.7 +/- acres on CR 303 near the current entrance. The ranch exterior fences are in good shape and a good road/trail system has been cleared and maintained. The neighbors are nice and stated that the ranches in the area are close and stay in touch with each other. There are no pipelines, highlines or oil wells on the property. Crown Ridge will be a fantastic, secluded retreat and ready for anyone to make it your own. Habitat: The valley abounds in tall old growth trees. You will find abundant Pecan, Live Oak, Spanish Oak, Post Oak, American Elm, Cedar Elm, White Ash, Wild Persimmon, Cat Claw, Juniper and some Mesquite. There are a few Junipers that are as large as weve ever seen. One spectacular huge pecan tree was revealed as we cleared nearby cedar, we named it Treebeard. He has a pronounced nose, eyes and smile. One of his large arms recently broke, but we still admire him. A drive along the creeks will reveal an impressive forest. We did not over clear the native habitat and left some forest for the new owner to choose what shall remain. In addition, a diverse collection of native ornamental grasses adorn the ranch such as Bermuda, Virginia Wild Rye, Silver Beard Grass, Canada Wildrye, Bushy bluestem, Blue grama, Yellow bluestem, Switchgrass, Side oats grama and many others. Utilities: There are 2 water wells on the ranch that are not currently being used. The north well has been tested. It was tested at approximately 2.5 gallons per minute. (150 gallons per hour). This well could easily provide water for a variety of solutions, such as livestock & wildlife water troughs, supplemental water to ponds, etc. The tubing and electric cabling are onsite next to the well. New pipe fittings were put on the PVC tubing. A water well was found and not yet tested near the front gates. There ARE 2 separate Water Taps operational from the Coryell City Water Supply District. The North water tap located near the barn provides water to the barn and all the way to the main food plot in the middle of the pasture. The South water tap was just installed and provides fresh water to the south pasture. Each water tap could easily provide water to a residence in either or both locations. Electric meters have been installed on the north pasture near the barn and the old house location. Electric lines have recently been cleared and mulched by the Heart of Texas Electric Co-Op. There is a power line that traverses the entire length of the south pasture along County Road 303 and can easily be accessed.
