An outdoorsmans paradise or a quiet family retreat. Honeyoak Farm is located in southeastern Decatur County, Georgia. The property is 9 miles north of the Georgia-Florida state line on Highway 27. It lies between Highway 27 and Highway 84 on the Attapulgus-Climax road. The location is 11 miles southeast of Bainbridge, Ga; 31 miles north of Tallahassee, Fl; and 37 miles west of Thomasville Ga. Honeyoak consists of two parcels separated by the sweeping curve of the Attapulgus-Climax road. The north westerly parcel outside of the curve is approximately 37 acres, 10 acres of which are fenced with a home, barn, and an out-building. The big parcel running on the inside of the curve contains approximately 423 acres. It is fenced along the road front and sides with two entrances. Shopping, supplies and restaurants are available in Bainbridge, a short 15-minute ride from Honeyoak. Honeyoak was originally a mix of cultivated fields, a fledgling pecan orchard, and woodlands. The current owners acquired the property in 1995 and have managed it for recreation and wildlife. Timber operations support those objectives. There are planted and natural Loblolly and Longleaf pine, maintained openings for wildlife, hardwood and pine drains and hillsides, and lowland hardwoods. There are scattered planted Sawtooth oaks, Chickasaw plums, and Live Oaks. Callahan Creek flows through the northeast corner of the property and along the eastern edge. The lowlands and drains are thickly forested with a variety of towering hardwoods including magnolia, white oak, hickory, cypress, and beech. The understory blooms with dog wood in the spring. It is prime deer and turkey habitat with small clearings and glades where the deer stands are located. Land management has been guided by a professional forester and has included best practices to restore long-leaf pine, reintroduction of wire grass, and other native grasses, and selective timber culling to maintain wildlife corridors. The woods are maintained with prescribed burns on a two-year rotation and open spaces are mowed on a similar schedule. Timber harvests qualify the property as a bona fide agricultural operation which allows for a significant reduction of annual property taxes. There is a well maintained interior unpaved road system. The roads are interconnected and provide vehicular access to all parts of Honeyoak. During the warm months roadbeds and shoulders are mowed on a rotating basis. Honeyoak has abundant deer and turkey populations as do adjacent lands. In addition to game animals, there are numerous other species around on any given day. Honeyoak has a few coveys of wild quail; however, most quail hunting is with released quail and quail feeders. There are seven free-standing, stair- cased deer stands scattered throughout the property, five of which are newly refurbished. The 37-acre house parcel is bounded on three sides by Southwinds Quail Plantation, which manages for quail hunting. Adjacent landowners on the large parcel also manage their land for hunting and timber and use best management practices in their hunting. There are two mature ponds on the property. The small pond is approximately 3 acres, has an earth dam with a runaround, and a dedicated well served by an underground electric line. The big pond is approximately 5 acres, with an earth dam and run around, and is fed by the natural flow of a creek. Both ponds are stocked with bass, bream, and carp. Both have new docks; the dock on the large pond has a roomy shaded area for a picnic dock lunch. The banks of both ponds are edged by woodlands or native aquatic plants and irises. The most recent road established is a shaded walk or drive pond -to -pond wander through the woods. The north side of the property has three buildings within a 10-acre fenced area. There is a 1700 SF three bedroom, two-bathroom house. The house exterior is cedar siding with a front porch and covered rear patio. Amenities include a vaulted ceiling open plan living, dining, and kitchen space with a wood burning fireplace. The kitchen has ample cabinetry and granite counter-tops with an extended serving bar. A separate utility room has a deep porcelain sink and laundry. Pine floors and case moldings run throughout the house. The grounds are irrigated with extensive mature landscaping and gravel drive. The contents of the house and farm equipment are not included in the purchase price. A relatively new large barn is also in the same enclosure. There is a three-sided tin barn located in the center of the large property referred to as the Milk Barn which is suitable for equipment/feed storage and has a nearby well sized for large scale irrigation and electricity.
