These properties are being sold via online auction beginning at Noon on September 18th with the closing of Tract 1 beginning at 9:00 A.M. on September 22nd. The closings of each tract will be staggered one hour apart throughout the day. Each tract will feature a dynamic closing meaning that any bids placed with less than 3 minutes remaining will extend the bidding back to 3 minutes remaining. Tracts 1 and 2 are being sold as individual tracts only. Tracts 3 and 4 are being offered individually and then in combination as Tract 5 with the properties selling in whichever format garners the most proceeds. Tracts 6 and 7 are being offered individually and then in combination as Tract 8 with the properties selling in whichever format garners the most proceeds.
There is an excellent agricultural and grazing tenant in place who would desire the opportunity to continue leasing any of these parcels in the event the new owner needs a tenant.
Tract 4 totals 156 acres more or less and is located on Montana Rd., 1/8th of a mile south of 200th Rd. and contiguous to Tract 3. This is our first of two grazing pasture offerings in this auction for the beef producer and there’s plenty to like here. The first feature that stands out is the abundance of ponds on this tract. There are four ponds with two of substantial size. The other two could use some dozer work for dam repair and silt removal but could be put back into a serviceable state with not much work. There’s a good base of native grass on this tract with the two main varieties being Big Bluestem and Indiangrass. With a Fall treatment of chemical and a Spring burn, this pasture will really bloom with upside. Cow/calf operators will appreciate the rolling terrain with substantial elevation change from north to south as well as multiple timbered draws, all combining to protect from the biting Kansas winter winds. Near the east boundary is a small tillable portion consisting of approximately 3 acres with Wagstaff silty clay loam soils.
Perimeter fences on this tract rate from good to adequate with the south fence being mostly 5 strand barbed wire rated good. The east fence is also barbed wire being a mix of 5 and 6 strand barbed wire rated mostly good. The west fence is a mix of woven and barbed wire rated adequate. There’s some uniqueness with the north fence so please follow up with the Broker if you need more explanation. The existing north fence is a mix of woven and barbed wire but the western portion of the fence is not on the boundary. If Tracts 3 and 4 sell separately, there will need to be a short stretch of new fence constructed along this north boundary. There are entrance gates to the pasture both along the south road and the east road just south of the neighbor’s property line.
Tract 4 is being offered both individually and in combination with Tract 3 which is contiguous to the north and will sell in whichever format garners the most proceeds. We will take the high bids from Tract 3 and Tract 4, add them together plus a $25,000 escalator and this is where the bidding will begin on Tract 5 which is the combination of Tracts 3 and 4.
Fence Disclosure: If Tracts 3 and 4 sell separately and not in combination, there will need to be a short section of fence constructed between the two tracts. Please refer to State and County fencing regulations regarding responsibility of fence construction for containment of livestock.

Brief Legal Description: The South 1/2 of the NE 1/4 AND the North 1/2 of the SE 1/4 LESS the residence, outbuildings and attached acreage in Section 13, Township 23 South, Range 19 East of the 6th P.M., Anderson County, Kansas. 156 acres more or less.
Driving Directions: From Lone Elm, take Nebraska Rd. south for 1 ¾ mile to 200th and turn west. Proceed 1 mile to Montana Rd. and turn south. Go 1/8th of a mile and the property begins on the west side. The residence and outbuildings are not part of this tract.
Closing: On or before October 27th, 2026
Earnest Money: $40,000.00 due on day of auction. The earnest money is non-refundable unless the Seller cannot deliver marketable title.
Minerals: Any mineral interest belonging to the Seller shall transfer to the Buyer. There is no current mineral production on Tract 4.
