It has two propane heating stoves, propane lights and a propane refrigerator, and is wired for a generator with ceiling lights and wall outlets. There is also an existing stove pipe connection for a wood stove if a backup heating source is desired. Yard is partially fenced with a 8x12 ft storage shed/outhouse, which has an attached room for the cabin's generator. All the land surrounding this reservoir is owned by the United States Bureau of Reclamation. This cabin sits on a .16-acre lot leased from the Bureau of Reclamation with no immediate leased lots adjoining it. The lease has an annual fee of $452 and is renewed every 5 years to the current lease holder. Nelson Reservoir is a premier fishery for walleye, yellow perch, and northern pike, and has black crappies, catfish, and other fish species as well. There are excellent birding, big game hunting, upland bird hunting, and waterfowl hunting opportunities on nearby public and private lands, many of which are managed specifically for wildlife and/or hunting. This cabin sits on a small rise overlooking the lake with excellent views. The front of the cabin and porch faces the east so gets the morning sun and is shaded from the sun during the heat of the day later in the afternoon. The porch is also sheltered from the prevailing northwest winds. The cabin is close enough to the water so ice fishing tip-ups placed out front can be watched from the front window while playing cribbage or over a long lunch. The mile or two drive into the cabin off the county road often provides excellent wildlife viewing of waterfowl, shorebirds and the occasional group of antelope coming to the reservoir for water. Nelson Reservoir is a birding hotspot with 198 different bird species having been recorded here. A short 15 minutes away is the Sleeping Buffalo Hot Springs resort and adjacent Buffalo Saloon and Prime 54 Steakhouse. This is the only commercial hot springs in Eastern Montana.
