This property is part of a multi-tract parcel that will auction online from April 16 thru April 23, 2026. Buyers may make offers on the property prior to the auction from March 9 thru April 15, 2026, for the seller's consideration. Please see the following properties also included in this auction: Phelps Dryland Auction Tract 1, Tract 2, and Tract 3.
Tract 4 is located in the southeast quarter of Section 24, Township 12 North, Range 51 West of the 6th P.M., Logan County, Colorado, and consists of approximately 157 dryland acres. FSA base acres will be divided at closing, as the property is currently enrolled with the adjoining parcel to the west. The buyer is expected to receive approximately 88.45 wheat base acres with a PLC yield of 33 bushels per acre.
Two wind turbines enrolled in the Spring Canyon Two Project generate approximately $5,600 each annually. The terrain features rolling hills and includes an old homesite with a few trees, as well as an unused, unregistered well. Antelope and other wildlife are frequently observed in the area.
The north half of the parcel is currently planted to wheat under a crop share lease through harvest 2026. The buyer will reimburse one-third of inputs at closing and receive the landlord's one-third share of the crop. A second one-year crop share lease runs from January 1, 2026, through December 31, 2026. The sellers have notified the tenant the lease will not be renewed, though he has expressed interest in continuing with new ownership.
Access is provided by County Road 78 along the south boundary and County Road 61 along the east boundary. Parcel 4 offers productive dryland acreage, strong supplemental wind income, and scenic land with development potential.
