30 Acres of Marsh on Bayou la Loutre

Thirty acres of Louisiana marsh on Bayou la Loutre, in St. Bernard Parish east of New Orleans. At about $667 an acre it carries the highest per-acre price of the four tracts offered here, which is normal for the smaller pieces in a group like this. This is a water access only tract. There is no road to it. Reaching the property means going by boat, and that should shape how you think about the purchase. The setting is the draw. Thousands of acres of wetland surround this tract, supporting redfish and speckled trout fishing, duck hunting, crabbing and shrimping, with Lake Borgne and the Gulf within reach and the Biloxi Marsh close by. St. Bernard Parish sits immediately east of New Orleans, so this is coastal wetland within easy reach of a major city rather than somewhere remote. The nearest launches are at Yscloskey and Hopedale. Duck season and the spring redfish run are the two times of year this country is busiest. Three other tracts are available separately: 382.8 acres, 50 acres and 20 acres. They are not one contiguous block, so buying more than one does not give you adjoining ground. A location study by McKay & Associates, a Louisiana engineering and land surveying firm, places these holdings from the legal descriptions and USGS quadrangle maps. It is expressly not a boundary survey and no field work was done, so treat the boundaries as indicative and commission your own survey if that matters to you.
