Lonoke County - Lonoke, AR
The Bayou Meto Reserve is 777.91 surveyed acres in Lonoke County, Arkansas offering a very rare opportunity to acquire historically proven impounded green timber and complementary agricultural acreage in close proximity to Little Rock. The property consists of one large contiguous tract in the Bayou Meto flyway with over 1.5 miles of frontage along the infamous bayou. The property has 260 acres of impounded green timber in four total impoundments that can all be artificially flooded. The irrigation capabilities have been enhanced so that the primary green timber reservoir is flooded by the two re-lifts in the bayou which is better for the health of the timber long term versus well water. The bottomland hardwoods have been well cared for and the main impoundment was designed to manage water to keep optimal flood depth even during periods of high water. The timber is in excellent condition and the largest reservoir in particular has an impressive stand of red-oaks. Three of the four reservoirs can be accessed by side by side, and the largest reservoir has a sharp one slip boat house at the northwest corner.
The Farm Service Agency reports a total of 432 tillable acres all of which are irrigated. All of the tillable acres have been leveled, and 90 acres are leveled to a zero grade. These fields are critical to the consistent success of the green timber reservoirs because they flank the main impoundment on the northern, western, and southern sides. The field immediately to the south of the main GTR has been converted to duck habitat & managed for native grasses. Taking additional acreage out of agricultural production and planting more food for waterfowl would only strengthen the excellent hunting the property already boasts. On the western portion of the property there is a nice lodge site in a small pecan orchard that would offer outstanding views of the rest fields and all utilities are available.

Lonoke County - Humnoke, AR
The Brummitt Outing Place is approximately 765 acres in Lonoke County, Arkansas offering a very rare opportunity to acquire historically proven and diverse waterfowl hunting property within the Big Ditch corridor. The offering consists of two tracts in the Bayou Meto flyway with the south tract having frontage along Big Ditch and the north tract features over 8,500 feet of frontage along Bayou Meto. Both properties border other historic waterfowl hunting properties that include Hildebrands Reservoir, also known as Bam-Bam, Magnum 12, Poor Boy, and Dog Island.
Collectively the properties feature 231 acres of impounded green timber in three impoundments with the largest being 175 acres on the south tract. There is also a 75 acre reservoir on the northeast side of the south tract that helps anchor waterfowl near the green timber reservoir. This reservoir has recently been split into two units allowing the landowner to plant hot food in the south unit. There is a relift at the northeast corner of the reservoir that allows the landowner to pump water out of Big Ditch which can then be gravity flowed into the green timber reservoir. Additionally there is a relift at the southeast corner of the GTR that pumps water off the woods to speed up dewatering the property after season is over.
The northern tract has a variety of habitat which is key to consistently harvesting waterfowl. The Farm Service Agency reports a total of 325 tillable acres that are all irrigated and leveled to a zero grade, except for 33.41 acres. The irrigation infrastructure on the farm is extensive with three tail water recovery pits, three relifts and two wells. When the farm was leveled the goal was to maximize the use of surface water and recapture that water as it is drained which allows the farm to grow a strong percentage of rice each year. This is great for income and waterfowl. There is a 39 acre reservoir on the northwest portion of the farm that has been drained and converted to waterfowl habitat that complements the other 24 acres of dedicated waterfowl habitat across the farm. There are also two green timber impoundments on the north tract with the largest being 44 acres and is located on the west side of the farm next to Magnum 12.
The lodge on the north tract was constructed and designed for entertaining family and friends, and features three bedrooms and four bathrooms. The first level features an open concept floor plan with a great room that flows into the full, modern kitchen. The great rooms vaulted ceilings open up the space even more and allow for plenty of natural light to come in. Another nice feature of the lodge is the tongue and groove walls and ceiling throughout, as well as the balcony on the second story that provides incredible views of the east side of the farm. The second level is loft style and holds the three bedrooms and three private, full bathrooms. To top it off there is a hunting garage that provides ample space for storing hunting gear and has an electric roll up door that makes it very convenient to store a side-by-side. The south tracts camp consists of 1,494 square feet with two bedrooms and one bathroom and offers scenic views of waterfowl coming in to roost in the reservoir each evening.

Lonoke County - 0 Daniel Glover Road, Lonoke, AR
The Wattensaw Bayou 628 Acres in Lonoke County is a very unique opportunity to own a true recreational property for all seasons.
The property is a total of 628+/- acres with a diverse habitat including areas of flooded bottomland timber along Wattnesaw Bayou, two reservoirs, a 40-acre tract that was constructed as fish ponds, hardwood timber, a field that can be utilized for ag or future wildlife development, and a location suitable for a cabin or lodge. The north reservoir is a total of 90+/- acres that has been utilized for irrigation, but also has plenty of structure for fishing. This reservoir could be further developed into a fantastic fishing hot spot. The South 40 reservoir would be best suited for waterfowl habitat to be planted and used as a rest area. The old fish ponds have plenty of habitat and areas for waterfowl.
Countless areas along Wattensaw Bayou are easily accessible for a duck blind or just standing next to a tree. Monster Whitetails travel along the bayou, providing many areas to hunt in the woods or along the timber line. There is a large ag field in the NW corner that could continue in ag or may be better suited for a conservation program, and several areas for food plots. Water can be provided to the field or reservoirs by two relifts in Wattensaw Bayou. The area best suited for a lodge is very convenient to electricity and located just off the county road.
The best thing about all of this is that it's located less than 30 miles from downtown Little Rock. This property can be an easy morning hunt or fishing trip, or you can build a cabin and stay the weekend.
