Cross County 160 S
Pin Oak Land Company has the privilege to list 160.0 acres of Income producing farm/recreational hunting land with approximately 127.1 acres of irrigated cropland with a water retention levee bordering 114.01 acres of the crop land.
This retention levee allows for the removal of excess rain water during the cropping season, and to prevent flood water levels from the river from undulating the growing crops. The levee system is also designed to retain water on the majority of the acreage during the hunting season. The river flood water levels have not breached the levee since the construction some 40 years ago.
This acreage is located west of the City of Wynne, Arkansas on the eastern side of the LAnguille River with the western most part of the acreage dissected by the LAnguille River. This tract lies to the north of U. S. Highway No. 64 about one point six (1.6) miles. The acreage is in one contiguous tract and accessed by County maintained gravel road.
The split in topography elevation from east to west would allow for the construction of a hunting lodge along the eastern boundary with road access.
A portion of the acreage lies in the LAnguille River bottoms including approximately 12.48 acres of mature timber. The entire tract is ideal for migratory waterfowl hunting.
This property has been in this family for more than 50 years.
The current farm lease will expire at the end of the 2025 crop year, but a lease renewal is a possibility.
This tract has an asking price of $950,000.
No structural improvements are located on this tract.
Available public utilities to the property are Cross County Rural Water for personal use and Woodruff Electric Company for the electrical requirements. Any sewer or natural gas would be by private means.
The soils have a makeup of Arkabutla silt loam (AR) and of the Loring silt loam (LgB) Class II soils. Ideal soils for the production of rice, corn, soybeans and winter wheat. The low lying area soils are of the Zachary silt loam (Za) of the Class IV frequent flood type soils.

Cross County - Cherry Valley, AR
Greenhead Acres represents 320.0 +/- contiguous acres of impounded bottomland hardwood timber in mallard-rich Northeast Arkansas along the legendary L'Anguille River flyway corridor. The property is in Cross County, just eight miles east of Hickory Ridgeandroughly an hour from Memphis.
Some of the regions most storied duck hunting clubs, such as Claypools Reservoir, Mallard Pond, Wolf Farm, and 3 Mile Refuge to name a few, are nearby, reinforcing the areas reputation. Beyond waterfowl, the deer hunting on this property is excellent, with trophy bucks habitually moving through and bedding. For those thinking about a cabin, the northeast corner of the tract offers an ideal spot tucked-away in the woods.
The property is the ideal outing place for the avid duck hunter looking for the authentic flooded timber duck hunting experience. The bottomland hardwoods feature a mix of willow oaks, nuttall oaks, wild pecans, white oaks, and black willows around the sloughs, providing an ideal resting environment and food source for ducks. The surrounding cropland, timber, and sloughs are historically flooded, which supports the concentration of ducks in the immediate area.
The land has been purposely engineered and managed as a green-tree reservoir (GTR), designed to flood and hold water for mallard ducks in the autumn and winter. The landscape has been dramatically improved by the construction of a new levee through the heart of the woods, allowing forbetter-controlled flooding. Although rain runoff naturally feeds the timberland from the north and east, a new well has been installed to ensure a reliable water source. Other improvements such as water-control pipes, underground piping to risers, a power unit with a 500-gallon fuel tank, mopped ditches, and opened roads and trails complete the GTR unit.
Getting to the property is simple, with direct access off Arkansas Highway 42 via a gated all-weather easement road. A second private gate at the southeast corner is entry to the main roads and interior levees, making it easy to navigate. Several roads and trails run through the property to manage the land and reach hunting locations, whether by truck or ATV.
Greenhead Acres offers an exceptional opportunity offered for sale for $4,800,000. Qualified and serious parties should contact Chuck Myers at 901-830-5836 regarding questions or schedule a property tour.

Income producing recreational Duck Hunting property consisting of 290.37 deeded acres with 232.59 crop acres. The asking price is $3,200,000.
This tract is located to the Northwest of the small city of Hickory Ridge one (1) mile and to the east of Bayou DeView one-half () mile in the very Northwest corner of Cross County, Arkansas.
This tract is accessed by County Gravel Roads 105 and 104. One electric turbine irrigation well with underground piping and a surface re-lift pump supplies the irrigation water.
In the southeast corner of the tract with approximately 38.0 acres is classified as high in elevation and would make a great site for a hunting lodge to be constructed. From the southeast 38.0 acres to the west and northwest the topography decreases 12 feet to a flat level for the balance of the acreage.
Interior elevated dirt field roads allow for travel around the borders of the property.
Within the crop land you will locate three (3) pit blinds. The scattered timber also allows for surface blinds to be built to allow for great camouflaging. The water level is controlled by stop-boards on the drainage pipes with elevated levees around the boundary of the tract.
The current farmland revenue is $22,000. The present farm lease will expire at the end of the 2024 cropping season. The current hunting lease is a year to year arrangement for $20,000 and will expire at the end of the 2024 hunting season "negotiable with acceptable offer"
The current owners indicate the duck hunting is great with the potential for deer also noted.

Cross County - 00 Highway 42, Hickory Ridge, AR
UPDATE! A new well has been drilled and levees expanded on this tract now providing water on demand and increased floodable acreage. Standalone timber tracts located in waterfowl hot spots have become a rarity to see offered in today's market. This 320 +/- timber block has been in the same family since the 1960's. It is located between Hickory Ridge and Cherry Valley in Cross County, Arkansas. It lies more or less due South of Claypool's Reservoir where, arguably, one of the most famous waterfowl pictures ever was taken along with the video production that aired on NBC's Wide Wide World in the 1950's. This location also places you SE of the Crain Farm and Greasy Slough. The tract is leveed on the South and West with elevation providing natural blocks on the North and East. To make water available at the moment you desire, a well needs to be added which has already been quoted at around $20,000 depending on how large of a setup you choose. The block already catches and holds rainwater naturally although more water depth is needed to maximize the amount of flooded acreage for mallards. I have personally witnessed mallards using these woods on the western portions leaving me very confident that with good management practices in place and final touches added to the development side, this will be a strong producing waterfowl tract for the next legacy owner. A select cut was done on the property several years ago which has allowed good amounts of sunlight to the floor and promoted regen of many beneficial plants, most notable being Willow Oaks which are a mast producing oak that mallards can actually eat. In addition to the evident regen, younger trees, there are plenty of mature Willow Oaks dropping acorns currently. There is a very slight ridge on the NW that primarily hosts hickory as you can see in the foliage coloration of the drone pictures. Other areas contain your common bottomland species ranging from persimmon and pecan to a few Black Willows in the lowest, wettest portions.
