The energy search filter on AcreValue allows users to identify properties that are relevant to energy development based on their proximity to existing energy infrastructure. This filter enables users to locate properties near transmission lines, substations, or other energy-related facilities. It’s a valuable tool for those involved in energy projects like renewable energy development, oil and gas exploration, or transmission line construction, helping to pinpoint suitable land locations quickly.

How Does the Energy Search Filter Work?

The energy search filter on AcreValue works by leveraging geospatial data related to energy infrastructure such as transmission lines, pipelines, and substations. Here's a breakdown of how it works:

Gathering the Data

AcreValue integrates multiple data sources related to energy infrastructure across the United States, including public and private datasets that map out transmission lines, pipelines, substations, and other relevant energy facilities. This energy & infrastructure data is integrated with public property ownership and sale record information.

Applying the Filter

When users apply the energy search filter, they can specify proximity to specific types of energy infrastructure (e.g., pipelines, transmission lines). AcreValue’s mapping tool then searches through its geospatial database for parcels or recently sold properties that meet the user’s defined criteria. Users can adjust the range (e.g., properties within 1 mile, 5 miles, etc.) to further refine the search.

Displaying Results

The platform then displays the results on the map interface, highlighting the properties that meet the user’s proximity criteria. Users can click on each highlighted property to view details, including owner information, land use, and proximity to energy facilities.

Customizing Searches

Users can layer additional filters on top of the energy search filter, such as land use type, acreage, or whether the owner lives in-state or is absentee, to find properties that meet more specific needs for energy development projects. Users can also include their energy search criteria within saved search presets to return to for later research.

Set Up Filters

  • Log into AcreValue Account: Ensure you are logged into your AcreValue account.
  • Access the AcreValue Map: Navigate to the AcreValue map. Note: You can also use & save filtered searches on the Property Sales Database or the Land for Sale Page.
  • Open the “More” Filters Section: Click on the “More” filters button to view all available search filters.
  • Select Desired Energy Infrastructure Type: Choose the energy infrastructure type (e.g., substations, transmission lines, etc.) you would like properties to be nearby or far away from.
  • Select Desired Distance: Choose the minimum and/or maximum distance you would like the properties to be within from the chosen energy infrastructure.
  • See Results: Select “Apply Filters” to run your filter. The map will update to highlight properties matching the selected energy search criteria, enabling users to zoom in or click on individual properties for more details, including owner information, acreage, and land use.
Select your preferred energy filters to find properties that are relevant to energy development.

Optional - Save Your Search Criteria

You can also save your search criteria to return to for later research by following the instructions below. To learn more about saved search presets, read more here: Understanding Saved Search Presets.

  • Select “Save Current Filters”: Scroll to the bottom of the page and click on the “Save Current Filters” button.
  • Enter Name and Description: Add a name and description for your filter, then click “Submit.”
  • Filter Preset Saved: The filtered search preset is now saved to your account and can be run at any time from the More Filters page on the AcreValue map, or from the Saved Filters page.

Why Is the Energy Search Filter Feature Helpful to AcreValue Users?

The energy search filter is particularly helpful to users who are involved in land development, renewable energy projects, or utilities. It saves time by directly identifying properties near key infrastructure, which are often prime candidates for energy development projects. The filter aids in:

  • Site Selection: It streamlines the process of finding land for solar farms, wind projects, or pipeline routes.
  • Feasibility Studies: Users can assess the viability of energy projects based on proximity to existing infrastructure.
  • Land Acquisition: Developers can identify parcels near energy hubs that may offer better logistical or financial advantages for energy production or distribution.

What are Some Examples of Common Searches?

Here are some common ways AcreValue users utilize the energy search filter:

  • Finding Land Near Transmission Lines: Renewable energy developers often search for properties within 1-5 miles of high-voltage transmission lines to reduce costs associated with connecting new projects to the grid.
  • Identifying Pipeline-Adjacent Properties: Oil and gas companies may look for parcels within close proximity to major pipelines for exploration or storage purposes.
  • Locating Land for Solar Farms: Users might filter for properties that are both near substations and in regions with favorable solar exposure.
  • Assessing Wind Farm Potential: Wind energy developers search for large tracts of land near both transmission infrastructure and areas with strong wind resource potential.
