Roaring River is centrally located in one of the most popular outdoor recreation destinations in the U.S. More than three million visitors tour the region annually, climbing rocks, paddling streams, hiking, biking, and running on miles of scenic trails. Interestingly, the Boy Scouts of America established its National Jamboree site here because of its unparalleled access to world-class outdoor recreation. In the winter, the area attracts another clientele - skiers bound for the slopes at Winterplace, a drive of 40 minutes to the south, and Snowshoe Mountain, a two-and-a-half-hour drive to the northeast.
Additionally, the Roaring River location benefits from its proximity to Adventures on the Gorge, one of the most popular outdoor adventure resorts in the U.S. As a pioneer in the whitewater rafting industry, the resort has played a crucial role in driving high-end economic development in the region, making it a hotspot for adventure seekers.
Roaring River also enjoys more than its share of singular shops, pubs, and restaurants, many of which cluster around Fayetteville, a five-minute drive from the property. For even more exceptional eateries and retail destinations, you can explore in just an hours drive the west of the state capitol at Charleston, and an hour the east historical Lewisburg, which, according to the National Geographic Magazine, is ranked one of the most livable small towns in the U.S.
The region is perhaps best known as one of the most popular rock-climbing destinations in the world. Thousands of climbers annually scale the more than 60 miles cliff on the gorges of the New, Gauley, and Meadow rivers. Outside Magazine rated the New River Gorge the third most popular climbing area in the U.S. in 2019. It includes some of the most attractive sports climbs in the Western Hemisphere. Notably, the American Alpine Club maintains an ecologically integrated campground for climbers less than a mile from the frontage.
In recent years, the region has also witnessed a rise in the number of hikers, paddlers, and bicyclists attracted to its limitless recreative landscape. USA Today, in 2015, named the Endless Wall Trail - a drive of only 20 minutes from the property - the best hiking trail in the U.S. national park system. Whitewater rafting has long been a mainstay of tourism on the New and Gauley Rivers, though kayaking has grown tremendously throughout West Virginia, outpacing the growth of the pastime nationally.
The region is also renowned as a paradise for golfers, boasting more than a score of courses within just an hours drive. This includes three at the famous Greenbrier, which sometimes hosted both the PGA and LIV tour and three at nearby Glade Springs Resort. Also, the Oakhurst Links, the first course in the U.S., is just over an hours drive.
Accessing the area is easy. The US-19 expressway travels through the heart of the region, and Interstates 77 and 64 area are only a half-hour drive by expressway to the south at Beckley. Interstate 79 is a 45-minute drive by expressway to the north. The state capital, Charleston, is an hours drive west and accessible by several routes.
For train travel, the Amtrak passenger stations on the Chicago-New York route are located half an hour to the south near Beckley and an hours drive east and west at Charleston and White Sulphur Springs.

FOREST/TIMBER RESOURCES
The abundant timber resource, consisting of about 785 acres, is well positioned for current timber income and value appreciation over the coming decades. With an attractive mix of species, adequate stocking levels, and favorable diameter class distribution, the timber amenity represents a strong value component for investors.
Roaring River's Forest resource is rich in quality Appalachian hardwoods and native Eastern Hemlock. This timber resource has the potential to provide flexibility for future owners in terms of opportunities for harvest revenue that could be managed to provide cash flow opportunities to offset holding costs and contribute to long-term asset appreciation. Although Capital Timber Value for the timber and pulpwood has not been determined at this time, the potential is glaring.
The forests predominately well-drained upland terrain has led to a resource dominated by hardwood species. Overall, the species composition is highly desirable, favoring Appalachian hardwood types like Black Walnut, Sugar Maple, Poplar/Basswood, Red Oak Group, White Oak/Chestnut Oak, Soft Maple, Hickory, Beech, and a host of associated species (ash, hemlock, birch, sourwood, black gum, beech).
The forest at Roaring Rivers is fully stocked, providing the next ownership with a great deal of flexibility in shaping their own silvicultural legacy. Across the property, stem quality can be considered excellent, and the timber component has been well managed over the years, consisting of stands of varying age classes. Most timber stand ranges from 30 to 140 years old stems, with diameters between 10 and 40 inches at breast height (dbh).

HISTORY OF "THE SALT"
"If order, abundant and well prepared fare, excellent bedding, quiet and obliging domestics, impartial and gentlemanly efforts to promote health and comfort, have any influence upon public favor, the proprietors of the Salt Sulphur will certainly secure it". - William Burke
The history of The Salt Sulphur Springs Resort may most firmly be established in 1802, when a spring on Indian Creek was noted to possess medicinal qualities. In 1805, a second spring was discovered. These became the resorts Sweet Sulphur Spring and Salt Sulphur Spring. As a result of the demand for medicinal spring waters among wealthy Southerners, the springs soon attracted visitors.
In 1816, Ervin Benson, who had purchased 500 acres at the site in 1797, hired John Fullen, Sr., of Lexington, Va., to build the first stone building, the present-day Old Stone Hotel. The bathhouse, springhouse, and store building were soon added to meet the demand of an increasing clientele. Benson died before their construction in 1820, when his heirs, brothers-in-law William Erskine and Isaac Caruthers, assumed control of the springs.
In 1823, Erskine and Caruthers promoted the resort with an article in a Richmond, Va., newspaper: "Thanking them for their already liberal patronage, they are happy to inform them that they have erected twenty-four new cabins, large and commodious, together with a special dining and ball room, which will add greatly to the comfort and convenience of their company".
In 1833, a guest from Massachusetts described the resort as similar and yet more peaceful than the nearby White Sulphur Spring, the present site of The Greenbrier: "The house is admirably kept here, and the food is plentiful fare, and the quiet and comfort are a striking contrast to the White Sulphur".
In 1838, construction commenced on what would become the largest building on the property, the Erskine House. It contained 72 guest rooms and quarters for the many slaves who accompanied patrons.
By the outbreak of the Civil War, the springs had become one of the chief resorts on a circuit that included nearby Red Sulphur Springs, Blue Sulphur Springs, White Sulphur Springs, and Old Sweet Springs. Wealthy patrons, most notably from lowland Virginia and the Carolinas, would travel from spring to spring throughout the summer to escape the oppressive heat.
In 1862, General Albert Jenkins commandeered the springs as headquarters for the Eighth Virginia Calvary of the Confederate States Army. Caruthers had died in 1853, and Erskine died in 1863, and little is known of its operation as a resort during that period.
In 1878, after several unsuccessful attempts to restore operations, John Connell of Richmond purchased the property and, by 1880, was able to accommodate 300 guests.
In 1882, Colonel J.W.M. Appleton, of Boston, Mass., was hired as resort manager and brought a spirit of what may be termed a"Yankee initiative" to the operation. He established a telegraph and a stage line to a station on the Chesapeake and Ohio Railroad, and activity recovered until 1916 when Appleton was gored by a bull near the Salt Sulphur Springs store.
Following Appletons death, operations at the springs became sporadic. The demand for spas had waned, and in 1936, its existence as a resort ended. In 1963, Dr. Ward Wylie, who had operated the Wyoming General Hospital in Mullens, purchased the property as a home. Wylie died in 1970, and from then until 2023, his daughter, Betty Jacqueline "Betty Jack" Farmer, lived on the property.
"THE SALT" HOTEL
Built between 1816 and 1820, this two-story edifice of native limestone is the most prominent building on the property. This grand structure is reminiscent of the era of Southern mansions and resorts of the antebellum.
The Salt Resort Hotel has, in recent years, been used as a private residence for the Farmer Family. The downstairs today includes a large modern household kitchen that blends in with the parlor, which includes the original fireplace and mantle. A staircase is located on both ends of the hotel to access the upstairs bedrooms and the presidential suite. The grand ballroom fills the majority of the downstairs. The grand ballroom features a tall ceiling height, and the Musicians Gallery box is situated in the far right corner of the room. Access to the Musicians Gallery is from the southern staircase of the building. Also at the south end of the hotel are the grand entrance foyer and staircase. A half bath is located beneath the stairs. On the east end of the building, a smaller wing may predate the main hotel building. A two-story portico with seven columns may have been built during the late 19th or early 20th centuries.
The second floor includes the Salt Library on the left side of the hallway, a bathroom suite, and hotel rooms A and B. The right side of the hall includes the presidential suite and bath, as well as hotel rooms C and D.
The hotels basement level has not been utilized or repaired for many years. The original registration counter has been relocated to the basement.
The Salt Sulphur Springs Hotel is awaiting the new loving owner to restore this trophy property to its full splendor of the bygone days of the 1800s. Although much work stands to be done, the Salt can be a functioning residence and special event business for the owner and innkeeper while repairs and upgrades are completed in modules.
Because the property is listed in the National Registry of Historic Places, tax credits and grants for restoration are likely to be available.

OWNER'S NARRATIVE
100-YEAR HISTORY OF THE GILBERT GREENBRIER PROPERTY
Dr. Lewis D. Gilbert
May 3, 2025
In 1921, our grandfather, Lewis Neuman Gilbert, ("Poppaw Gilbert"), a logger, blacksmith and coal miner from Ronceverte, WV, purchased the original 170-acre tract of land in Greenbrier County with the apparent notion that the property was very close to the Organ Caves/Lost Caverns. Folklore was that these caves still held hidden Civil War treasures of GOLD left there by the Confederates when Confederate paper money was no longer being accepted as legal tender and subsequently hidden there from the Union soldiers to be later recovered. The Gold was never found. Nevertheless, forty years went by and in the 1960's, the US Federal Interstate Highway system came through Greenbrier County, cutting the right of way of this property away from the Organ Caves/Lost Caverns connection. The property was rich in wildlife, big game, as well as huge American Chestnut trees that were 3 to 4 feet in diameter. (It was later discovered in the early 60's the Chestnut trees were cut down and "stolen" from the property!)
In 1962, Lewis Neuman Gilbert passed away leaving his three sons- WF "Pete" Gilbert, Arthur "Arch" L Gilbert, and Jack "Jack" D Gilbert, Sr., the original 170 acres property. In the mid 1960s, the Gilbert brothers were approached by a lumberman to timber the property. In doing so, the lumberman not only paid them for the lumber, but he also agreed to obtain and transfer a Right of Way to Route 60 (now the gate entrance) and bought and transferred an additional 168+ acres to the Gilbert brothers, that now represents the existing 338.58 acres of the Gilbert Property. The lumberman also created/improved the now existing hunting access/logging roads. Since the 1960s the property has been primarily used for family game hunting and ATV recreation/camping.
In 2009, Arthur L. Gilbert passed away, leaving his 1/3 of the Property to his son, Dr. Lewis D. Gilbert. In 2012, WF Pete Gilbert passed away and left his 1/3 to his surviving brother, Jack D Gilbert, Sr. The current owners of the Property are Jack D Gilbert, Sr. 2/3 and Dr. Lewis D Gilbert 1/3. Approximately five years ago, a carefully selected harvest of timber was conducted by Certified Foresters to enhance grassland areas for the benefit of upland game and the deer population. Timbered areas were reseeded with quality grasses to restore the grasslands. The logging roads were also improved to gain better access to the far regions of the property from the Route 60 gate entrance. As Mother Nature continues to enhance the property, it is a choice setting for a rustic or log cabin residence, camping sanctuary, Air B&B or wildlife meeting center. Located only minutes from 1-64, and 10 minutes from Lewisburg town center.

SWEET SPRINGS RESORT
Sweet Springs Resort is located just a few miles northeast of the property and founded in 1792. Once known as Old Sweet Springs, this historic resort hotel is currently undergoing renovation by the nonprofit Sweet Springs Resort Park Foundation. The property enjoys notoriety for its natural hot spring.
The area is well known for the healing waters of the numerous Sulphur Springs. During the 1800s and early 1900s, several Sulphur Springs Resorts flourished in the area. Most notably and still in existence are White Sulphur Springs, Warm Springs and, Hot Springs. Others included, Salt Sulphur Springs, Blue Sulphur Springs, Red Sulphur Springs, Green Sulphur Springs, Pence Springs and, Sweet Chalybeate Springs.
During the height of wealthy families summer treks to the Virginia springs resortsfrom roughly 1800 until the Civil Warone popular circuit encompassed the fountains most strongly impregnated with minerals, heat, fashion, and fame, according to one chronicler. For those arriving from eastern Virginia and points northeast, the circuit started at Warm Springs northeast of Lewisburg, in the Allegheny Mountains. From there, it ran south and west to the Hot, the White Sulphur, the Sweet, the Salt Sulphur, and the Red Sulphur, then back in the opposite direction.
The waters of Sweet Springs were asserted to assist aged persons, free from organic disease, would find youth and vigor and elasticity at the bottom of this noble fountain, and with a daily plunge could live to the fabled age of the crow. It was cautiously recommended the Sweet Springs be used for certain cases of uterine functions, dyspepsia, and nephritic affections.
MONROE COUNTY
The property is located near the charming village Gap Mills and Union is less than a 15-minute drive, which is the Monroe County seat. Banking, healthcare facilities, drugstore, grocery, hardware, auto parts and farm supply are readily available in nearby Union. Some of the friendliest people in West Virginia can be found in Monroe County. With a population of about 13,000 residents and Monroe County does not have a stoplight and has more cattle and sheep than people. Monroe County is a special area with interesting folks, both born and raised and newer members from many different states. There is little light pollution and the night sky is filled with millions stars for hours of serenity in your personal mountain retreat.
Just how big is 407 acres? Well, its about a 4 mile hike around the property boundaries and the vertical elevation rises from about 1400 to almost 3000. Expand your hike if you wish and step directly from the property into the New River Gorge National Park and stroll for hours on end.
About 40 acres of Old Growth forest located at the entrance of the property overlooking the New River has not been harvested in over 100 years. This is a very special part of the property as the large, mature trees create a unique habitat which appeals to animals and humans alike.
Each year, Bald eagles nest on Brooks Island surrounded by the New River. The island is easily seen from the main house and the eagles are often sighted soaring across the property. Long Valley Country Estate is distinguished by its unique blend of highly desirable characteristics that are difficult to find together in one property and rarely available for purchase. The modern country style home is surrounded by ninety-five acres blessed with incredibly abundant natural resources, a wealth of water, thriving wildlife, and both mountain and valley habitats. Long Valley features a stunningly diverse and balanced landscape that is wild and scenic, yet accessible and usable. The property offers immediate enjoyment and is ready for a smooth transition to the next legacy of ownership.
Exceptional 95-acre country property with spacious 2-story, 4-bedroom contemporary home with 2-bedroom apartment, attached 3-car garage. Tranquil views, rolling pastures, mixed hardwoods and year-round creek.
This unique property, once a dairy farm, has been in the same family for more than 3 centuries. The spacious home, built in 1997, incorporates attractive stone, tile and woodwork. Features include beautiful covered front and back porches with tile flooring, a handsome great room with floor-to-ceiling windows and plenty of natural light, a kitchen with a large eat-at island, an office/den, 4 carpeted bedrooms, and an enclosed tiled breezeway leading to two sizeable garages with an upstairs 2-bedroom apartment.
A winding country road leads to the property, fronted by split rail fencing and two stone pillars with lights. Set in a yard with majestic old-growth hardwoods, this picturesque home exudes curb appeal. A sidewalk leads to the columned front porch, with tile flooring, plenty of room for rockers and an impressive view overlooking the yard and quiet country lane.
A two-story entry hall with multicolor slate flooring opens to the carpeted great room, which has a large, eye-catching natural stone chimney, a woodstove and five floor-to-ceiling windows. This room flows seamlessly into the carpeted dining area, which has a bay window, and the kitchen, with tile flooring. The spacious kitchen has an island that comfortably seats five and incorporates a Frigidaire electric range. Other appliances include a Whirlpool side-by-side refrigerator-freezer, a Whirlpool dishwasher and a GE microwave. The cabinets are oak and the counters laminate, with a double porcelain sink. The adjacent walk-in pantry has built-in shelving. The kitchen also has a breakfast nook, which along with the island seating and dining area offer plenty of options for casual meals, snacking and more formal occasions.
The kitchen opens to one of the home's most exceptional features, its covered back porch. This large, welcoming space has tile flooring and is roomy enough for outdoor dining and entertaining, and it has even hosted family reunions. The porch offers spectacular panoramic views of the farm and adjacent orchard, with apple, peach and pear trees.
The home's main level also includes a carpeted den/home office, a laundry room with Roper appliances, shelving and a utility sink, a full bath with a shower-tub and a vanity with solid surface counter, and an enclosed breezeway leading to the garages and the front and back porches. The bath, laundry and breezeway all feature maintenance-free tile flooring. The breezeway includes a gun safe that conveys with the property.
A whole-house vacuum system serves both levels.
The upper-level bedrooms are accessed by a winding oak staircase in the entryway, which wraps artfully around the stone chimney and adds visual appeal to the soaring two-story foyer.
The entire upper level is carpeted, with the exception of the tiled bathrooms. The hallway leads past a natural stone wall, actually the back of the chimney, to the primary bedroom suite, where the same chimney offers the potential for a woodstove in the bedroom, if desired. The primary bedroom includes two small closets with shelving, and a much larger carpeted walk-in closet just inside the bathroom entry. This bath features a shower-tub and an oak vanity with a solid surface countertop with two sinks. Three other bedrooms are just down the hall, and they share a hallway bath with an oval soaking tub and shower, and an oak vanity with a solid surface counter.
The garage apartment is accessed via the breezeway or the upstairs hallway. This private space includes a carpeted living room, a tiled kitchenette with an RCA refrigerator and a GE electric range, a pantry, two carpeted bedrooms and a bath with a shower.
The windows in this well-built home feature attractive latticework, but the lattices are easily removeable. Interestingly, the wood for the baseboards and trim was milled and finished on site. All the interior doors are solid wood, with the exception of several that are louvered.
The attached double garage and single garage are noteworthy not only for their generous size, but also for the fact that both are served by a commercial air compressor housed in the attached workshop. The attached but separate workshop is located between the two garages, and has shelving units and includes a half-bath, handy for washing up after farm work or yard chores.
The home is served by a 50kw whole-house emergency generator.
The 95.02-acre property, bordered by both Raders Valley Road and Fort Donnelly Road, is approximately 60% pastureland and 40% woodland with mixed hardwoods. Culvertson Creek runs through the property year-round. The orchard/garden area is fenced. This former dairy hasn't been a working farm in recent years, but it includes a barn in need of some repair, with stalls and a hayloft, and two cinderblock buildings that once served as the dairy's milking parlor and milk storage area. These structures offer the potential to return the property to use as a farm, and they are just a short stroll from the house.
The community of Williamsburg is nearby, and Lewisburg, the seat of Greenbrier County, is 25 minutes away. Often described as an ideal small town, Lewisburg offers fine dining, boutique shops, galleries, a golf course, an 8-screen cinema and a lively arts scene at Carnegie Hall and the Greenbrier Valley Theatre. Annual events include the State Fair of West Virginia in nearby Fairlea, two food-themed street festivals and a literary festival. The town is home to the West Virginia School of Osteopathic Medicine, and a campus of New River Community and Technical College.
The Greenbrier, 10 miles away in White Sulphur Springs, is one of the worlds top luxury resorts. The hotels offerings include multiple golf courses, a spa, a tennis complex, a casino, boutique shopping, an artist colony and 10 restaurants. Many of its amenities are open to the public.
The nearby Greenbrier River draws anglers and kayakers, and the 75-mile Greenbrier River Trail is popular with hikers and bicyclists. Snowshoe Ski Resort, a scenic 90-minute drive to the north, is the largest ski complex in the Mid-Atlantic States, and it offers an extensive system of mountain biking trails in the off-season.
This beautiful home is comfortable, picture-perfect and enjoys an idyllic West Virginia country setting.
