THE SURROUNDING AREA
BLUESTONE LAKE
Amidst the beautiful scenery of southern West Virginia lies the long Bluestone Lake. This reservoir, the third largest lake in West Virginia, is popular for its fishing and other recreational activities. Bluestone Lake was formed by a concrete dam built by the U.S. Army Corps of Engineers across the New River to reduce flooding. Although the dam was started in 1941, its construction was delayed because of World War II, and it was not fully completed until 1952. The lake is nearly eleven miles long, with an area of 2,040 acres during summer pool, though the water level does change frequently. The Lake can grow to over thirty-six miles long at the flood control pool. At higher levels, the lake extends into Giles County, Virginia. The Lakes Catchment Area is 4,565 square miles. Water levels are drawn down four feet in winter to make room for melting snow and spring rain.
Bluestone Lake, Greenbrier River, and the New River are great places for fishing, and it is said that the New River is the best warm-water fishery in the state. Some of the fish available in the lake and river are bluegill, catfish, crappie, muskellunge, and various types of bass. New River bass has set some West Virginia state records.
In addition to fishing, Bluestone Lake is fantastic for enjoying all sorts of water activities, including boating, canoeing, water skiing, and wakeboarding. The lake has several boat ramps and a commercial marina for the boaters convenience, and there are no limits to the size of boats or motors on the lake.
Bluestone Lake is part of the Bluestone Wildlife Management Area, which covers an area of 18,019 acres. The Wildlife Management Area is known for having some of the best hunting in the area, and hunters and trappers can catch a variety of game, including whitetail deer, turkey, fox, and other animals.
A great place to enjoy the lake is Bluestone State Park. The Park has ample accommodation for those who want to stay overnight. There are a variety of campsites or, if you prefer a more comfortable stay, there are twenty-six cabins with TVs, showers, and other modern conveniences. Park visitors can walk on the hiking trails, play in the swimming pool, or rent game equipment to play croquet or horseshoes. The Park also has weekly events with lots of fun activities.
In addition to all the fun activities on the lake, theres plenty more to do in the surrounding area. There are several other parks nearby to enjoy all sorts of outdoor activities. You can experience some great whitewater on the New River. And the New River Gorge is well-known as an excellent place for rock climbing, with its many hard sandstone cliffs. If you want a break from outdoor activities, the nearby town of Hinton has many attractions. There are a variety of restaurants, shops, and antique stores to browse and museums to visit.
Historical and recreational interest in the Bluestone area includes the outdoor musical drama Hatfields and McCoys and other shows performed at Grandview Park, near Beckley. Pipestem Resort, with its myriad recreational facilities, is only nine miles to the south, and the 80,000 acres New River Gorge National River Park, the center of some of the states best whitewater rafting and canoeing, plays an integral part in the area. Of particular note are Sandstone Falls and the Visitor Center, just north of Hinton, and Bluestone National Wild and Scenic River, which flows into Bluestone Lake within the park boundaries.
BLUESTONE LAKE MARINA
Bluestone Lake Marina offers guests lake opportunities for water-oriented recreation. It is open from April 15th through October 15th, depending on lake conditions.

Accessing the area is easy. The US-19 expressway travels through the heart of the region, and Interstates 77 and 64 area are only a half-hour drive by expressway to the south at Beckley. Interstate 79 is a 45-minute drive by expressway to the north. The state capital, Charleston, is an hours drive west and accessible by several routes.
For train travel, the Amtrak passenger stations on the Chicago-New York route are located half an hour to the south near Beckley and an hours drive east and west at Charleston and White Sulphur Springs.
Public airports that offer jet service are located 40 minutes to the south at Beckley and an hour west and east at Charleston and Lewisburg. For smaller aircraft, local airfields within a five-minute drive from the property accommodate small and private planes, providing options and convenient access for all types of travel.

HISTORY OF "THE SALT"
"If order, abundant and well prepared fare, excellent bedding, quiet and obliging domestics, impartial and gentlemanly efforts to promote health and comfort, have any influence upon public favor, the proprietors of the Salt Sulphur will certainly secure it". - William Burke
The history of The Salt Sulphur Springs Resort may most firmly be established in 1802, when a spring on Indian Creek was noted to possess medicinal qualities. In 1805, a second spring was discovered. These became the resorts Sweet Sulphur Spring and Salt Sulphur Spring. As a result of the demand for medicinal spring waters among wealthy Southerners, the springs soon attracted visitors.
In 1816, Ervin Benson, who had purchased 500 acres at the site in 1797, hired John Fullen, Sr., of Lexington, Va., to build the first stone building, the present-day Old Stone Hotel. The bathhouse, springhouse, and store building were soon added to meet the demand of an increasing clientele. Benson died before their construction in 1820, when his heirs, brothers-in-law William Erskine and Isaac Caruthers, assumed control of the springs.
In 1823, Erskine and Caruthers promoted the resort with an article in a Richmond, Va., newspaper: "Thanking them for their already liberal patronage, they are happy to inform them that they have erected twenty-four new cabins, large and commodious, together with a special dining and ball room, which will add greatly to the comfort and convenience of their company".
In 1833, a guest from Massachusetts described the resort as similar and yet more peaceful than the nearby White Sulphur Spring, the present site of The Greenbrier: "The house is admirably kept here, and the food is plentiful fare, and the quiet and comfort are a striking contrast to the White Sulphur".
In 1838, construction commenced on what would become the largest building on the property, the Erskine House. It contained 72 guest rooms and quarters for the many slaves who accompanied patrons.
By the outbreak of the Civil War, the springs had become one of the chief resorts on a circuit that included nearby Red Sulphur Springs, Blue Sulphur Springs, White Sulphur Springs, and Old Sweet Springs. Wealthy patrons, most notably from lowland Virginia and the Carolinas, would travel from spring to spring throughout the summer to escape the oppressive heat.
In 1862, General Albert Jenkins commandeered the springs as headquarters for the Eighth Virginia Calvary of the Confederate States Army. Caruthers had died in 1853, and Erskine died in 1863, and little is known of its operation as a resort during that period.
In 1878, after several unsuccessful attempts to restore operations, John Connell of Richmond purchased the property and, by 1880, was able to accommodate 300 guests.
In 1882, Colonel J.W.M. Appleton, of Boston, Mass., was hired as resort manager and brought a spirit of what may be termed a"Yankee initiative" to the operation. He established a telegraph and a stage line to a station on the Chesapeake and Ohio Railroad, and activity recovered until 1916 when Appleton was gored by a bull near the Salt Sulphur Springs store.
Following Appletons death, operations at the springs became sporadic. The demand for spas had waned, and in 1936, its existence as a resort ended. In 1963, Dr. Ward Wylie, who had operated the Wyoming General Hospital in Mullens, purchased the property as a home. Wylie died in 1970, and from then until 2023, his daughter, Betty Jacqueline "Betty Jack" Farmer, lived on the property.
"THE SALT" HOTEL
Built between 1816 and 1820, this two-story edifice of native limestone is the most prominent building on the property. This grand structure is reminiscent of the era of Southern mansions and resorts of the antebellum.
The Salt Resort Hotel has, in recent years, been used as a private residence for the Farmer Family. The downstairs today includes a large modern household kitchen that blends in with the parlor, which includes the original fireplace and mantle. A staircase is located on both ends of the hotel to access the upstairs bedrooms and the presidential suite. The grand ballroom fills the majority of the downstairs. The grand ballroom features a tall ceiling height, and the Musicians Gallery box is situated in the far right corner of the room. Access to the Musicians Gallery is from the southern staircase of the building. Also at the south end of the hotel are the grand entrance foyer and staircase. A half bath is located beneath the stairs. On the east end of the building, a smaller wing may predate the main hotel building. A two-story portico with seven columns may have been built during the late 19th or early 20th centuries.
The second floor includes the Salt Library on the left side of the hallway, a bathroom suite, and hotel rooms A and B. The right side of the hall includes the presidential suite and bath, as well as hotel rooms C and D.
The hotels basement level has not been utilized or repaired for many years. The original registration counter has been relocated to the basement.
The Salt Sulphur Springs Hotel is awaiting the new loving owner to restore this trophy property to its full splendor of the bygone days of the 1800s. Although much work stands to be done, the Salt can be a functioning residence and special event business for the owner and innkeeper while repairs and upgrades are completed in modules.
Because the property is listed in the National Registry of Historic Places, tax credits and grants for restoration are likely to be available.

MUDDY CREEK
THROUGH THE FARM Delightfully, Muddy Creek flows through the Muddy Creek Farm for nearly one mile. This winding mostly lazy blue-line stream flows year-round. Muddy Creek takes its name when the creeks normal blue-green waters turn light tan after a rain event. The tan color is a result of the fine silt picked up in the rain water runoff and deposited in the creek.
About Silt : Silt is granular material of a size between sand and clay, whose mineral origin is quartz and feldspar. Silt may occur as a soil (often mixed with sand or clay) or as sediment mixed in suspension with water (also known as a suspended load) and soil in a body of water such as Muddy Creek and the downstream Greenbrier River.
20 MILE WINDING JOURNEY Muddy Creek is a tributary of the Greenbrier River and heads up some 4 miles north and east of the Muddy Creek Farm. The creek drains tens of thousands of acres on its twisting and curving 20-mile long trip through cattle and sheep farms, steep mountain canyons, bottomland forests, wetlands and marshes before ending its trip at Alderson where it enters the Greenbrier River. From there, the Greenbrier flows to the New River, to the Kanawha, onto the Ohio, then the Mississippi and terminating in the Gulf of Mexico. It is said that the waters of Muddy Creek will arrive in the Gulf of Mexico 3 to 4 days after entering the Greenbrier River.
CREEKSIDE WILDLIFE There are many animals that live year round and at other times in the water and around the edges of Muddy Creek, including beavers, otters, minks, raccoons, opossums, blue herons, Canada geese, wood ducks, mallards, king fishers, minnows, native fish, turtles, salamanders, newts, crayfish, muskrats, bull frogs, eagles, owls, hawks and redwing blackbirds.
The miles of edge effect benefit all the resident wildlife. In addition to those listed above, white tail deer, black bear, wild turkey, squirrel, rabbit, bobcat, fox, chipmunk, and many species of songbirds make up the resident wildlife population along the creekside.
Of equal importance, there is the insect and microscopic world including butterflies, dragonflies, water skaters, water beetles, damselflies, hellgrammites, tadpoles and various insect larve.
FOREST/TIMBER RESOURCES
The abundant timber resource, consisting of about 110 acres, has some current timber value as well as value appreciation over the coming decades. With an attractive species mix, adequate stocking levels, and favorable diameter class distribution, the timber amenity represents a strong component of value to the investor.
The Muddy Creek Farms forest resource is composed of quality Appalachian hardwoods and Eastern Red Cedar. This timber resource can provide a great deal of flexibility to the next ownership in terms of potential harvest revenue and could be managed to provide cash flow opportunities to offset holding cost and long-term asset appreciation. Forest-wide, most stands are adequately stocked, providing the next ownership with a great deal of flexibility in shaping their own silvicultural legacy. Stem quality forest-wide can be considered excellent.
The propertys timber component has been well managed over the years and consists of stands of differing age classes. The predominant timber stand contains 30-140-year-old stems ranging in size of 10-40 dbh.
Diameters are well represented across the commercial spectrum with a notable mature size class, as well as abundant pole size timber and growing stock. Several Heritage Trees are scattered throughout the forest and old field edges. These ancient trees, some 200-300 years old, have withstood the test of time, weathering ice, wind, lightning strikes and fire.
The forest is healthy and there are no signs of pest infestations of Gypsy Moth. The Emerald Ash Borer, which has inundated the entire Northeast US, is present and the Ash component will significantly decline over the next decade. The Eastern Hemlock species is under siege by the Hemlock Wooly Adelgid and the hemlock will significantly decline over the coming decade. There have been no forest fires in recent memory.
The forest floor is home to several types of mushrooms, medicinal plants, wild ginseng, ferns and cool green mosses.
There are several fruit trees scattered about, some of which were part of the early homestead. Crops of black walnuts and hickory nuts are produced each year from the abundant black walnut and hickory trees scattered about.
Honeybees would do well here, and it would be possible to produce maple syrup from the sugar and red maple trees growing on the property.
FOREST FARMING
The most common crops are medicinal herbs and mushrooms. Other crops that can be produced include shade-loving native ornamentals, moss, fruit, nuts, other food crops, and decorative materials for crafts. These crops are often referred to as special forest products.

SWEET SPRINGS RESORT
Sweet Springs Resort is located just a few miles northeast of the property and founded in 1792. Once known as Old Sweet Springs, this historic resort hotel is currently undergoing renovation by the nonprofit Sweet Springs Resort Park Foundation. The property enjoys notoriety for its natural hot spring.
The area is well known for the healing waters of the numerous Sulphur Springs. During the 1800s and early 1900s, several Sulphur Springs Resorts flourished in the area. Most notably and still in existence are White Sulphur Springs, Warm Springs and, Hot Springs. Others included, Salt Sulphur Springs, Blue Sulphur Springs, Red Sulphur Springs, Green Sulphur Springs, Pence Springs and, Sweet Chalybeate Springs.
During the height of wealthy families summer treks to the Virginia springs resortsfrom roughly 1800 until the Civil Warone popular circuit encompassed the fountains most strongly impregnated with minerals, heat, fashion, and fame, according to one chronicler. For those arriving from eastern Virginia and points northeast, the circuit started at Warm Springs northeast of Lewisburg, in the Allegheny Mountains. From there, it ran south and west to the Hot, the White Sulphur, the Sweet, the Salt Sulphur, and the Red Sulphur, then back in the opposite direction.
The waters of Sweet Springs were asserted to assist aged persons, free from organic disease, would find youth and vigor and elasticity at the bottom of this noble fountain, and with a daily plunge could live to the fabled age of the crow. It was cautiously recommended the Sweet Springs be used for certain cases of uterine functions, dyspepsia, and nephritic affections.
MONROE COUNTY
The property is located near the charming village Gap Mills and Union is less than a 15-minute drive, which is the Monroe County seat. Banking, healthcare facilities, drugstore, grocery, hardware, auto parts and farm supply are readily available in nearby Union. There are no fast food restaurants but there are the local restaurants that are great places to meet friends and enjoy a great home cooked meal.
Some of the friendliest people in West Virginia can be found in Monroe County. With a population of about 13,000 residents and Monroe County does not have a stoplight and has more cattle and sheep than people. Monroe County is a special area with interesting folks, both born and raised and newer members from many different states. People from all walks of life reside in harmony in this lovely pastoral setting. Shortly after Monroe County was created, James Alexander offered 25 acres of land, including a lot for a courthouse which in time became the town of Union. On January 6, 1800, the Virginia Assembly passed an act creating the town of Union. The Monroe County Historical Society preserves several historic structures in the town, including the Caperton Law Office, Owen Neel House, Clark-Wisemen House, Ames Clair Hall, and the Old Baptist Church. The Union Historic District was placed on the National Register of Historic Places in 1990.
The village of Gap Mills is 2 minutes from the property. The community has developed local made bakery, cheese and furniture stores. The name of the community is a portmanteau of the natural pass, or gap in the adjacent Gap Mountain. Fort Henry commander Abraham Wood sent the first recorded English expedition to reach the area in 1671.
Other notable figures from the community were: Col. Andrew S. Rowan of Spanish American War fame was a native of this community. First Lieut. Percy Pharr of the World War and W. J. Humphrey, Physicist of the Meteorological Bureau, Washington, D. C., were born in Gap Mills village. L. R. Neel, manager of Middle Tenn. Experiment Station was born and reared one mile from the village of Gap Mills.

THE AREA
Webster County, as of the 2010 census, had a population of 9,154. The county was founded in 1860 and named for Daniel Webster.
The town of Webster Springs sits at the Confluence of the Elk and Back Fork of the Elk Rivers. The town is the county seat of Webster county and has one hospital and a bank. The town has numerous shops, retail stores, grocery stores, pharmacies, a motel, and several restaurants. Government offices for the municipality, county, and state are available in the town. The town is served by the Addison Public Library and fire service is provided by the Webster Springs Volunteer Fire Department.
The town was famous in the late 19th and early 20th centuries for its numerous salt sulfur water wells. People believed that the water from the wells had medicinal qualities. The town also hosts the annual Webster County Wood Chopping Festival, a weekend-long competition in which lumberjacks from all over the world compete.
Webster Springs is also known for the great trout fishing on the Elk and Back Fork of the Elk rivers. Both native and stock trout are found in the waters and their tributaries.
FOREST/TIMBER RESOURCES
The property has various ages of forestland, from areas of recent harvest to full canopy stands. The distinguishing features of the Holcomb Creek Forest timber resource is its unusually high hardwood pre-commercial and pole stocking with a solid basal area per acre. This stocking is well above average for the region. This well managed timber resource can provide a great deal of flexibility to the next ownership in terms of potential harvest revenue and can be managed to provide cash flow opportunities to offset holding cost and long-term asset appreciation.
Timber Inventory and the Capital Timber value have not been assigned by the owner at this time.
The forests predominately well-drained upland terrain has led to a resource dominated by hardwood species. Overall, the species composition is highly desirable and favors Appalachian hardwood types, consisting primarily of White Oak/Chestnut Oak, Red Oak Group, Poplar/Cucumber/Basswood, Sugar Maple/Soft Maple and a host of associate species.
Forest-wide, most stands are fully stocked, providing the next ownership with a great deal of flexibility in shaping their own silvicultural legacy. Stem quality forest-wide can be considered excellent with the forest containing an abundant current and future veneer source.
The Holcomb Creek Forest timber component has been professionally managed over the years and generally consists of two age classes managed under even-aged silvicultural guidelines. Part of this stand is comprised of long ago abandoned farm fields and old an old contour mine bench that have naturally been restocked with pioneer species of poplar, locust and hickory. The rest of the stand has been managed for several decades using regeneration harvests under the guidance of professional foresters. This stand contains 2-35 year old stems ranging in size of 2-12" dbh. This stand is on the cusp of graduating into higher-value sawtimber diameter classes over the next 30 years.
The second distinct stand is comprised of 80+ year old trees that represent smaller mature forest stands scattered throughout the boundary along the creeks and streams. There are some larger boundaries ready for commercial harvest.
Diameters are well represented across the commercial and pre-commercial spectrum with a notable mature size class, as well as abundant pole size timber and growing stock. Average diameter with all products combined has not been determined.
Some trees are well over 100 years old and classify as "Heritage Trees". These amazing trees have withstood the test of time and lend an air of grace and permanency to the property.
The forest is healthy and there are no signs of pest infestations of Gypsy Moth. The Emerald Ash Borer and the Hemlock Wooly Adelgid is present and the majority of the Ash and Hemlock trees is severely stressed and will die out over the next decade. There have been no forest fires in the recent memory.
WILDLIFE
Holcomb Creek Forest is renowned locally as a premier wildlife sanctuary in Webster County.
Red tail hawk, raccoon, opossum and chipmunk have been spotted in and along the mile-long blue line creek. The creek and its stony edge support crawdads, frogs, salamanders, newts, june bugs and all types of aquatic invertebrates.
The mixture of mature forest, abandoned farm fields, and regenerated forest, coupled with the abundant water supply from creeks, and springs, create the perfect wildlife habitat. The hardwood forest produces tons of acorns, hickory nuts beech nuts and black walnuts. White tail deer, wild turkey, black bear, coyote, squirrel, raccoon, bobcat, fox and many species of songbirds and raptors make up the resident wildlife population. It is hard to find a property that has a better mix of wildlife as there has been excellent wildlife management for many years.
The mile-long private access road creates a linear food plot of some 5 acres stocked with blackberry & raspberry bushes, native grasses and browse-ready herbaceous plants.
