In Heavy Snow conditions we do not recommend driving at all, use a snowmobile or walk. The road is generally at least 6' wide all the way to the top and we have been able to successfully haul cabins and heavy trucks all the way up.
There are 2 Options for Water:
Well Drilling and Spring Water (Can be Unpredictable): Results are mixed across the entire development on the availability for well water. Currently across the 890-Acre ranch, 2 of the tracts have producing wells, another 2 have shallow water hand-dug wells, 1 tract has a dry well, and 3 remaining tracts have above-ground flowing spring-fed water. There is the possibility for addition springs to run underneath the ground but where they are and if they produce can be unpredictable. The producing wells have ranged from 180' in depth to 540' in depth. The dry well is approximately 300' deep. See well reports and producers in our land report below.
Bulk Water Storage from Tonasket (Recommended): Both the Ace Hardware store and Lee Frank Mercantile Store in Tonasket offer solutions to purchase bulk water storage containers and options for pickup and delivery. This is a very affordable and sanitary approach for seasonal recreational usage compared with drilling a new well. 325 Gallon Tanks run ($400) and 2,500 Gallon thanks run ($1,500). Water is sold at an approximate rate of $651 per 500 Gallons (subject to change).
History of McLaughlin Canyon:
Just down the street from this property, you will drive past a lookout point in the canyon where a historical marker is placed. In July 1958, a group of Indians (upset by an increasing flow of miners heading for gold fields) lay in ambush through the length of the canyon. As 150 men led by David McLaughlin approached from the south, the warriors camouflaged their stone breastworks with branches. But their wilted leaves alerted McLaughlin's advance party so the Indians opened up prematurely. Firing continued for several hours near the mouth of the canyon. Three miners were killed. The caravan retreated to the Okanogan River and next day crossed over in rafts.
Ag Exemption:
40 acres land for sale in Okanogan, Washington benefits from an agricultural exemption with a small herd of cattle grazing the overall mountainside to keep the property taxes low and grass growth down to protect the land from wildfire risk.
Cell service:

Okanogan County - Bluemoon Rd, Riverside, WA
APN - 3628253005
Almost 20 acres of usable land, shaped by a wildfire about a decade ago. Cleared areas and scattered burned trees make it easy to start building, camping, or simply enjoy quiet time off-grid.
Expansive Acreage, Minimal Restrictions
This 19.92-acre gated property in Okanogan County is zoned Rural 5, allowing for mobile homes, RV living (with permit), livestock, and personal camping. Most land uses require minimal permitting, giving you flexibility for a variety of long-term goals. This tract can support everything from a homestead setup with animals and gardens, to a seasonal RV basecamp with trails and fire pits, or even a remote workshop with space for storing equipment and vehicles.
Trail & Access-Ready
Dirt roads lead directly to the property and continue across sections of the terrain, making it accessible for trucks, ATVs, and horses. The ground has been cleared in areas from a previous wildfire, leaving behind usable zones for trails, sheds, or driveways with minimal clearing needed.
Private & Scenic
There are no neighboring homes in sight. The landscape features mountain views, pockets of forest regrowth, and open areas that capture sunrise and sunset. Youre surrounded by nature, not noisemaking this a peaceful setting for extended stays or full-time living.
Self-Sufficient Lifestyle Potential
No utilities are installed on the property. Solar, generator, and battery systems are the most practical solutions for power, as the nearest electric pole is roughly two miles away. Water would require drilling a private well. The off-grid nature of the land supports a fully independent lifestyle with space for gardens, water storage, and small livestock enclosures.
Flexible Use & Setup
Setbacks are 25 feet front and rear, 5 feet on the sides. RVs and trailers are allowed with a permit, and personal camping has no restrictions. Livestock and hunting require no special approvals. Use the land now or develop it over time.

Okanogan Highlands has historically been a significant source of mineral production. While the primary target has been gold, other ore deposits have been mined as well.
History
Okanogan is the county seat of Okanogan County in north-central Washington in the productive orchard lands of the Okanogan River Valley. This town site, on the west bank of the Okanogan River, was first settled in 1888 and was called Alma. In 1905, the town's name was changed to Pogue, in honor of a prominent citizen. In 1907 the town voted overwhelmingly to change the name to Okanogan, in order to better reflect its place on the Okanogan River and its proximity to the fledgling Okanogan Irrigation Project. Later in 1907, the town voted nearly unanimously to incorporate. The new town boomed along with the region's apple orchards and timber industry. In 1914, the Great Northern railroad arrived and Okanogan succeeded in a spirited campaign to wrest the county seat from Conconully. By 1930, Okanogan was overtaken in population by Omak, its neighbor five miles to the northeast. As of 2010, Okanogan's population was estimated at 2,500, a little more than half the size of Omak. Yet Okanogan remains the governmental hub of Okanogan County, and the original 1915 county courthouse still presides over the city.
Early Days
The site of Okanogan was used for thousands of years as a camping ground and fishing area by the Southern Okanogan Tribe, also known as the Sinkaietk or Uknaqinx, as well as by several other tribes of the mid-Columbia. Steelhead and salmon runs were plentiful on the Okanogan River.
The Okanogan River was also well known to fur traders and other early non-Indian explorers in the early 1800s. 1n 1833 the famed botanist David Douglas (1799-1834) camped at the mouth of a creek that was probably Salmon Creek, where the town is today.
Farms, Orchards, and a Town
However, by around 1900, the mining fever was cooling off and settlers began turning their eye to another kind of gold agricultural bottomlands. People began to realize that, with the addition of irrigation water, the Okanogan Valley could be rich orchard land and farmland. In 1905, the Okanogan Irrigation Project was approved by the U.S. Department of the Interior, making it the first U.S. Reclamation Service project in the state. Contracts were let in 1906. Pioneer entrepreneurs began platting future town sites to serve what they envisioned as a bustling agricultural valley

By the turn of the 20th century, as the mining boom subsided, settlers recognized the agricultural potential of the valley's bottomlands. With the promise of irrigation, the Okanogan Valley transformed into prime orchard and farmland. History
History of the Okanogan Highlands
The Okanogan Highlands, located in north-central Washington State, have a rich and diverse history that spans thousands of years. This region's history is marked by its indigenous heritage, exploration, fur trading, mining, agriculture, and development into the unique area it is today.
Indigenous Peoples
Pre-European Contact:
The Okanogan Highlands were originally inhabited by Native American tribes, primarily the Southern Okanogan Tribe, also known as the Sinkaietk or Uknaqinx. These tribes were part of the larger Interior Salish group.
The indigenous peoples lived a semi-nomadic lifestyle, relying on hunting, fishing, and gathering. They made use of the abundant natural resources, including the Okanogan River, which was rich with salmon and steelhead.
Seasonal movements were common, with winter camps in the lower valleys and summer camps in the higher elevations to gather plants and berries and hunt game.
European Exploration and Fur Trade
Early 1800s:
European exploration of the region began in the early 19th century. The Okanogan River was well known to fur traders and early non-Indian explorers.
The North West Company, a Canadian fur trading enterprise, established Fort Okanogan at the confluence of the Okanogan and Columbia Rivers in 1811. This fort became a significant hub for trade between the indigenous populations and European traders.
In 1821, the Hudson's Bay Company took over operations and continued to expand the fur trade in the area.
Mining and Settlement
Mid to Late 1800s:
The discovery of gold in the mid-1800s brought prospectors to the Okanogan Highlands. Gold rushes in the surrounding areas, such as British Columbia's Fraser River and Cariboo regions, attracted miners who also explored the Okanogan for potential riches.
Although the region did not experience a massive gold rush like some other areas, mining for gold, silver, and other minerals became a significant part of the local economy.
By the late 1800s, as the mining boom started to decline, settlers began to realize the agricultural potential of the fertile valleys.
Agricultural Development
Early 1900s:
Around 1900, as the mining fever cooled, settlers turned their attention to agriculture. The Okanogan Valley, with its rich bottomlands, became known for its potential as orchard land and farmland, especially with the addition of irrigation.
In 1905, the U.S. Department of the Interior approved the Okanogan Irrigation Project, the first U.S. Reclamation Service project in Washington State. This project brought water to the arid region, transforming it into productive agricultural land.
Pioneer entrepreneurs platted townsites, leading to the development of communities like Tonasket, Oroville, and Omak.
Modern Development
20th Century to Present:
The region continued to grow, with agriculture (especially apple orchards) becoming a cornerstone of the local economy. Ranching also played a significant role.
The construction of highways and the development of transportation infrastructure improved access to the region.
In the latter half of the 20th century, tourism and recreation emerged as important economic activities. The natural beauty and recreational opportunities of the Okanogan Highlands attracted visitors for activities like hiking, hunting, fishing, and skiing.
The area's rich history and natural resources continue to shape its identity, making it a unique blend of cultural heritage and modern development.
The Okanogan Highlands' history is a tapestry woven from the threads of indigenous heritage, exploration, fur trading, mining, agriculture, and modern recreational development. This diverse history contributes to the region's unique character and enduring appeal.

Farms, Orchards, and a Town
Around 1900, the mining fever was cooling off and settlers began turning their eye to another kind of gold agricultural bottomlands. People began to realize that with the addition of irrigation water, the Okanogan Valley could be rich orchard land and farmland. In 1905, the Okanogan Irrigation Project was approved by the U.S. Department of the Interior, making it the first U.S. Reclamation Service project in the state. Contracts were let in 1906. Pioneer entrepreneurs began platting future town sites to serve what they envisioned as a bustling agricultural valley.

For centuries, the area was home to Native American tribes, particularly the Okanogan people, who used the valleys and highlands for seasonal hunting, fishing, and gathering. Aeneas Valley, just to the east, was historically a wintering ground due to its milder climate and abundant resources.
By the late 1800s and early 1900s, settlers and homesteaders arrived, drawn by the region's fertile grazing lands and timber resources. Many of these original homesteads, some still marked by old cabins and outbuildings, were established for cattle ranching and small-scale farmingtraditions that continue today. The property itself was once part of a larger cattle operation and has retained its ranching roots with infrastructure designed for livestock and off-grid living.
Over the years, the land has remained largely undeveloped, preserving its natural beauty and historic character, with panoramic views that have likely remained unchanged for generations. History
It was called Loomiston once. It was one of the great mining towns in Okanogan County at one time. One of the first settlers was the pioneer merchant, J.A. Loomis, who built the first store on the site and called the place Loomiston.
In 1886 the Colville Indian Reservation was thrown open and hundreds of prospectors flooded in. By 1891 the influx had turned Loomis into a boom town. Its three block long main street was lined with buildings, including a total of eight saloons and two dance halls.
But in 1893 the bottom suddenly dropped out of the silver market and threw Loomis into a tailspin. And it stayed that way until 1898, when interest in mining suddenly revived. Loomis roared back to life. By 1899 its population was well over 500. Loomis was a tough mining town in its days, typical of many mining camps scattered through Okanogan County in those days.
But the mines around Loomis, like most of those mines of Okanogan County, the price of silver dropped. After that Loomis declined rapidly and the miners drifted away.
Today the Loomis of old has all but vanished. The colorful main street is no more although a few buildings from the past still survive.
