Description
To better understand the ranch today one must look back into its history at the people who settled in this region. Ancient Native Americans were drawn to this area by the incredible springs and the rich natural resources. The Loveless family pioneered the ranch and over the years it was made famous by the Boyd Chambers family who called this area home for over a century. This is the land of Pancho Villa and cross-border bandit raids of the early 1900s, which included the death of Texas Ranger Joe Sittre. Early ranchers were drawn to this land due to the abundance of natural springs and flowing water. Musgrave, Walker, Cold Water, McCombs and Anna Springs to name a few, which all still flow today. Rancho Viejo is watered entirely by spring water and has been modernized with over 135 miles of new poly pipe, storage and troughs. Additionally, over 250 miles of new roads have been improved or built, and the Headquarters have been remodeled into a modern comfortable private compound.
The ranch has around 2,800 feet of elevation change from 6,000 to 3,200 feet with amazing geology, outcrops, cliffs and plateaus surrounded by mountains in all directions. As you arrive at the front gate you get a sense of the vastness of the neighborhood. Some of the most scenic views in North America.
Improvements
The headquarters has a three-bedroom, two-bath freshly renovated main house with stone patios in front and back. Its located in Musgrave Canyon below Anna Spring which heads up at the top of the Sierra Vieja Mountains producing a canyon effect where cool air drops down into the headquarters and creates a natural cooling effect which lingers as the sun is slow to hit the canyon floor and quick to disappear in the afternoon. A recently remodeled 2 bunkroom/2 bath lodge with wide wrap around porches, a huge great room with kitchen and stone fireplace serves as the entertainment center for the ranch. Additional improvements include a large walk-in cooler with deer cleaning-station, several barns and outbuildings and a foremans house all in excellent condition. The ranch includes some personal property, furnishings, feeders, and equipment that will convey.
Habitat
This Far West Texas ranch is dominated by Chihuahuan Desert grasslands of blue gramma, green sprangletop, tobosa, black gramma, chino gramma and sideoats gramma with diverse native trees of oak, juniper, mesquite, desert willow, soapberry, hackberry, ash and Mexican walnut. Numerous large mountains, bluffs and mesas create excellent topography, and the views of the surrounding mountains are nothing short of breathtaking. Excellent grasses, shrubs, and Chihuahuan Desert cactus and plants provide habitat for native wildlife animals and livestock. This is an excellent cross-section of the various habitat types found in the high, mid, and lower elevation of West Texas, from rock outcrops to riparian woodlands, to spring fed live water creeks to rolling yucca grasslands, to desert canyons and scrublands.
Wildlife
This ranch has some of the best all-around hunting opportunities in the West Texas area as it combines the mountain habitats with the grassland and desert habitats. This is big Mule Deer country and has an existing Managed Land Permit for an extended hunting opportunities. Abundant mule deer, aoudad, mountain lions, and javelina can all be found here. Smaller animal and bird species can be found in the wooded canyon floors which include fox, ringtail cat, coyote, dove, Gambles quail and many, many large conveys of blue or scaled quail. Migrating neotropical songbirds use the corridors of water and vegetation making this a birders paradise. It is all about the water and this ranch is one of a kind with its springs, live water creeks, and improved water delivery system.
Water and Minerals
Rancho Viejo has many named springs, which some of the flow has been captured into a ranch wide water system. 135 Miles of new DR9 fusion welded poly pipe have been buried connection to new Poly storage tanks and new water troughs. Additionally, the springs provide miles of live water in the creeks and canyons and there is a very large flowing hot artesian well which comes out at 200 degrees and flows for miles to the Rio Grande River. There are 6,400 ac of Mineral Classified minerals. There are no leases or production on the ranch.

Presidio County - Tract 3 Ranch Road 2810, Marfa, TX
Tract 3 of the Marfa Ranch Limited development is located on Ranch Road 2810 just 10 miles from the town of Marfa. Protected by a Nature Conservancy Easement, The Marfa Ranch Limited development was created over 20 years ago to offer its owners the full beauty of the ranch experience, on more reasonably sized tracts. There is not another acreage tract of this size, this close to Marfa, with such expansive views and privacy, with the benefit of agricultural property tax valuation.
The most compact of the Marfa Ranch Limited tracts, this rare parcel seems to have been carved out intentionally to provide the highest experiential value per acre. Tract 3 encompasses almost the entirety of a hilltop, providing commanding views across thousands of acres of grassland bound by mountains in every direction. The entrance drive from paved Ranch Road 2810, also known as Pinto Canyon Road, leads up to a short, unassuming road and then turns dramatically up the hill to provide a panoramic grassland view.
The Nature Conservancy easement allows for the development of a 25 acre residential compound, a well, planned grazing and recreational hunting, but prohibits all further subdivision or commercial use of the Marfa Ranch Limited Tracts which will protect the view shed of Tract 3 toward the Davis Mountains.

Presidio County - Alamito Canyon, Ranch Road 169, Marfa, TX
The Alamito Canyon Tract is 645.32 acres and only a few miles off Ranch Road 169, 15-20 minutes south of Marfa, Texas in north central Presidio County. Parcels of this size in the northern part of the county are uncommon, and the four Alamito Ranch Tracts, ranging from 607-985 acres, present a unique opportunity to own a ranch just the right size for recreation, wildlife management, and agricultural pursuits.
This tract varies over 300 feet in elevation, from 4200 to 4,500 feet and is the highest, most northeastern, of the four Alamito Ranch tracts being offered individually. Views sweep up on the east from the canyon up the mesa, and west across Alamito Creek over 30 miles to the Cienega Mountains and south to San Jacinto Peak. From its mesa Alamito Canyon ranch offers an incredible vantage point for enjoying the exquisite high desert sunset.
This ranch is located within a transitional zone between two distinct ecological regions: the mixed prairie and the desert grassland. The Escondido Escarpment - the southernmost terminus of the Marfa Plateau - marks this habitat and elevation shift with its impressive 400 foot cliff faces, mesas, and deep rocky canyons. Diverse wildlife can be found year round including mule deer, blue scale quail, javelina, aoudad sheep, with an incredible, seasonal, migratory bird population.
Alamito Ranch has been engaged in grassland restoration through a series of EQIP subsidized programs. These programs aim to remove invasive species by utilizing spiking and grubbing. A cattle operation has continued as part of the restoration with the foremost priority being restoration of rangelands to their natural pre-agribusiness state. Reestablishment of native vegetation, the maintenance of healthy soils, and the conservation of local watersheds have been essential elements to restore habitat in the Alamito Valley.
As the new owner of the Alamito Canyon tract, opportunities for continued involvement in the restoration projects are available or operate the ranch as you please, as there is no conservation easement in place. The property currently has an agricultural property tax valuation. Tracts of this size in the northern part of the county are uncommon, and present a unique opportunity to own ranch land that is just enough for recreation, wildlife management, and agricultural pursuits. The deeded easement road entrance is accessed from RR 169 with the property line just a few miles further.

Although there is a wide variety of wildlife species on Pascasio Ranch, the Desert Mule Deer size and populations are impressive. Additionally, this is Aoudad country with a variety of bluffs and cliffs providing essential escape habitat. Blue quail are dispersed throughout the ranch and there is also great dove hunting at the water tanks. The Ranch is also home to many species of birds, raptors, and songbirds. The brush, trees, grasses, and forbs provide excellent habitat for these game and non-game animals. This is Chihuahuan Desert hunting land at its best and a nature lovers dream.
Water and Electricity
Pascasio has electricity through the north portion of the ranch with many incredible private future building sites along the exiting line. There are two shared wells with the neighbors and several water troughs providing the opportunity to pump wells to elevated storage tanks on the ranch that are distributed with buried water lines. Many tinajas are found in the shaded steep canyon bottoms that hold water during summer monsoon rains.
Minerals
The seller will convey 50% of minerals owned.
Sellers cousin owns the El Canon Ranch to the west which is also being marketed by King Land and Water.
