Jack County - TBD N. College Rd, Bryson, TX
The McAvoy is 104.13 acres and features a mix of native grass pasturelands, dense post oak thickets, and mesquite-covered pastures. Elevations range from 1,380 feet in the northeast to 1,270 feet in the southwest. A seasonal rocky creek runs through the property, providing a scenic and rugged landscape and a water source for wildlife. Existing trails make the terrain accessible, with several spots suitable for food plots or hunting stands, offering strong potential for hunting and recreational use. This land must look very similar to when Oliver Loving (of Godnight-Loving trail fame) was ranching nearby. Neighboring tracts have wind development and oil and gas locations, but this ranch is free from any energy development and is a blank canvas for your future improvements. Electricity is located on the property, and water well data on neighboring ranches is strong. The property is covered with mature post oaks (Quercus stellata), a common tree in the Cross Timbers region, which supports white-tailed deer, wild hogs, turkeys, as well as a variety of small game animals and upland birds. Native grasses, including gammas and bluestem, blanket the open parks, all part of a healthy ecosystem. The ranch is well-suited for hunters, cattle ranchers, or those seeking a private outdoor retreat. Bryson, established in the late 1800s, was a stop for cattle drives and remains a small, rural community tied to Texass ranching history. The surrounding area has a legacy of agriculture and land use, with some old homestead sites still visible in Jack County. McAvoy Ranch offers a practical opportunity for hunting, recreation, or personal use, with the chance to own a piece of North Texas land. At 76 miles to Fort Worth and 58 to Wichita Falls, a day trip to enjoy your ranch is always possible.

The Cross Timbers 428 is a real stunner located in the Cross Timbers region of Texas. This is a transition zone which creates many benefits for hunting and recreation, due to the diverse habitats and abundant wildlife it supports. Transition zones, often called edges, are areas where two different ecosystems meet, creating diverse habitats and resources that attract a wide variety of wildlife.
This ranch is complete with a small 2/1 tiny home with everything you could want when you go to the ranch with friends and family!
This one is located just over an hour from the metroplex, so you can pop over after work to blow off some steam and relax.
This is a pretty special ranch, and it is priced to move! Give us a call to schedule your private showing! Oh, and bring your fishing pole!
Driving Directions: From Loving, head north on State Road 16 for approximately 6 miles to Stewart Ranch Road. Follow Stewart Ranch Road to the east for approximately 2.8 miles to the gate on the south side of the road.
Location: This beautiful ranch is located northeast of Loving Texas in the eastern edge of Young and the western edge of Jack Counties on the south side of Stewart Ranch Road.
Acreage: The Cross Timbers 428 consists of approximately 428 acres and is all in native and improved pastures. The north end of the ranch has a heavy cover of Oaks, mostly Blackjack and Post Oak. As you head east and south, the ranch breaks off into rolling Mesquite pasture with some areas of pretty thick Hackberry trees and bull mesquites. The cover and habitat is absolutely gorgeous with incredible views that do not disappoint! As mentioned before, the ranch lies in a transition zone, which creates beauty and very high-quality cover and bountiful groceries for livestock and wildlife!
Topography: The topography in this area and on the ranch is rolling, with around 70 feet of elevation change. There is a very nice drainage running from north to south, which feeds into the two ponds near the center of the ranch.
Rainfall/Elevation: Jack County receives an average annual rainfall of approximately 30 inches according to the Texas Almanac online.
Cover: The northern third of the ranch is heavy Blackjack and Post Oak thicket intermixed with large Bull Mesquites and many different types of browse plants. As the topography breaks off to the south and east, the ranch opens up into a very healthy mix of Hackberry and Mesquite pasture. The Hackberry trees are one of our favorites because the deer absolutely love them as they are a very high-value browse plant. The satellite imagery may be a little misleading to you, as it was for me, because the south end looks to be very open, but the cover is just about perfect.
Fences: Fences are barbed wire and are in fair to excellent condition.
Utilities: Electricity is available and currently connected to the cabin located near the center of the ranch.
Water: The Cross Timbers 428 has an abundance of water with three beautiful clear water earth tanks as well as a water well connected to the cabin. The ponds/tanks will be perfect for fishing or just relaxing and enjoying the view!
Hunting: Hunting in Jack and Young counties is known to be very good, producing lots of high-quality game. The transition zones always seem to provide bountiful habitat for wildlife and a veritable buffet for the animals to flourish. This area supports a healthy population of white-tail deer, Bobwhite quail, Rio Grande turkeys and of course feral hogs. The southern end is a little more open and will make for a lot of fun calling varmints! The ranch also has several surface tanks that will be great for fishing during the warmer months.
Residence and Improvements: The ranch has a small 2/1 Ulrich log cabin nestled into the oak trees near the west side of the ranch. The cabin has all the creature comforts that you have come to expect, and the porch will be the perfect place to relax with a book or a cigar and a cocktail with friends!
Minerals: The seller does not own any minerals under this property.

Situated just 2.9 Miles east of Perrin, this wooded property is accessed by a deeded 50-foot-wide lane off E. Hackley Street (FM 2210), making it convenient and private
The significant recreational potential is obvious when you walk the trails and the two creek areas. Whitetail and feral hog tracts are stacked in the sandy bottoms. Varied topography, dense stands of mature post and blackjack oaks, and abundant wildlife make it an ideal retreat. Two seasonal creeks cross the property. One in the northwest corner and one in the eastern third. The ingredients are here for a very private and secluded homesite. Build a cabin or a full-time residence. Proximity to major roads makes it easy to access yet it maintains the secluded feel that makes country living so desirable. Good water well data on surrounding places, electricity handy and the ability to subdivide wooded lots could be of major value in the coming decade.
With its fertile sandy loam soil, this ranch is also primed for a range of agricultural pursuits, including cattle grazing. It is fenced on three sides with 5-strand barbed wire.
Investment potential is also of note on this tract. With dozens of potential home sites, Post Oak Trails offers a fantastic investment opportunity. Build your permanent residence here or hold it for future development. Well data from nearby properties suggests reliable water availability from the Trinity Aquifer, and electricity is conveniently located at E. Hackley Street, making this land ready for your vision to come to life. I am happy to provide a well data folder with depths and average gallons per minute, as well as a map of the soil types.
If you're interested in building a private estate, managing a small cattle herd, or seeking a recreational getaway, this property offers many possibilities. Dont miss the chance to own a piece of Texas with great potential for growth and enjoyment.
