Location: Located in Foard County, five miles northwest of Crowell, Texas.
Terrain: The Rohner Ranch is a multi-use property suited for both sportsmen and cattle ranchers. Fences: Fences are older cedar posts and barbed wire. Better fences exist on the west and north boundary. The south fence is considered fair, while the east fence is fair to poor.
Utilities: Co-op electricity is found along the county road. Service is not installed on the property, Buyer or Buyer's agent should verify electricity.
Water: The north half of the property sits on top of the Seymour aquifer. An old hand-dug well exists on the property, but it has not been tested. Some shallow wells are in the immediate area. The property has a nice stock tank that holds water in extreme conditions. It seems also to be an attraction for waterfowl. A second smaller stock tank is on the property as well.
Hunting: The hunting on the property is great! Whitetail deer and feral hogs have been the main target, but some quail do frequent one feeder, and varmints are also present. Rio Grande turkey are in the area but have not been seen recently. A nice large covey was seen when we took pictures of the property.
Minerals: The sellers own one-third of the previous landowner's minerals and will convey that mineral interest with an acceptable offer. The seller does not have knowledge of the actual percentage owned.
