Fayette County - 1000 FM154, Muldoon, TX
1,845 Acres Bar Nothing Ranch , Fayette County
1000 FM 154 Muldoon, TX 78949
Description: Opportunities to own a property like the Bar Nothing Ranch are few and far between and only becoming rarer with time. Owned and operated by the same family since 1971, the Bar Nothing Ranch stands as the largest contiguous property in Fayette County. Its upside potential is tremendous, thanks in part to its central location between three of the largest cities in the country: approximately 60 miles from Austin, 95 miles from San Antonio, and 115 miles from Houston. The ranch itself is nothing short of exceptional, offering sweeping pastures, towering hardwoods, lush creek bottoms, striking elevation changes, well-placed improvements, and abundant surface and subsurface water. Its a landscape with both legacy and limitless possibility.
Improvements: The quaint 5-bedroom, 4.5-bathroom home sits in a spectacular setting beneath towering oak and elm trees, thoughtfully placed to overlook the Buckners Creek bottom for truly breathtaking views. Built in the early 1970s and featured in Architectural Digest soon after, the home showcases an open-concept living and dining area with floor-to-ceiling windows that frame uninterrupted vistas of the surrounding landscape. A pool and covered pavilion offer a welcome retreat during warmer months, and a three-vehicle carport provides ample parking. At the ranch headquarters, youll find an office, horse barn, cattle-working pens, a hay barn, and multiple additional barns and storage buildings. The property features a low-fence perimeter and extensive cross-fencing designed for efficient cattle rotation. Numerous prime building sites are available should a new owner wish to add improvements tailored to their needs.
Water: This ranch offers exceptional surface and subsurface water. Live Oak Creek and Chandler Branch Creek converge into Buckners Creek on the property, with each holding water year-round and flowing consistently during periods of normal rainfall. Blue Lake, the largest body of water on the ranch, spans approximately 6 acres when full and includes two islands. A water well believed to produce roughly 120 GPM previously supplemented Blue Lake to maintain a constant level. In addition to two other ponds, the ranch has a total of four water wells, with both the Blue Lake well and the house well each yielding over 120 GPM. Water troughs are scattered throughout, ensuring at least one dependable source of water in every pasture. There is also municipal water to the house, available line along FM 154 with two meters in place.
Vegetation/Terrain: The property offers a balanced mix of open pastureland dotted with century-old oaks and thicker wooded areas along the creek bottoms and drainages. Historically operated as a cattle ranch, the open pastures have allowed some brush to return, creating additional cover for wildlife. The creek bottoms are lined with towering Live Oak, Post Oak, Cedar Elm, and occasional Pecan and Cottonwood trees. Rolling terrain with nearly 100 feet of elevation change provides beautiful views across the ranch, including one of the best vantage points from the back porch of the home.
Wildlife: The ranch is teeming with wildlife, including a robust population of whitetail deer, Rio Grande turkeys, dove, wild hogs, and varmints. Blue Lake and the Buckners Creek bottom attract abundant migrating waterfowl in the fall and winter months. Fishing opportunities for bass, catfish, and perch are available both in Blue Lake and in the creek.
Minerals: Negotiable. Contact broker for details.
Taxes: Agricultural Exempt.
HISTORY:
During the 1970s and 1980s, the Bar Nothing Ranch played a significant role in the growth of the Beefmaster cattle breedfamously endorsed by baseball legend and Texas rancher Nolan Ryan. Large sales of this now-iconic breed were held on the property, drawing cattle buyers from across the country. The ranch surrounds the small town of Muldoon, a community with a rich and colorful past. The town was named for Father Michael Muldoon, a clergyman who briefly served Stephen F. Austins first colonists. In 1834, Muldoon traveled to Mexico to visit Austin during his imprisonment and, after voicing pro-Texan sympathies, was briefly jailed himself. He later returned to Texas following the revolution and reappeared in 1842, when he received a letter of appreciation from President Anson Jones. In the early 1900s, the San Antonio and Aransas Pass Railroadrunning along what would later become FM 154brought substantial passenger traffic to Muldoon. The railroad served as a major driver of the towns economy, but as ridership dwindled and diesel locomotives eliminated the need for frequent water stops, Muldoons prominence faded. The old train station was abandoned in the 1950s with the discontinuation of the Dinky, a small passenger train once running between Flatonia and Muldoon. Muldoon once supported a thriving business community, including several stores, a saloon, a blacksmith shop, a hotel, and a rock quarry whose stone was used in constructing the Galveston jetties. Although none of these businesses remain, several historic structures still stand, including the Kerr Storebuilt in 1890 and abandoned in the mid-1900salong with another former store, the old blacksmith shop, and other notable buildings along FM 154.

Fayette County - Cistern, TX
Located just off the Bastrop/Fayette County line near the tiny community of Cistern, the 92-acre the Los Cazadores Ranch offers the best of Texas. Fronting Highway 95, the property supplies plenty of elbow room within easy reach of small town hospitality and metropolitan amenities.
Built in the 1900s, the Cistern General Store, just two miles from the ranch, is the first stop on the hospitality trail. With its famed burgers and old-time jukebox, the store has been a natural gathering place for generations. Smithville, site of the classic movie "Hope Floats," is 12 miles away. The once-sleepy town now offers a host of charming restaurants and boutiques. Historic Gonzales and "meaty" Lockhart, the barbecue capital of Texas, are also nearby neighbors.
If a dose of big city lights is in order or if an easily commutable second home is on the planning board Austin is 60 miles, San Antonio is 90 miles and Houston is 120 miles.
With a ranch like this, though, it is tempting to just stay at home. The land, like most in Texas' "other Hill Country," rises and falls gently. An ideal home site sits near the center of the ranch, offering ultimate privacy. Electricity from Fayette Electric is readily available and a newly dug water well has been added to the property.
Recent selective brush clearing has heightened the land's natural beauty. The well-planned work created a mosaic of pastureland and brush that not only showcases legacy oaks and majestic cedar elms, but provides plenty of habitat for wildlife. As part of the brush management efforts, the perimeter has been completely cleared, making it easy to see the neighboring farms and ranches.
In addition, two 10-acre tracts one in the north part of the ranch and the other in the south have been cleared to provide additional forage for cattle and wildlife. The areas surrounding the three ponds have also been "cleaned up" to create an oasis for angling, if the new owners choose to stock them with bass, catfish, perch or any other suitable freshwater species.
The ranch, which has been used primarily for livestock, maintains an agricultural tax valuation and is home to white-tailed deer and feral hogs. Turkeys, doves and waterfowl frequent the property as well. It could be easily transitioned to a wildlife tax valuation if the new owners are so inclined.
Clearly defined ranch roads deliver access throughout the perfectly sized getaway. The traditional barbed wire fences are in good condition. A vintage, but non-functional windmill serves as an eye-catching reminder of an earlier, simpler time.
For those seeking country living with easy access to the world beyond, the Los Cazadores Ranch is a rare chance to have it all.

Land & Water
The tract has roughly 10 feet of elevation change, giving it a nice, gently rolling feel with good drainage. Live Oak Creek (wet-weather) borders the north boundary, and a dug-out tank near the middle of the property catches and holds rainfall. TOPOGRAPHY, RANGELAND & HABITAT
The Hidden Antler Ranch is located within the coveted bluebonnet country of the Post Oak Savannah ecoregion. Fayette and a few adjacent counties coalesce to form this region that is composed of some the most valuable land in the state of Texas.
Bisected by the seasonally flowing Chandler Branch Creek, and ranging in elevations by up to 70', this property exhibits a wide gradient of plant communities. The tree species on the property that account for the majority of land cover are post oak, live oak, cedar, and elm. Intermittently dotted within these dense stands of forest are cleared openings that allow for long vistas for hunting and general admiration of the country. These clearings coupled with the remaining post oak savannah account for about 75 acres or ~14% of the property's acreage. The soil makeup on this property is primarily composed of fine to very fine sandy loams (87%), with small pockets of clay loam in the lower contours along Chandler Creek (4%). The remaining soil types are distributed amongst other sand and clay based loams.
WILDLIFE
The inherent heterogeneity on this property coupled with the abundant water sources combine to facilitate ideal habitat for many of the native mammal and bird species.
White-tailed Deer: The genetically improved whitetail herd has been closely managed for over a decade. Managed under the provision of the TPWD MLDP III classification, selective harvesting and required annual management practices have been diligently carried out by the current owners. As a product of these actions, superior genetics, and proper nutrition, bucks from this property commonly score in the 170-180+ range. A 7 acre holding pen is located in the NW section of the property which can be used for a multitude of whitetail centric purposes such as soft releases, and breeding operations.
Turkey: A healthy population of Rio Grande Turkeys also call the property home thanks to the mature hardwood forests that provide excellent brooding and roosting habitat. In the spring these birds are commonly seen in the open areas of the property as they compete for breeding opportunity.
Waterfowl: The ten ponds scattered across the property play an important role for all the ground dwelling mammals, but when winter comes around these ponds also become wintering grounds for many migrating waterfowl species. Ducks that frequent this area include mallards, gadwalls, teal, ringnecks, wood-ducks, and widgeon.
AGRICULTURE
There is currently no grazing or agricultural production on this property. However the property is tax exempt under a wildlife exemption.
IMPROVEMENTS
Of equal quality to the land, the built improvements on the Hidden Antler Ranch are premier. These carefully thought-out additions to the ranch offer a high degree of comfort that is rare to find on rural properties.
Main Houses: Built in 2013, the sister houses are 3,742 SFT and 2,880 SFT. The larger of the two houses is a 3 Bed/3.5 Bath while the other has 3 beds/3 baths. Designed with community time in mind the layouts are open and inviting, featuring natural wood finishes and lots of natural light.
While similar on the exterior the two houses do feature some individual nuances such as an upstairs game room in one house, and varying kitchen and living room layouts. The exterior woodwork and landscaping that make first impressions are pleasing to the eye, while the pool area and a beautifully engineered pond are all visible from the many windows that line the back wall of both homes. Covered carport parking and convenient outdoor storage areas are also built into the plans for these unique houses.
Pool Area: Sitting just off the covered back porches of the sister houses is a 1200 SFT pool. This pool overlooks a manicured backyard, and a nice pond that has been tastefully located behind the housing compound. Adjacent to the pool is a custom stone fire pit with room for many to gather around when fall and winter come around.
Barndominium: Built in 2011 this multi-use barndominium was expertly engineered to serve a plethora of needs. Around 1500 SFT of the space is a sealed storage barn with a concrete foundation where landowners can store their tools and toys. The building also doubles as a living quarters equipped with a kitchen, living room, and large bedroom. Outside of the living area is a covered cement pad which is used as an outdoor storage and social area.
Wood Cabin: Neighbor to the barndominium, this nostalgic feeling cabin built in 2011 has a large bedroom with two twin sized beds, and a full bath.
High Fence: The property is entirely high fenced excluding one 12 acre exclusion area where low fenced hunting is available on the southern boundary. The high fence is a total of 22,000+ linear feet and is in excellent condition.
Other: The road system built into this property is extensive, totaling over 8 miles of drivable trails. These wooded trails create the desirable effect of making the property feel twice its size. Additionally, nearly 1 mile of the roads on the property between the housing compounds are covered with high-grade caliche for ease of travel.
There are many stand and feeder setups throughout the property, as well as a protein/grain storage silo that is located next to the barndominium.
High speed internet is available at the housing compound thanks to fiber optic cable that has been brought in by the owners.
WATER
There is 8,780 feet of frontage on both sides of Chandler Branch creek as it runs from the NW corner to the SE corner of the property. There is also a smaller unnamed creek drainage that runs southward from just east of the entrance into Chandler Branch in the middle of the property.
In addition to the creeks there are a total of 11 ponds on the property ranging in size from 1/4 to 3/4 of an acre. In total the ponds combine to form a significant 5 acres of surface water.
There are 4 known operational wells on the ranch, all of which have been drilled since 2003. The wells range in bore depth from 275' to 570', and the groundwater is plentiful and of excellent quality.
ELECTRICITY
The ranch has electrical service via distribution lines that run from W. Old Lockhart Road to both the housing and barndominium compounds. Fiber optic cables have also been trenched to the housing which provide more reliable high-speed internet.
