Culberson County - Van Horn, TX
Within its 27,740 acres, the Horse Canyon Ranch in Culberson County showcases the diverse, rugged beauty of far West Texas. Historically, used as a working ranch, the low-fenced property is a recreational paradise that can be accessed from both I-10 and Highway 90. The Lobo-Garren Ranch Road, a well-maintained county road, transects the property linking both major thoroughfares and good dirt ranch roads crisscross the ranch.
While the Horse Canyon Ranch has plenty of the wide-open spaces that define the region, it is only 20 minutes from Van Horn, the county seat, and just over an hour to Marfa, one of Texas most beloved destinations. The ranch is nestled between the Jeff Davis Mountains and the Wiley Mountains. With its expansive views and desert climate, it is reminiscent of Arizona.
Because the landscape includes both desert rangelands and craggy, but accessible mountains, the ranch is home to pronghorn antelope, blue quail and some Gambels quail as well as mule deer, aoudad sheep, free-ranging elk and the occasional mountain lion or black bear.
For the past couple of years, the ranch has implemented a protein feeding program using approximately 22 feeders scattered across the property. Working with the Texas Parks and Wildlife Department, the ranch team participates in aerial wildlife surveys.
Historically, used as a working ranch, the property has been rested from cattle grazing for the past few years. Horse Canyon Ranch is a recreational paradise with agricultural infrastructure including three sets of working pens. The ranch is divided into nine main pastures and three traps. The cattle operation could be easily reinstated as an additional income stream and range management tool. In good years, the carrying capacity is 300 to 350 head of mother cows.
In arid areas, water is crucial. The ranch has five working wells, with a mixture of electric submersible and solar pumps, and two non-functional wells. Water distribution to meet the needs of wildlife and livestock has been an on-going effort. The ranch is home to an extensive network of piping, water troughs, storage tanks and wildlife guzzlers.
The main headquarters includes a three-bedroom/two-bathroom ranch house with a full kitchen, living room and central heat and air, a barn, a storage barn and a tack room as well as one of the three sets of working pens.
Horse Canyon Ranch offers a lifestyle as big as the West Texas sky. Here you can get away from it all and rediscover the peace that comes from elbow room and the grandeur of nature.
Existing hunting and grazing leases create an income-producing opportunity for a new owner, if desired.
To experience the diverse, accessible beauty of Horse Canyon Ranch for yourself, call Howard W. Hood at (830) 739-3815. The ranch is listed for $825/acre.

Culberson County - IH-10, Van Horn, TX
Encompassing nearly the entirety of a West Texas mountain range is the Wylie Mountains Ranch. The range, named after the pioneer settler Robert K. Wylie (1885), is rich with history and diverse in habitat. The ranch includes desert grasslands/brushlands on its outer portions with foothills, expansive canyons and mountains with numerous peaks over 5,000 in the more central portions. The different ecosystems provide a home for a diverse array of wildlife as well as grazing opportunities for livestock.
LOCATION
The ranch is located southeast of Van Horn, TX and about 20 driving miles from the Culberson County Airport. Drive time to Marfa is an hour and about 20 minutes; El Paso is about 2 hours and Midland is about 2.5 hours.
TOPOGRAPHY, RANGELAND & HABITAT
The ranch encompasses nearly 100% of the Wylie Mountains with about 3/4 of the ranch being mountainous and some foothills with the remaining portions being in the flats. Elevations range from 3900 to 5310 above sea level. The ranch has rangeland/habitat areas exhibiting various Chihuahuan Desert ecosystems including desert scrublands, desert grasslands and desert mountains. Accenting the mountainous terrain are immense escarpments and spectacular canyons.
Trees found on the ranch, predominantly in the canyons and drainages, include hackberry, evergreen sumac and flameleaf sumac along with other typical species of brush, succulents and grasses across the ranch.
Another unique feature of the ranch is a large sinkhole or cave that begs further exploration.
WILDLIFE
Native Wildlife found on the ranch include mule deer, pronghorn antelope, scaled quail, Gambels Quail and the infrequently seen Montezuma Quail. Exotic wildlife found on the ranch include elk and aoudad. The property has been managed predominantly for wildlife with a limited feeding program and water distribution.
AGRICULTURE
The ranch has been used for livestock grazing in the past; however, at present the only cattle are some strays from a neighbor.
IMPROVEMENTS
Most of the improvements are located in the headquarters area on the northern portion of the ranch and about 3 miles in from the main gate.
The owners home is a 3/2 metal sided residence with wrap around covered porch and carport in good condition. It is located on a hill just a short distance east of the operational headquarters.
The managers home is an older modular 3/2 at the operational headquarters. The headquarters area also includes several barns/sheds, a shop, an equipment shed with a walk-in cooler, traps and working pens.
There is another small barn and set of pens on the southern portion of the ranch (the Sloan pasture).
WATER
Groundwater is available in certain areas of the ranch from the West Texas Bolsons minor aquifer (we believe). There are 6 operating water wells. Most of the wells are about 700 deep and the best ones are capable of producing 15-25 GPM providing adequate well water for ranching operations.
There is an extensive distribution system to troughs and storage across many portions of the ranch. There are also numerous dirt tanks to capture and hold runoff for periods following a rain event.
MINERALS
Approximately 26,734+/- acres are mineral classified and the specific rights associated with state classified minerals will convey to the buyer. Seller will be reserving any fee minerals owned by the seller.
ARCHEOLOGY
Among other interesting things, the Wylie Mountains are home to a distinctive agate, referred to as butterscotch agate, that resembles butterscotch taffy and ranges in color from light brown and dark yellowish brown to moderate brown.
OTHER
In addition to the deeded acreage, the ranch also includes 1,109.5+/- acres of land leased from the Texas Pacific Land Trust.
The white dashed line on our map indicates the general location of 470+/- acres of multiple smaller inholdings lacking accessibility. Please ask the listing Broker for more information.

Known for dramatic desert mountain scenery and expansive West Texas horizons, the ranch presents a rare opportunity to advance a developing mule deer and quail program in a region long recognized for producing Boone & Crockettcaliber mule deer. The ranch benefits from its location amongst similar wildlife-focused ranches. The property is currently operated under a Managed Lands Deer (MLD) Program, providing extended season structure and enhanced management flexibility.
LOCATION
The ranch is approximately 27 miles northeast of Van Horn, the county seat, with access from FM 2185.
Drive times:
San Antonio 5 hours 45 minutes
Midland 2 hours 40 minutes
El Paso 2 hours 15 minutes
TOPOGRAPHY, RANGELAND & HABITAT
The ranch includes rugged canyons, rock outcrops, benches, and broad valley floors with varied elevations and landscape character. The 7 Hearts Draw and 7 Hearts Gap form notable geographic features shaping natural travel corridors and habitat transitions.
A healthy mix of native desert grasses and Chihuahuan Desert vegetation, including cholla, mesquite, ocotillo, creosote, and towering Spanish daggers (yucca), provides forage and cover for wildlife. Years of minimal grazing have supported strong vegetation conditions across much of the property. The ranch is well-suited for mixed-use land stewardship, offering a balanced opportunity for wildlife-focused management while still accommodating the potential for selective, low-intensity grazing in suitable areas.
WILDLIFE
The mule deer and quail populations are in an active development phase, supported by a program including water distribution, supplemental feed (8 free-choice feeder locations), and recent road development with improved access routes that enhance habitat management and operational efficiency. Additional native and free-ranging species typical of the Delaware Mountains include pronghorn antelope, aoudad, javelina, mountain lions, coyotes, bobcats, and occasional wandering elk, contributing to a diverse hunting and wildlife experience.
IMPROVEMENTS
The headquarters, known as the 7 Hearts House, is a furnished 3-bedroom, 3-bath home featuring a wrap-around deck, stone patio, and outdoor fire amenities. This is a rare opportunity to continue shaping a developing wildlife and land stewardship vision in one of West Texas most respected mule deer and desert quail regions.
WATER
Water is supplied by one good well supporting a distribution system serving 11 water troughs. Please ask broker for further details.
AREA HISTORY
The history in these mountains runs as deep as the draws and canyons of these fossil reef mountains. Looking back in history the land has been home to Apaches, 1,900s zinc and barite mining expeditions and at present a meticulously managed mule deer herd. The Mescalero Apaches were known to be nomadic hunters and fierce warriors. They used shelters known as Wicki-Ups which are short rounded dwellings made from hides and twigs. Their artifacts are still found on the ranch today by the hundreds!

This vast Michigan Flat expanse is set in a valley among some of the most stunning mountain landscapes including the Eagles, Carrizo, Beach, Van Horn, Apache, Wylie, and Davis Mountains. The non-farmed part of the ranch is a combination of rolling limestone hills and flats that are excellent grazing. The climate and soils support a mix of high-desert vegetation from scrubland to grasslands. The ranch vegetation includes tabosa grass flats, dense pockets of buffalo grass, love grass, spangle-top and gramma grasses to bands of native brushland that provide cover and habitat for wildlife. Michigan Flat Draw has a variety of larger brush and trees meandering through this wide-open grassland portion of the ranch creating collection points for grassland runoff during the summer monsoons capturing water into several dirt tanks.
Habitat and Wildlife
Koehn Ranch and Farm is home to many species of birds, raptors, songbirds, and upland game birds including tremendous Mourning dove, and Blue (Scaled) quail populations creating fantastic hunting opportunities. Big game species include desert mule deer, elk, pronghorn, javelina, and aoudad. Some of the best mule deer genetics in West Texas are found in the Van Horn area and on this ranch. Improved farm crops such as wheat, rye, barley and milo create a feedlot effect for wildlife during growing season and harvest. This ranch is an excellent habitat for many game and non-game animals.
Water
The ranch and farm has 16 permitted irrigation wells, many which are tied together to push water to the circles throughout the farm. Water can be moved to active circles from around the ranch. The pecan orchard is flood irrigated by large three phase electric pumps. Michigan Flat Draw runs water during summer rains. There are several troughs, ponds, and large reservoirs that are supplied by well water infrastructure for livestock and wildlife.
Property is a good candidate for IRS Residual Soil Fertility Deduction for a new owner.
