Description:
****MAJOR PRICE IMPROVEMENT****
Welcome to the La Parita Creek Ranch located in western Atascosa County. This ranch encompasses 1056+- acres of prime South Texas habitat and stunning improvements. The main focus of the improvements is the Mediterranean Style custom main home and guest home. This home feature 4609 square feet of living space with 3 bedrooms and 3.5 bathrooms with multiple flex rooms. The guest home is a 1 bedroom and 1 bathroom and is located adjacent to the home as well. The backdoor of the main home leads to an expansive covered patio that opens up to the pool and the outdoor fire ring area. Over 2000 square feet of outdoor patio space makes up the backyard providing an ideal setting for entertaining. On the North end of the ranch there is also a large Barndominium with full living quarters, large kitchen, and tons of storage space. No expense was spared on the building of these homes and extremely fine attention to detail is apparent throughout the improvements. You truly must see these homes to appreciate.
The prime South Texas habitat boasts an exceptional White-Tailed Deer herd that has been intensively managed since 2012. This ranch has been on a strict management and feeding program for years providing a herd that produces deer well over the 200 mark with both typical and non-typical genetics. The ranch also features its own herd of Axis Deer allowing the new owner to be hunting both giant White-Tailed Deer and exotics on day one. Water is abundant with 3 ponds and 10 concrete water troughs scattered throughout the ranch with 2 of the ponds having water wells to supplement in times of the all too often droughts. The ranch also features 2 large equipment sheds, 2 MLD/soft release pens, and easy direct access off of paved FM 2146. The La Parita Creek Ranch, located in the red dirt region of Atascosa County, is a prime example of what intensive deer management and extreme dedication to a South Texas hunting ranch can produce. With the upscale building improvements combined with the meticulously managed deer herd, you wont find many ranches like this anywhere else in Texas!
Location:
This ranch is located in western Atascosa County and features easy and direct access from paved FM 2146. This ranch is 9 miles West of Jourdanton, 6 miles North of Charlotte, and only 39 miles to Downtown San Antonio. The close proximity to San Antonio allows for easy commuting and the location of the ranch provides easy access to many surrounding towns. Atascosa County is not an immediate border county in South Texas and is approximately 100 miles from any point along the border. The current owner has not had any issues with any people walking through or driving through the ranch since purchasing. This area does not have the constant pressure and presence like some areas do that are closer to the border.
Approximate Travel Times:
Downtown San Antonio: 45 Minutes
Austin: 1 Hour and 55 Minutes
Houston: 3 Hours and 26 Minutes
Improvements:
The building improvements on this ranch consist of the main home, guest home, and the Barndominium along with the equipment area. The custom built main home was completed in 2018 and features 3 bedrooms and 3.5 bathrooms and 4609 square feet of interior living space with numerous flex rooms. Over 2000 square feet of patio space is located behind the home surrounding the pool and connecting to the guest home. The guest home features a 1 bedroom and 1 bathroom layout that totals 668 square feet of living space. A Generac backup Generator has also been added to power the main home even in times of severe weather.
The Barndominium was constructed in 2012 and features a 1 bedroom and 1 bathroom layout enclosed room inside the Barndominium. On the exterior of the room is a large kitchen, dining, and living area that would be ideal for entertaining.
The equipment area is made up of two covered sheds both with storage containers currently being use for ranch equipment and vehicle storage. This area is fenced and also has concrete floor dog kennels.
Improvements in the pasture consist of high-fencing that was installed in 2012, 2 DMP/soft release deer pens, 2 working water wells, and an extensive network of buried water lines. The buried water lines supply water to 10 concrete water troughs scattered throughout the ranch and the water is provided by Benton City Water. A very nice cleaning station area is also located not far from the equipment shed area. All hunting blinds, broadcast corn feeders, and protein feeders will convey with the sale.
Water:
Water in South Texas is crucial to White-Tailed Deer development and this ranch has no shortage of surface water. An extensive network of buried water lines provide water to 10 concrete water troughs scattered throughout the ranch. Two large ponds also provide water to the native wildlife with one of the ponds being stocked with Bass, Catfish, and Perch providing additional recreational value. These two ponds are supplemented from one electric water well and one solar water adjacent to them to maintain desired water levels even in times of drought. An additional pond is also located on the western side close to the equipment sheds for a total of three ponds.
The La Parita Creek Ranch gets its name from the seasonal creek that flows through the West side of the ranch and begins less than two miles North.
There is also an opportunity for irrigation on this ranch due to the substantial underground water in this area. Some surrounding water wells have water volumes in excess of 1,000 GPM. Most non-irrigation water wells have water volume ranging from 50-100 GPM and depths ranging from approximately 375 to 600.
Wildlife:
The central focus of the wildlife has been the tremendous White-Tailed Deer herd. The original ranch was perimeter high-fenced in 2012 with excellent genetics introduced shortly after. The ranch has been under a strict game management program and feeding program since that time and the results have been very evident year after year. The game management program has been under the guidance of a Certified Wildlife Biologist for the last 10 years. Prior records are available upon request.
The ranch consistently produces deer well over the 200 mark and the genetic characteristics feature both typical and non-typical frames. The ranch has not been leased or commercially hunted by anyone other than family or select guests since under the current ownership. Growing a deer herd to have the number of giant deer that this ranch has takes years of dedication, time, and a very large financial undertaking. This ranch already has it!
Along with the exceptional White-Tailed Deer herd is also a strong herd of Axis Deer. The Axis population is estimated to be around 40 with numerous quality mature bucks.
Rio Grande Turkey can also inhabit this ranch and find suitable refuge along the La Parita Creek and other areas that are inundated with large Bull Mesquite Trees.
The Bobwhite Quail population has not had much pressure in quite sometime and should still be benefiting tremendously from the brush work completed in the past.
The dove hunting has been known to be excellent in this area due to the irrigated farm land and large neighbors in the area.
The current management program has also done a tremendous job of suppressing the predator and Feral Hog populations by utilizing strict population control measures. A Certified Wildlife Biologist currently manages the ranch and can continue managing if the new owner so desires.
Habitat:
The habitat on this ranch consist of a mix of heavy South Texas brush and some areas of motte-style brush country. The ranch had a substantial amount of brush work completed in years past creating an excellent balance of both brush and open areas for deer and quail to thrive. Cattle have not been on the ranch in recent years allowing for the habitat to maintain a natural state for the wildlife.
The red sandy loam soil, most notably known for growing big deer, is found throughout the ranch and grows a diverse range of vegetation. The brush on this ranch consist of Mesquite, Blackbrush, Granjeno, Brasil, Guayacan, and Persimmon. A tremendous portion of the brush on this ranch produces high protein content and provides excellent vegetation for antler development.
Electric:
Electricity can be found in a few different areas of the ranch allowing for easy access for future improvements. Electricity is of course located on the North side of the ranch at the main home, the Barndominium, and is located along FM 2146. The southwestern side of the ranch also has electricity that has been ran to provide power to one of the water wells.
Topography:
The ranch has a rolling feel to it and the elevations vary across the ranch from 510 to 600. The highest area of the ranch being on the northern end with the lowest area being along La Parita Creek along the western end.
Overall this ranch is being offered almost completely turnkey and ready to be enjoyed today with its custom built improvements and the wildlife that has been meticulously managed for more than a decade. Schedule your showing today!

Atascosa County - 4000 FM140, Charlotte, TX
The CJ8 Turkey Creek Ranch is a spectacular south Texas high fenced ranch with everything in place to start enjoying on day one! From the moment you enter the custom gate, the care taken to manage the ranch is evident. The all weather road winds a wide path to the incredible headquarters while passing one of numerous fishing lakes and senderos that warrant slowing down and looking for trophy deer. The main lodge, overlooking a small lake and Turkey Creek, is simply awesome and offers spacious living and entertaining possibilities. The ranchs deer herd has been intensively managed for years and the results are visible!
LOCATION
The ranch is located on the north side of FM 140 and about 6 air miles from Charlotte, TX. Drive time from San Antonio is about 1 hour; from Houston is just over 3.5 hours and from Austin is a little over 2 hours.
TOPOGRAPHY, RANGELAND & HABITAT
The ranch includes areas of heavy diverse brush, bull mesquites and some limited pasture with predominantly sandy loam red dirt soils all providing high quality habitat for the wildlife that thrives on the ranch. While there are some elevation changes, Turkey Creek and 7 other drainages really add to the diversity.
WILDLIFE
Wildlife includes an intensively managed white-tailed deer herd, turkey, dove, waterfowl, some quail and a herd of axis deer. The ranch has been managed for trophy white-tailed deer for many years. Predator control is actively in place.
The ranchs wildlife management program includes supplemental feeding, water distribution, census, selective harvest and predator control to achieve its management goals. The ranch works to maintain a deer to 6 acres with good age structure to produce mature trophy bucks.
The ranch is currently equipped with 7 high quality elevated deer stands, 7 protein feeders and 9 timed corn feeders.
AGRICULTURE
A limited number of cattle have been maintained on the ranchs pastures and both blackbuck antelope (past) and axis deer (past and current) herds are raised on the ranch.
IMPROVEMENTS
The main lodge is a spectacular custom home overlooking a small lake and the Turkey Creek wildlife corridor. The home includes 5 bedrooms (and 5-1/2 baths), an spacious kitchen, custom built bar, living and/or dining areas located in the expansive high ceiling great room providing a fantastic location for trophy mount displays. The home is equipped with smart technology for ease of operation. A two sided fireplace is centrally located in the living area. In addition, there is a custom gun and tackle room plus a walk-in cooler for interior needs. Well-appointed covered parking is just out the bar door. Covered porches with sitting and relaxing areas are found on the south and west sides along with an outdoor kitchen (complete with a drop down television). Nearby are also a firepit and a concrete cowboy hot/cold tub fed with naturally hot water from the deep Carrizo well or cooler water from the domestic well, and a small garden.
Across the drive from the lodge are 3 custom built stucco 2 bedroom casitas with living rooms and kitchenettes.
A short distance away are the foremans house, the game cleaning facility (including a walk-in cooler), equipment shed, feed silo, shop, former deer pens and the guest overflow/guide quarters.
The ranch is perimeter high fenced (great shape and maintained). The northern 121+/- acre pasture is separately high fenced and there is a 15 acre fenced pasture north of the lodge.
WATER
Turkey Creek, a wet weather creek, traverses the ranch for approximately 1.25 miles.
There are 7 lakes/ponds on the ranch, ranging from acre to over 2 acres in size, and all are supplemented with water from the high volume well. All of the lakes except one support recreational fish populations and the small lake near the lodge is used to produce baitfish and catfish. These lakes/ponds are the primary water source for the ranchs wildlife and exotic livestock.
The 7 lakes/ponds are supplemented via piped water from a high volume well located near the southern boundary. This irrigation well was drilled in 2006 to a depth of 2,200 feet and tested over 1,000 GPM. It is currently outfitted with a 75 HP electric submersible and produces approximately 600 GPM.
There is one domestic well and cattle are currently pastured just north of headquarters and utilize trough water from the domestic well. The domestic well is also used for the yard irrigation system, garden, the barns and pens at the headquarters.
City water is used for the residential structures and game cleaning facility.
ELECTRICITY
Electricity is available at several locations, including 3 phase power.
MINERALS
This offering is surface only. There are two well maintained active oil & gas sites on the ranch that are accessed from a different entrance so as to minimize impact on the ranch.
OTHER
The ranch currently benefits from 1D1 Ag valuation on its open space by way of its exotic livestock.
About 90 acres of the ranch appear to be in the FEMA 100-year floodplain, mainly associated with Turkey Creek.
There is a frack pond in the northern pasture that has been used for water sales in the past. It is also capable of being filled, via pipe, from the irrigation well.
The former deer pens have been reconfigured in order to potentially qualify as deer management pens once they meet all the requirements.
The area of Atascosa County is known for its fertile soils and fantastic recreational opportunities. Nearby, Charlotte and Jourdanton offer groceries, restaurants and ranch related supplies.
