Description: La Pryor Farm is an irrigated farm with four brand new pivots, three-phase power, recent perimeter fencing and an abundance of road frontage. Its reliable water and fertile soils provide several options for the end use of this farm.
Water: Four new Reinke irrigation pivots irrigate 226 acres of this farm. There is currently one working irrigation water well that is 400 ft. deep and is believed to produce 300 GPM. There are approximately 14 miles of underground water lines traversing the property. Four of the stock tanks can be filled via water pipeline.
WILDLIFE:
The Southwest Star Ranch is located within the famed Golden Triangle of the south Texas brush country, renowned for its quality white-tailed deer. The whitetail deer on this ranch have been actively and intensely managed for almost twenty years and currently under TPWDs Managed Land Deer Program. The genetics were enhanced over a four-year period with deer TTTd from the famous Chaparrosa Ranch, also known for its superior white-tailed deer. Additionally, there are two DMP pens which were used for 4-5 years to conduct selective breeding through improved genetics. The intense deer management of genetic improvement through TTT, selective breeding utilizing their DMP pens, selective annual harvest, maintaining adequate age structure and doe per buck ratios, coupled with excellent high protein brush has created some of the best trophy hunting in the state. As a supplement to the excellent browse available, protein pellets are distributed through 27 protein feeders and 6 whole cottonseed stations distributed throughout the ranch. Proper habitat management has also provided outstanding populations of bobwhite quail, scaled quail, mourning dove, hogs, coyotes, bobcats, and many resident and migrating non-game species. Besides the excellent hunting available, four of the tanks provide fishing opportunities.
HABITAT:
The Southwest Star Ranch boasts some of the greatest diversity of high protein brush (20+ species documented) available providing all the essential nutrients to grow large racked, trophy whitetail bucks. Examples of this brush diversity include mesquite, black brush, guajillo, guayacan, granjeno, twisted acacia, brazil, persimmon, little leaf sumac, cenizo, condalia (sp.), prickly pear and many more. The topography of the ranch is relatively flat with soils ranging from Bookout and Montell clay to sandy clay loam which increases diversity of brush, forbs, and grasses. The clay soils provide excellent water retention, especially for stock tanks or ponds.
Brush management on the ranch has been an integral aspect of improving the wildlife habitat and grazing potential on the ranch. Selective clearing, food plots, and brush sculpting in strips and mosaic patterns provide greater edge effect, allowing for increased forb and grass production which has enriched the deer herd and all the native wildlife on the ranch. These brush strips and clearings provide prime quail habitat and optimal quail hunting locations. Shredding and aerating help maintain these areas.
There are 9 food plots, 3 are high-fenced and two can be irrigated. One of the food plots was used as a Deer Management Pen (DMP).
The ranch has excellent cross-fencing enabling rotational grazing and two sets of working pens. The primary set of livestock working pens is strategically located in the center of the ranch. The current livestock stocking rate is very low at around 100 animals (560 A/U). The current landowner realizes that maintaining an appropriate livestock stocking rate benefits wildlife. There are countless miles of wide roads, senderos, and clearings for traveling and hunting.
MINERALS:
None. Surface only.
Brush is extremely valuable to wildlife in south Texas, and the Southwest Star Ranch possesses the majority of woody plant species found in the region.

River Ranch is a magnificent 2,010-acres situated in the legendary South Texas famed Golden Triangle. It is located 9 miles south of Uvalde on Hwy 83 and is a short drive from Garner Field Airport (KUVA), which has a 5,256-foot runway.
This exceptional high fenced ranch is turn-key and ready to go. The interior road system is extensive, with around 1.5 miles of the road network being paved. It is not only an outstanding entertainment property but a superior hunting ranch as well.
The ranch is bordered by only one other property and is blessed with rich native vegetation and tree cover. The improvements are first class and there is over three thousand feet of Nueces River frontage.
IMPROVEMENTS:
MAIN HOME:
The paved road to the main house passes through dense stands of native brush and mesquite, ending into a lush compound, overlooking the crystal-clear Nueces River. This setting contains a spectacular Hacienda with expansive patios, outdoor kitchen, and two guest casitas, all overlooking one of the most scenic rivers in the state of Texas.
The single-story main home was built with entertaining in mind. The front entry opens to the living area with dramatic ceilings, a grand fireplace, massive, exposed beams, and numerous windows offering natural light and views. The commercial grade kitchen is highlighted by Mexican tile and utilizes stainless appliances as well as a Wolf brand stove. The spacious dining area extends just off the kitchen and is generous enough to seat a large number of guests for a formal meal.
There are two large owners suites at either end of the home, and have connected outdoor porches, enormous ensuite bathrooms, and closets.
Two separate casitas are connected to the main house both contain a full bedroom and full bath.
The back patio is equipped for outdoor enjoyment with a thatched palapa, bar, fire pit, and a swimming pool with rock waterfall.
LODGE:
The hunters lodge features 4 bedrooms, 2 full bathrooms, kitchen, and a huge great room complete with that has a pool table, shuffleboard table, pinball, game table, and a lounge area with fireplace that is perfect for watching your favorite game.
Additional improvements include a 3 bedroom, 2 bath, foremans house and a 2 bedroom, 1 bath ranch hand house.
There are several large open-air barns, pens, walk in coolers with cleaning /processing area, storage and equipment barn, sheds, protein bins.
VEGETATION:
This property has a good mixture of brush and food plots and is covered with a mixture of trees. The 2,010 acres is under high-fence and consists of virgin native brush that is prime for supporting wildlife and growing genetically superior whitetail deer. The brush species include guajillo, black brush, guayacan, persimmon, white brush, coma, kidney wood and much more. The remainder of the property is a mixture of native brush, and river bottom.
WILDLIFE:
The ranch has an extensive deer program that has been in place for many years. The deer are exceptional, with 200-300 class deer. In addition, there is a large axis herd. The good brush diversity and distribution of water make this prime habitat to grow large trophy whitetail deer and support high numbers of dove, quail and turkey. A portion of the property is cleared and can be planted and maintained to further improve the dove/quail hunting. The wildlife present on the property includes but is not limited to whitetail deer, quail, turkey, dove, and varmints. The river provides fishing for the angler. There are numerous protein and corn feeders and hunting blinds. There are solar powered game cameras at each feeding station. You can view one or all of the stations at the same time from your laptop, smart device, or the television anywhere in the world.
WATER:
Four water wells provide water to the improvements and is piped to troughs throughout ranch. In addition to the wells there is over 3,000 ft of beautiful Nueces River frontage. The river is easily accessible to enjoy the cool, crystal-clear waters on a hot summer day. You can wade in the shallow rapids and or swim in the deep blue hole.
Pride of ownership is evident everywhere you look. There is nothing to do but bring your toothbrush and start enjoying. If you are looking for a premier ranch that is ready to go, then River Ranch is worth a look.
