9218 Acres - Davenport Ranch
Sheffield - Pecos County
Located just a few miles southwest of Sheffield Texas, in both Pecos and Terrell Counties, this historical ranch is on the market for the first time in over 100 years. Purchased originally by the Davenport family in 1900, this awesome West Texas ranch has been handed down through five generations and has been continually used as working cattle/livestock ranch through the current date. This exceptional West Texas ranch offers an ideal blend of working cattle operation, hunting retreat, and scenic investment property located just 70 miles south of Midland, 40 miles west of Ozona and just 9 miles from Interstate 10. The ranch fronts on RR 349 with 7+- miles of paved frontage and 4 separate gate access points.
Headquarters include an excellent water well, a well constructed 3 bedroom 2 bath main home, fenced yard, garden area, a 2 bedroom 2 bath bunkhouse, a single bedroom hunting cabin, carport, metal workshop with enclosed storage area and covered parking, equipment barn with covered parking area, numerous sets of working pens, horse barn and game cleaning area.
Terrain: The ranch offers an amazing variety of terrain with vast areas of rolling grasslands to several deep limestone canyons lined with heavy vegetation of native trees, brushes and cacti. Near the SW corner of the ranch is a large limestone dam built to impound water at the head of a canyon, obviously a site where springs were located supplying water for wildlife and livestock many years ago. Along the ridges of the canyons are numerous signs of centuries old Indian Camps and mounds which provides endless recreation with artifact hunting and collecting.
Water: The ranch has 7 domestic water wells strategically located throughout the ranch and one permitted irrigation well located near the Northeast corner of the property. Six of the wells are on windmills and two are solar operated. A very extensive water distribution system provides water throughout the 11 individual pastures, varying in size from 220 acres to over 2040 acres. Over the past several years miles of new fencing has been built throughout the interior of the ranch. Stock tanks, water troughs, feed stations, multiple cattle guards and multiple sets of working pens are scattered throughout the ranch providing needed infrastructure for a true working cattle ranch. Abundant native grasses blanket the ranch and provides excellent cattle grazing year round.
Over 20 miles of interior roads provide easy access to nearly every area of the awesome ranch, and a single one tour of the expansive ranch is like a true safari, providing an amazing experience of the raw beauty some of the most scenic areas of Terrell county: deep scenic canyons, steep limestone bluffs, wide hardwood lined valleys, sheer rock bluffs with small caves, Indian campgrounds and absolute incredible views for miles of the surrounding mountain ranges and canyons. The habitat includes Blue Oaks, Cedar, Yucca, Spanish Dagger, Soto, and numerous varieties of cacti. The ranch is a rare migratory route for the Monarch butterflies and has also been recognized for exceptional bird watching by the Audubon Society. The evenings and nights offer the very best sunsets, moon rises and fabulous night skies anywhere: there's nothing like a night in west Texas on a clear Autumn night.
Hunting on the ranch is exceptional and the wildlife include free ranging whitetail, blacktail, elk, red deer, aoudad, occasional antelope, javelina, turkey, quail and dove. Multiple varieties of varmints roam the expansive ranch and include coyotes, bobcat, mountain lion and other species. The ranch has not been hunted in a number of years and large numbers of game are seen regularly. Multiple trophy red deer and aoudad sheep have been harvested on the ranch. The native brush and deep canyons provide excellent habitat and cover for the large numbers of native game. The ranch offers the opportunity to create a premier hunting retreat, private recreational ranch, bird watchers paradise or off roader's playground.
Other possible income opportunities include rumored wind farms, solar projects, data centers and the prospect of a high voltage power line being installed in the near vicinity of ranch. Call Morris Killough with any questions or to set up a showing for Davenport Ranch 210-415-9850

Location
KC Pecos River Ranch is a unique landscape of hidden canyons and endless clear river features, located downstream from Independence Creek Preserve fronting for 4.3 miles on the west bank of the spring-fed Lower Pecos River.
Once part of the historic Charlie Chandler Ranch, this 5,121-ac ranch is the southern half of the original 11,500 acres which was settled in 1912 by a 24-year-old strapping cowboy from Kimble County. Located 25 miles south of Sheffield and I-10 off Highway 349 then east on FM 3166 on a well-maintained paved then caliche road to the ranch.
This area of the Lower Pecos was home to the Pecos Culture of hunter/gatherers dating back 4,000 years, who left a legacy of extensive rock art over 8,000 square miles. The area was also known for pioneers of the late 1800s such as Judge Roy Bean at Langtry, and his law West of the Pecos, as well as Lieutenant John Bullis, commander of the Seminole Indian Scouts fighting in the Pecos River skirmishes in 1870s.
Today the Pecos River is a ranch and recreation neighborhood with a wilderness multi-night world-class canoe and kayak experience to enjoy. Crossing through high canyon walls in a series of rapids and pools with world-class clear-water fishing; one of the most unique float trips in North America. KC Pecos River Ranch borders The Nature Conservancy 19,500-acre Independence Creek Preserve.

Description
The Lower Pecos River is fed by a series of springs starting south of I-10, the largest Caroline Spring being located on Independence Creek Preserve next door. The Preserve was recently dedicated as a National Natural Landmark. This protected outflow of the Edwards-Trinity Aquifer changes the river into a spring-fed reach with water quality riveling the Devils River to the east although here it is much more private! The ranch is characterized as plateau grasslands with steep deep wooded canyons cutting through fortress limestone cliffs toward the river. The river here is easily accessible by vehicles along its entire 4.3 miles. A series of deep pools and clear shallows. The Headquarters is located at the end of a privately deeded easement as you enter the ranch
The Headquarters has a 1br/1ba framed home under shady large trees with porch, nearby shop and barn, pens and hunting camp up the canyon to the north. There is a 1br/1ba apartment in the barn with AC and heat.
Habitat
The ranch is situated at the convergence of three biologically distinct eco-regions in Texas; the Texas Hill Country to the east, the Chihuahuan Desert to the west, and the subtropical Tamaulipan Brushland to the south, creating one of the most unique wildlife habitats in the state. From ocotillo and sotol, to oak and juniper woodlands, to persimmon and ceniza, the ranch represents a crossroads of diverse habitats.
The propertys browse and grasslands are in excellent condition as the ranch has focused on its wildlife resources with todays recreation uses of hunting, fishing, canoeing and enjoyment of the scenic beauty.
Wildlife
The combination of river, canyons, topography, browse, and habitat creates a wildlife-rich environment for both the hunter and wildlife watcher. Native grasses, forbs, browse, brush, cacti and trees not only provide excellent habitat for game species such as whitetail deer, quail, dove, turkey, mountain lion, aoudad, bobcat and fox but also for non-game species such as black bear, Texas horned lizard, neotropical songbirds, Texas tortoise, and native fish species. The abundance of live water along the spring fed Pecos River grows large mature mesquite and Plateau Live Oaks. During migration in October these large stands of trees provide habitat for migrating Monarch butterflies and roosting areas for turkey.
The river itself is an important body of water for the region with its native fish and fauna, as well as game fish like small and large mouth bass, and catfish. From fly fishing in the shoals and riffles, to bottom fishing the clear deep holes, this ranch is an anglers dream.
Water
The Lower Pecos River, much like the nearby Devils River, is supported by area springs as outflow from the Edwards-Trinity Aquifer and located in one the most intact river environments in Texas offering unique streamside habitat such as willow, live oak, hackberry, mesquite, river cane, and many riparian plants, including a wide diversity of flowers and blooming cacti. It is recreation at its best. The Lower Pecos River area is all private land with limited access for launching canoes, creating a wilderness quality usually found only in our countrys largest National Parks. You can put into the river on this ranch and take out at Pandale below which is a multi-night trip.
There are three wells on the ranch with a large volume well designed to pump water up on top of the plateau where its distributed into several dinking troughs.

Water - This property has tremendous availability of acceptable quality water which is located above the Edwards Trinity Aquifer. There are a number of wells with 16 steel casing drilled to 320 to 360 ft. These wells are registered with Middle Pecos Groundwater Conservation District and their designated names and locations are shown on the attached map. In 2020, two of these wells (#1 & #5) were test pumped for 48 hours each. The attached reports show only 1 and 2 drawdowns at a flow rate of approximately 1100 pm. The well service performing these tests state the wells could each easily produce 2500 gpm. Water samples were sent for quality analyses and are shown in the attached reports. Totals dissolved solids were in the 2150 ppm range with approximately 47% of these being sulfate. There are excellent alfalfa farms and pecan orchards in the immediate vicinity of this property.
Mineral Interest - The property owner does not own any of the mineral rights; however, it appears that 427.79 acres are State Mineral Classified. The State of Texas reserved minerals on land it sold from 1895 to 1931. These properties are referred to as mineral classified and the surface owner acts as the agent for the State of Texas in negotiating and executing oil and gas leases for these properties. The State surrenders to the surface owner one half (1/2) of any bonus, rental and royalty as compensation for acting as its agent and in lieu of surface damages. This interest cannot be retained when a property is sold which explains the 99-year leases which are sometimes found for mineral classified properties.
Farmland - This farmland is nearly level and has a very productive silty clay loam soil as shown on the attached soil map. It has not been farmed nor had chemicals applied for many years and should readily qualify for an organic designation if a buyer so desired. The property would be well suited for a wide variety of agronomic, vegetable or tree crops.
Improvements include a 45x140 metal building, a set of cattle pens, a bunk house and a domestic well near the center of the property as well as perimeter fencing and some cross fencing. Mesquite and other brush were cleared from the west half of the property in 2012 but have grown back.
Solar and wind energy rights will convey with the property and are not currently leased. Included with the property at no additional cost is an undivided 3/8 interest in 29.17 acres that joins the land on its northwest side and is apparently the remainder of a 99-year lease executed in 1937.
The property fronts FM 2037 and is approximately 3 miles south of Interstate 10 just west/southwest of Fort Stockton, Texas.
