Frio County - County Road 3000, Pearsall, TX
La Mojosa Ranch, located in central Frio County, is a spectacular opportunity for the next owner to develop a ranch to meet their objectives related to wildlife and agriculture. The ranch has the bones necessary to achieve a variety of objectives. With sandy loam soils, areas of diverse brush and trees, some open pasture and brush areas with a motted feel and outstanding water resources, this ranch has the ability to become an excellent hunting property and cattle operation. Few places combine quail, dove, deer and turkey opportunities as well as the La Mojosa Ranch. With great elevations on the ranch providing beautiful views, there are plenty of opportunities to build a dream ranch home for your family and friends.
LOCATION
The ranch entrance is located a little over 4 miles east southeast of Pearsall with access (and 4 existing entrances) off of CR 3000 (6,400 of frontage), a paved county road. Drive time from San Antonio is 1 hour; from Austin is 2.5 hours and Houston is less than 4 hours.
TOPOGRAPHY, RANGELAND & HABITAT
The red dirt sandy loam soils on the ranch provide the foundation necessary to produce high-quality forage and browse for wildlife and livestock alike.
The ranch has rolling topography with elevations ranging from about 580 to 712 which is significant for the area. Bull mesquites and live oaks are found in areas of the ranch. The ranch exhibits areas of heavy brush, areas of more open (almost motted) brush and some areas of more open pasture.
WILDLIFE
Wildlife populations include native white-tailed deer, northern bobwhite quail, Rio Grande turkey, dove and migratory waterfowl for excellent and diverse hunting opportunities. The ranch has not been hunted in many years and wildlife is abundant.
White-tailed deer are very numerous. The ranch has not been hunted in recent years and the age classes appear to be in great shape with some very nice and mature bucks seen on our visits to the ranch.
Dove hunting in this area is well revered due to the agriculture in the immediate area.
The sandy red dirt soils create an excellent habitat for northern bobwhite quail; the ranchs more open or motted area provides opportunity to hunt the birds with pointers! Numerous coveys of quail were seen on our visits to the ranch.
Plenty of turkeys were seen as well and the Pearsall area is known for having good numbers of the birds.
AGRICULTURE
The owner has been using the ranch as part of their cow-calf operations recently. There are several cross-fenced pastures, a set of pens and distributed water.
Portions of the ranch have been used for growing coastal hay in the past.
IMPROVEMENTS
The ranch is modestly improved with a small managers house, mostly five-strand fencing with much of it new (there is a small portion high fenced along a farming neighbor), cross fencing, cattle working pens, an equipment barn (in need of some roof repair) and a few other outbuildings.
WATER
The ranchs location over the Carrizo Wilcox (major) and Queen City (minor) aquifers provides groundwater access. With the groundwater availability, a future owner of La Mojosa might consider putting in a pivot(s) to enhance the ranch from either a recreational or production standpoint.
The ranch has three water wells that are currently operational and being used. All three are electric.
The southeastern well is a Carrizo Wilcox irrigation well that we understand has a 25-horsepower pump. This well and its valve manifolds provide water via 8 irrigation pipe to three dirt tanks utilized by livestock and wildlife on that portion of the ranch.
The other two wells provide trough water for livestock/wildlife as well as water to the house. These two wells have a looped distribution system to provide redundancy in case of emergency.
ELECTRICITY
Power is available throughout much of the ranch.
MINERALS
This offering includes surface rights only. The minerals have been leased, but there is no drilling activity or production on the ranch at this time. The surface owner benefits from an associated Surface Use Agreement (SUA), which controls access and provides for economic benefit should the minerals be developed through surface damages and water sales. A new Carrizo well will be drilled if a drill site is used for fracking water, which will be sold to the driller by the surface owner. The new water well will become the property of the surface owner when development of the drill sites is complete.
EASEMENTS
There are a couple of pipeline easements that cross the ranch.
TAXES
The open space of the property benefits from 1D1 Agricultural use tax valuation.
AREA ATTRACTIONS
Frio County is a favored area and destination for hunters and producers alike. It is home the well known Los Cazadores Deer Contest in Pearsall. Pearsall also offers well-stocked grocery stores, farm and ranch supply houses and feed stores.

Frio County - Highway 85, Charlotte, TX
The Fair Farm & Ranch is an improved and efficient farming/ranching operation encompassing 1,729.7+/- acres with 4 irrigation wells, 10 pivots plus cattle management infrastructure. The farm can be used for a variety of purposes including irrigated grazing and cash crops.
LOCATION
The Fair Farm & Ranch is located along Hwy 85 (1.86 miles of frontage) in eastern Frio County, about 9 driving miles WSW of Charlotte.
TOPOGRAPHY, RANGELAND & HABITAT
Of the total acreage, 1,480+/- acres are irrigated and 218+/- acres are dry pasture. The irrigated pastures and some of the dry pastures can be planted with annuals for winter grazing. Other dry pasture areas and drainages are in coastal bermuda grass.
Soils are primarily fine sandy loam soils.
The various irrigated pastures are terraced to reduce erosion, and there are several drainages allowing for excess rainfall to drain off the property.
These drainages include several spreader dams and run-off fencing to slow runoff and protect perimeter fencing and water gaps from debris.
AGRICULTURE
Historically, the farm was used to plant and grow annual forage crops in order to pasture cattle, as necessary, to support overall operations during the winter and sometimes longer. Past annual plantings have included ryegrass, wheat and oats for forage. In addition, the farm periodically grew hay grazer in order to bale for later use on the farm. At present the farm is planted in both corn and cotton.
IMPROVEMENTS
In addition to the pasture related improvements, the property has an expansive set of well-designed working pens for sorting, holding, working, weighing, receiving and shipping large volumes of cattle. Lanes, multiple holding pens, a covered working facility, stock scales, 1/4 circle crowding pen system and load outs are part of the overall system.
In addition, an equipment shed/barn, scale house, and an office with a bathroom, kitchen and bunk room are located on the property.
WATER
The irrigation (10 pivots) and stock watering (40 troughs) needs of the farm/ranch are supported by four irrigation wells that are 1200-1800 feet deep (static water much shallower). Three of these wells are currently operating at ~1000 GPM, and one well is currently being operated at ~700-750 GPM (depending on pivot being fed and relative elevation). The 3-phase power for these wells is all buried as are all water lines.
The stock watering system flows from a storage pila located on a high point on the east side of the ranch and is pressurized via a booster pump and pressure tanks to deliver water across the property to the troughs. The storage pila is filled by way of an automated system plus there is a backup fill pipe from another of the wells in case it is ever needed.
The farm/ranch has pumping permits for 3,459.4 acre-feet of water for irrigation, livestock or industrial use.

This place has it all for the hunting/wildlife enthusiast and a livestock operation with excellent wildlife habitat, improved pastures and some of the best topography and highest hills in the area. There are beautiful breathtaking sunset views from the headquarters compound. The current owner has recently gone to great expense in improving the ranch such as: extensive brush clearing to reclaim pastures, improvements to some of the existing ponds and lakes, extensive improvements to existing water wells. A very clean ranch with no oil or gas wells, large neighbors, no easements, and paved road frontage.
IMPROVEMENTS: Very nice improvements! The HQ consists of 2 separate buildings with 5 bedrooms, 4 baths and sits atop a unique hill that boasts amazing sunset views! The main house is a custom rock home approximately 1,800 +/- sq. ft. 3 bedroom/2 bath with a unique rock fire place, ranch style kitchen with custom countertops and 130 year old hardwood floors. The back porch area of the home has a huge entertaining stone veranda and outdoor cooking area highlighted by stunning sunset views. The largest lake is approximately 5 acres in size and is one of the main highlights of the ranch. The water capacity and infrastructure that is in place is a very valuable asset to this amazing ranch.
HABITAT: This amazing ranch has exceptional topography consisting of approximately 60% sandy loam and sandy clay with the remaining 40% in gravel hills with elevations over 800 feet. There are approximately 250-300 acres of some of the finest improved pastures in all of South Texas with buffel grass, coastal Bermuda, and native grasses. The remainder of the ranch is flush with excellent South Texas native brush, areas of giant native Mesquite trees, and very nutritious browse and forbs.
Wildlife: High fenced for over 20 years the ranch has been involved in the TPWD MLDP program since the early 2000s. The Whitetail deer on this ranch have been intensively quality managed. In fact the current owner on Sept. 15, 2023 introduced some new South Texas genetics to the ranch. 10 huge bucks over 200+ BC and 20 bred does with superb genetics were purchased from DM Ranch Whitetails (Don Green and Mark Schweers) and released on the ranch. DM Ranch Whitetails are considered one of the very best quality South Texas deer breeders. There is excellent dove hunting, great quail hunting at times, and wild turkey. There are very good deer blinds and feeders and excellent roads and wide senderos. This ranch has been highlighted on various TV hunting shows in the past.

Absolute Sportsmans Paradise! Located just 50 minutes from San Antonio, this exceptional high-fenced ranch offers 2 huge lakes, excellent habitat, irrigated fields, multiple stock ponds, 2 Carrizo irrigation wells and phenomenal Hunting & Fishing. Rarely does a ranch of this size and quality come available in this highly sought after area of Frio County.
The highlight of this ranch would have to be the outstanding development of both surface water and underground water. There are 2 main lakes on the ranch. The first lake is approximately 17 acres in size and is located in the South pasture at the Headquarters. The second lake is approximately 21 acres and is located in the Northeast pasture. In addition to the lakes, there are 5 nice stock ponds, a large duck marsh and numerous small water holes. Several miles of underground water lines supply water to all surface water locations on the property. The main lakes have been stocked with largemouth bass for several years and provide world class fishing while the custom-made Duck marsh offers incredible waterfowl hunting.
There are 2 Carrizo irrigation wells and 3 smaller domestic wells on the property. The main Carrizo irrigation well was drilled in September of 2024. This well has a 12 inch casing and is approximately 1150 feet in depth. The well is outfitted with a 3-phase 150 Hp pump and produces 1100 gallons per minute. The second Carrizo well was drilled around 2008. This well has a 10 inch casing and is also approximately 1150 feet in depth. This well is outfitted with a 150 HP pump and is ran by a large diesel motor producing around 600 gallons per minute. Both the main lakes, duck marsh and 2 stock ponds are supplied by 10 inch and 8 inch lines with the remainder surface water locations supplied by 6 inch, 3 inch and 2 inch lines.
There are 3 irrigated center pivot fields on the ranch consisting of approximately 40 acres, 30 acres and 10 acres. The irrigated fields are primarily used for wildlife. In addition to the 3 pivot fields, there are 10 irrigation risers throughout the property outfitted with 150 foot sprinkler guns.
This ranch has an outstanding brush diversity throughout. The current owner has done extensive brush work over the years of ownership creating several areas of motts and clearings which allow for optimum native weed and grass growth. There are several small food plots and over 32 miles of roads & senderos in place.
Improved genetics were added to the ranch several years ago to help develop an exceptional deer herd, consistently producing multiple deer ranging 180 to 200+ B&C year after year. In addition to great Whitetail, the Dove, Quail, Turkey and Waterfowl hunting can be phenomenal.
The improvements consist of a 4 bed 3 bath manufactured home with full length front porch, a 4400 sq. ft. barn with game cleaning area & walk-in cooler and a 35x50 covered storage area. Several blinds & wildlife feeders will also convey.
