Marion County - TBD US Hwy 41, Jasper, TN
The Bluff at Foster Falls is a rare 65-acre tract of private land on the Cumberland Plateau in Marion County, Tennessee, sitting directly on the bluff above Fiery Gizzard Canyon. The property adjoins Fiery Gizzard State Park, one of the most celebrated outdoor destinations in the southeastern United States, with the southern trailhead of the nationally recognized Fiery Gizzard Trail just off the northeast corner of the tract.
The build site sits on the bluff edge above the canyon, the sound of Little Gizzard Creek and Foster Falls carries up from the gorge below, and the ancient sandstone climbing walls across the canyon can be seen across the gorge. Water and tap are installed on the property. Power is established at the build site. Soils have been preliminarily tested, with results indicating the site should support a 4+ bedroom home. For the buyer who has spent years looking for private, canyon-edge land with direct access to world-class outdoor recreation in Tennessee, this is that place.
Brokers Comment:
"After more than fifteen years of brokering unique land across Tennessee, Alabama, and Texas, I have not come across a property that brings together this particular set of qualities in one place. The bluff position above Fiery Gizzard Canyon is something you feel the moment you stand there. The land opens up toward the canyon, the sounds of the creek and the falls rise from the gorge, and across the canyon you can watch rock climbers working the sandstone walls. For a buyer who knows what theyre looking for, this is the end of the search."
Land:
This 65+/- acre tract is being surveyed out of a larger parcel and stretches from approximately 1,400 feet of frontage along Hwy 150 westward to the bluff above Fiery Gizzard Canyon, where roughly 950 feet of canyon-edge bluff defines the propertys western boundary. The interior is predominantly level to gently rolling forested plateau and is private, quiet, and well-screened throughout. The land transitions from accessible highway frontage to a dramatic bluff edge, giving the property both strong road exposure and seclusion at the build site.
The build site sits on the bluff edge overlooking Fiery Gizzard Canyon with north, west, and southwest canyon exposure. From this position the canyon opens toward the gorge, the sounds of Little Gizzard Creek and Foster Falls carry up from the gorge floor, and the sandstone climbing walls can be seen across the canyon. The land along the western boundary is part of Fiery Gizzard State Park, which the State of Tennessee dedicated in 2025 to protect the trail, the falls, and the surrounding forestland. The property also carries Green Belt tax status under Tennessees Agricultural, Forest and Open Space Land Act; buyers should independently verify current tax classification, amounts, and any potential rollback taxes associated with a change in use.
Structures:
No existing structures on the property. The build site is a clean slate. Preliminary soil work supports a 4+ bedroom septic system, with power already established and water and tap installed on the property. A high-intensity soils study has not yet been completed.
Water Features:
A spring-fed stream winds through the interior, crossing the path to the build site; its fern-lined banks are a quiet discovery tucked inside an already remarkable piece of land. Little Gizzard Creek runs through the bottom of Fiery Gizzard Canyon below the western boundary of the property. The sound of the creek, and Foster Falls just to the north, carries up to the bluff edge. The creek and canyon are part of the Fiery Gizzard State Park system and contribute directly to the wild, immersive character of the build site experience.
Utilities:
Power is established at the build site. Water and tap are installed on the property.
Access:
The property has approximately 1,400 feet of frontage along Hwy 150, providing a straightforward location for a new driveway directly off the highway to the build site, or use of the established easement road that hugs the southern boundary of the property. The combination of strong highway frontage and a private, forested interior gives the property both easy access and genuine seclusion.
Location:
The Bluff at Foster Falls is located on Hwy 150 in Sequatchie, Marion County, Tennessee, within the South Cumberland Plateau. The Foster Falls trailhead and campground are immediately adjacent to the property. Chattanooga is approximately 4550 minutes to the south, offering a major metro market with airport access, dining, healthcare, and full amenities. The Fiery Gizzard Trail, Foster Falls, and the broader plateau recreational corridor draw hikers, rock climbers, and backcountry campers from across the Southeast year-round, placing this property at the center of one of Tennessees most naturally spectacular and increasingly sought-after regions.
Investment Potential:
Bluff land adjoining a state park on the Cumberland Plateau is genuinely scarce. The combination of canyon-edge position, direct trail adjacency, established utility infrastructure, preliminary septic findings, and the growing national profile of the Foster Falls and Fiery Gizzard corridor makes The Bluff at Foster Falls a property that stands well apart from anything else currently available in this market. Whether the vision is a private mountain retreat, a legacy family build, or a long-term land hold in one of Tennessees most distinctive natural corridors, this property offers a set of attributes that is difficult to replicate.
All information contained herein is believed to be accurate and has been provided in good faith; however, it is not guaranteed and should not be relied upon as a representation of fact. Statements regarding adjacent state park land reflect current public status as of the date of this document and are not a representation or warranty as to future use, designation, or boundaries, which are subject to change by the State of Tennessee. Soils information is based on a preliminary finding only; a high-intensity soils study has not been completed. Prospective buyers are encouraged to independently verify all information, including but not limited to acreage, improvements, utilities, soils and septic capacity, access and easements, zoning and permitted uses, taxes and tax classification including any rollback exposure, adjacent land status, and any views or sight-lines from the property. Any decision to purchase should be based on the buyers own due diligence and not solely on the information presented.

Marion County - 3895 Coppinger Cove Road, Sequatchie, TN
Located in the scenic Sequatchie Valley of Southeast Tennessee, this 158.45+/surveyed acre recreational and hunting property offers a rare opportunity to own a large off-grid tract with direct frontage on the Little Sequatchie River. Situated beyond West Coppinger Cove Road in Sequatchie, Tennessee, this Marion County property combines year-round water, diverse terrain, established access, mature hardwood timber, and outstanding wildlife habitat in one highly desirable package. A county-maintained paved road transitions to an ATV trail that fords the river beyond the pavement before crossing the property boundary. This prescriptive easement provides excellent privacy and seclusion while remaining accessible year-round. The property's off-grid setting creates an ideal environment for buyers seeking a recreational retreat, hunting property, future homestead, or weekend getaway, surrounded by the natural beauty of Tennessee's Cumberland Plateau region. The Little Sequatchie River flows directly through the property, serving as a significant natural feature and dependable water source for wildlife and livestock. Riverfrontage adds recreational appeal while enhancing the habitat diversity throughout the tract. The combination of water, hardwood ridges, natural funnels, and open meadow areas creates an ideal environment for sustaining healthy populations of whitetail deer, eastern wild turkey, and small game species commonly found throughout Marion County. Terrain across the property is diverse and functional. Rolling hardwood ridges transition into level bottomland areas along the river corridor, while open meadows offer opportunities for food plots, small pasture areas, camping, or future improvements. The tract is mostly steep in portions, creating natural travel corridors and secluded pockets that wildlife utilize consistently throughout the year. These terrain changes also provide excellent stand locations and strategic hunting setups for both archery and firearm seasons. Timber coverage consists primarily of mature oak, hickory, poplar, and scattered cedar. Mast-producing hardwoods contribute heavily to the property's wildlife carrying capacity while also offering long-term timber value potential. The wooded acreage provides excellent bedding cover and natural browse, making this tract highly attractive to serious hunters and outdoor enthusiasts seeking quality habitat management opportunities. An established trail system spans several miles throughout the property, providing immediate access for ATV, horseback, and hiking, as well as hunting and game retrieval. Existing internal trails make navigating the acreage practical and enjoyable while opening access to multiple sections of the property. Whether exploring the ridges, riding along the river corridor, or accessing remote hunting locations, the trail network adds significant recreational value. The surrounding Sequatchie Valley region is well known for its scenic mountain views, outdoor recreation, and abundant wildlife populations. This property places buyers within convenient driving distance of Chattanooga while still offering the privacy and rural character many land buyers seek in Tennessee recreational property. Properties offering surveyed acreage, river frontage, mature timber, trail systems, and proven wildlife habitat in this region are becoming increasingly difficult to find. Whether your vision includes hunting, camping, horseback riding, trail recreation, land investment, or creating an off-grid retreat, this Marion County tract delivers the natural resources and seclusion to support a variety of uses.

Marion County - 1555 Palmer Firetower Rd, Palmer, TN
Welcome to the Marion 37.9, a really impressive tract located just a couple miles south of Palmer in Marion County, Tennessee. This area has been made more popular due to tiny home communities, the Bolt Farm Treehouse, and just the beauty that is known on the Cumberland Plateau. This tract sets the standard for "bang for your buck." The 37.9 acre tract sets up nicely for a homestead or a private hunting tract for the weekends.
On my first visit to the property, I was impressed at the number of deer rubs, scrapes, and overall signs. I knew there were some really good deer in this area, but the rubs on every trail and creek bottom seem to be backing that up! While walking the land, I jumped several groups of deer, to the tune of around 20! Currently, there is a mowed field just under an area that nearly connects to another old food plot. There is an old shooting house platform there, showing the history of the farm. With the young timber, it wouldn't take much effort to combine these two openings for a really nice 2.5-3 acre food plot to provide food for the local deer. There were still plenty of white oak acorns and some small red oaks on the ground.
More than one mile of trails, all accessible by ATV, are established. It seems the deer are using the land more than humans presently. The number of deer is really incredible. I could also see someone establishing one heck of a homestead. With it being nearly 1.5 miles off the county road, the only thing I could hear was songbirds, crows, and the wind. Buyers will need to verify any utilities in the area.
The Marion 39.7 is priced right and is one of the finer recreational tracts of its size to recently come on the market in this area. If you've thought about investing in land for your family's enjoyment and the countless memories that land can offer, this tract is a strong choice!
