Be free and happy on 182 acres of land and water located in McPherson County between Leola and Eureka in South Dakota. This is about a 55-mile drive northwest of Aberdeen, SD, which has a very nice airport with flights to and through Minneapolis.
Cabin is off the grid, but propane, solar collectors and a gas generator are used for power. The 18 X 30-foot cabin is wired for both regular AC house current and 12-volt DC electricity with a generous supply of plug-ins for both. Propane stove, propane or electric refrigerator/freezer, propane cabin heat and an on-demand propane water heater. Well water is not tested as potable, but suitable for washing dishes in kitchen sink, showers, watering plants, cleaning and other uses.
One bedroom, plus main room with kitchen separated by a waist-high room divider with varnished wood top and storage below. Very nice folding futon, table, chairs and miscellaneous furniture. Two smaller rooms include bathroom with sink and shower, and one for storage/water heater/power source controls. Has very nice outhouse. Two outbuildings for storage and generator. Land is mostly in native grasses and flowers, 73 acres in CRP or similar programs expiring (but generally renewable) between 2026 and 2035. About 30 acres of cropland and virgin soil were left out of CRP for food plots, tree plantings or whatever use. 15-20 acres of trees planted over two decades. An 80 plus acre wetland with islands and coves, plus smaller wetlands, are highly attractive to wildlife and the ambience of the area.
This land has successfully been managed by a Certified Wildlife Biologist for wildlife and is adjacent to a large Game Production Area with thousands of acres more public hunting land in the area. Fishing is not far away. Ducks, deer, pheasants, grouse, sandhill cranes, tundra swans, several species of geese and countless non-game species are abundant on this property. Mosquitos and most annoying insect numbers are surprising low.
Asking price includes furnished cabin, outbuildings with basic tools and machinery needed from day one, including sprayer, 4-wheeler, zero-turn riding mower, and even a row boat and canoe. All are in excellent working condition at the time of this writing and are in use.
Wetland easement, no perpetual grassland easements. Wetland easement does not adversely affect management. Access is highway except last three miles is gravel/grass. Poor winter maintenance on non-paved roads, although access is possible all year in mild winters such as we just had. Income from CRP/EQIP contracts usually covers taxes, insurance and minor expenses (2024 payments totaled $2606. Low property taxes, $804.82 for 2024.)
Plenty of room and freedom to hunt, hike, target practice, canoe, watch wild game, ride 4-wheelers, take pictures, and recreate as you wish. Two enclosed and heated raised deer hunting and wildlife observation stands. The nearest neighbor is about two miles away, and traffic on the dead-end road leading to the land is rare. The cabin is not on a section line and no publicly used roads go through the property. It is not unusual to stay for days and never see or hear another person or vehicle. Access to the land and water is controlled by the landowner.
This is beautiful land, meant for wildlife, freedom and solitude. Sunrises and sunsets are often amazing, with colors not often seen from a city. The star-lit nights are incredible, and if you are lucky, coyotes in the distance will sing for you.

Note the land is considered by most ag appraisers to be no more than normal pastureland with a large wetland, and the buildings and other improvements are of little value in their eyes. However, the sign at the highway says 345th Ave.

Land Description: The E of the SE of Section 9 (80 acres) and the W of the SW of Section 10 (80 acres), and the S of the SW of the NW of Section 10 (20 acres), all in T126N, R70W in Moscow Township, 5th P.M. The total is actually just over 182 acres according to NRCS maps but will likely be sold as 180 acres more or less to protect both the buyer and seller.
NRCS/ASCS Farm #4691 Tracts 1478 and 4648 182.4 acres (67.3 acres cropland in 2015 before conversion to native grasses and flowers) plus CRP-type grassland formerly used for hay, plus set-aside and virgin soil acres, plus wetlands. The numbers do not add up to exactly 180 acres due to water and native grasslands which have not been precisely measured. Also note wetlands fluctuate in size and depth due to rain/snowfall.
Outbuildings include a 10 by 10 6 shed and a 12 by 20 barn, both with wood floors. All buildings re-shingled within the last five years.
