Welcome to the Land Doctors latest listing, Blue River Pecan Ranch. This property 378-acre ranch is located roughly 12 miles east of Tishomingo, OK. The Blue River frontage on the property is exceptional. It has roughly mile of frontage on both sides. With over 180,000 acres of drainage feeding this part of the river, an astounding 41 billion gallons of water flow through the ranch each year. The Sandy Creek watershed is only 27,000 acres but it contributes 7.5 billion gallons per year. But the water resources don't end there. According to the Oklahoma Geological Survey, the ranch also overlies the Antlers Formation, which consists of as much as 900 feet of friable sandstone, silt, clay, and shale, crops out in an area of 1,860 square miles and underlies about 4,400 square miles in southeastern Oklahoma and contains an estimated 10 trillion gallons of water. Water wells drilled into this formation can produce as much as 1700 gallons per minute. If you have been looking for a ranch with world class water resources, you just found it.
One of the great aspects of having a ranch with this much river and creek frontage is that you get a higher percentage of high fertility soils. Almost 70 percent of the ranch is in river and creek bottom settings and has Class 2 soils. It's easy to see the richness of the soil by simply observing the vegetation. Massive pecan trees grow along both watercourses. These native groves of trees are beautiful and are great for tax depreciation purposes, in addition to occasionally producing a profitable pecan crop. The forage in the hay meadows grows as thick, tall and lush as you will see anywhere. In an average year, the ranch is easily capable of producing 450 tons of hay, equating to 750 round bales that weigh 1100 pounds.
