Dos Lobos Ranch is located on the North Canadian River with almost 2 miles of river frontage and some of the most diverse habitat you will ever find. The quality of good bucks on the ranch is very good. There are 4 creeks that traverse across the property with many crossings with 6ft culverts and even bridges, creating great access throughout the entire property. This road system, with all the creek crossings, makes it easy to access the many stands from different directions based on wind and deer movement. Many food plots have been created throughout the property with strategically placed feeders, blinds and treestands. A new 7-acre lake was recently built, which is 25ft deep along the 900ft dam. The lake was built to the specifications of a Texas company specializing in trophy bass lake. There are 8 aerators and 2 ultrasonic devices for algae control. Bait fish were first established and then followed up with Florida and Northern strain bass. Within just a few years, this lake should be outstanding for trophy bass fishing. There are two aluminum docks as well as an upper deck for grilling or hanging out which is also next to a very authentic Teepee. There is something special about being inside a native American teepee. Caddo County - 22002 County Rd. N2490, Carnegie, OK
The Crooked Creek Duck Club is not just a world-class waterfowl destination, but a legacy property put together, molded, and managed for over 24 years into something special. What started as a vision, is now one of the most consistently producing and premier waterfowl properties in the central flyway. The attention to detail and management are key factors, but it all starts with a rare property that has 3 live creeks running through it. With 6 irrigation wells and 3 mobile pumps, flooding the 28 water impoundments is a simple process. There are approximately 220 acres that can be underwater when it's time for ducks to start migrating in. The flood control areas are a variety of timber, tillable cropland, and native habitat. Along with the tillable bottomland, there are 3 irrigated pivots equating to a total of approximately 385 tillable acres of cropland.A large factor in the early success of the Crooked Creek Duck Club is the neighboring Fort Cobb State Park and Wildlife Management Area. Encompassing a 4000-acre lake within a grand total of 7925 acres, the extensive wildlife habitat expands above and beyond just this property. Fort Cobb Lake has been known for decades for the waterfowl attraction that it is. Hundreds of thousands of ducks and geese have migrated here for many years, with most of the surrounding farms historically being peanut growers. As farming practices changed with the times, less acres were getting farmed for peanuts. The large population of waterfowl that make their way down the central flyway to Fort Cobb Lake annually has focused on the buffet of flooded cropland at the Crooked Creek Duck Club ever since. The consistency of food, water, and extensive habitat over the last 24 years has contributed greatly to the success of having and holding ducks every year, regardless of other naturally contributing factors. The waterfowl hunting is the main attraction, but this property is also intensely managed for trophy whitetails, Rio Grande turkeys, and Bobwhite quail. With the astounding jump in the quail and turkey populations and the 202 Boone & Crockett whitetail harvested; the results speak for themselves. One management practice used to enrich the habitat is prescribed burning conducted by the Southwestern Oklahoma State University Parks & Recreation Management Department and the Wildland Firefighting team. These types of practices provide extensive natural food sources, cover, and other habitats that cannot be replicated or reproduced any other way.The list of hunting improvements included is very extensive! Currently, there are nearly 50 pit blinds and A-frame blinds installed in the marshes for duck hunting. There are also 13 deer blinds and feeders set up for a variety of bow and gun hunting opportunities. The internal road system makes accessing any of the blinds, fields, or feeders throughout the property convenient. With a property like this, whether it be friends, family, or clients, everyone needs a place to stay. There are a variety of places to accommodate. The classiest home is a 2700 sq. ft. 2 bed/2 bath ranch-style home with a large outdoor living area overlooking a pond and large tillable cropland marsh. Next to this home is a 50'x80' steel structure airplane hangar insulated shop that also has a 1 bed/1 bath and full living quarters for guests. The original lodge is an 1800 sq. ft. 3 bed/2 bath home with large, elevated porches and an extensive view on a hill of the floodable cottonwood timber and cropland marsh bottoms. An addition to this lodge is the skinning shed outfitted with stainless steel tables, game processing equipment, and a large walk-in cooler. This well-maintained home and shed are great for all hunters. The headquarters is unique and was designed for the waterfowl hunters in mind. It is an 80'x100' steel insulated structure with a 2 bed/ 2 bath full living quarters and an additional lean-to finished for outdoor living. You can drive in the big garage door after a cold morning of hunting to a heated shop, dump the waders, and keep all your hunting gear organized in the hunter's luxury locker room. You can do all that and go relax in comfort for breakfast without stepping outside again. This being the main building that all daily operations flow to and around, it is a significant asset to the property and works great for many uses. The Crooked Creek Duck Club is more than a hunting paradise, it is a legacy in motion. Every acre, every marsh, every blind tells the story of the efforts made over the last two decades. A testament to what the right land can become when managed with vision and purpose, a true sanctuary for wildlife. The stage has been set for the next owner. To inquire about this once-in-a-lifetime property or to set up a private showing, reach out to Rustin Hayes or Steve Purviance.

Choctaw County - Hwy 109, Boswell, OK
Five Creeks Ranch is a 640-acre mixture of manicured pastures and thick forest covering five drainages and six ridges. It is located 90 miles northeast of McKinney, TX near Boswell, OK. Durant is just a short 30-minute drive to the west. This ranch has 1 mile of frontage along its north border on Highway 109A and another mile of frontage along its western border on County Road 4070. A short private road runs mile along the southwestern boundary. All these roads are quiet country roads that are in good shape but not overly busy.
The ranch is located along a Lick Creek drainage that connects to Muddy Boggy Creek roughly four miles away. In addition, the Red River is only two miles south of the property. The ranch has four ponds on it with three being between 1.5 and 2 acres in size. If those aren't large enough, the convergence of creeks on the property creates the topography to allow a single lake up to 94 acres in size! Even at this maximum size, the lake would be roughly centered within the boundaries and entirely on property. If you wanted even more, an additional lake of 12 acres could be constructed in the southwest corner of the ranch to bring the total to 106 acres of potential surface water. Alternatively, lakes could be constructed on each drainage to create a series of smaller water bodies tailored for specific uses such as waterfowl habitat, fishing, or watersports. These lakes would measure 60 acres, 20 acres, 14 acres and 12 acres.
For someone looking to add more pasture, this same area is almost completely blanketed with Class 2 soil and much of it has been partially cleared. The removal of trees in these areas would make it easy to pile and burn the tops and stumps to finish the job. At that point, the next owner could either convert these areas into fertile pastures, large lakes, or a mixture of both.
The north 140 acres of the ranch looks like a golf course with pretty ponds, manicured pastures, and large old oak trees. An old farmhouse and shop are located near the northeast corner of the property and could be easily removed to allow a fresh start. Hunting stands, feeders and food plots have been established on the ranch. A nice set of bucks has been taken off the ranch over the years but we think that there is much more potential for trophy bucks with some management, food plot development, minerals and protein. The existing ponds are stocked with bass, perch and baitfish. Given its proximity to the Red River, one would think that ducks and geese would rest on the ponds when they aren't frozen. There are wild hogs, coyotes and other predators available for some fun offseason hunts.
A square mile with great access, good road frontage, utilities, golf course pretty pastures, creeks, woods, and options for building lakes or more creek bottom pastures make this property ideal for a visionary steward looking for beautiful land to transform it into a dream ranch. Simply finishing out the creek bottoms, continuing to manage the wildlife and adding a beautiful home on one of the many attractive home sites is all this property needs. In addition, if you wanted to create a family compound, the road access along the north, west and southwest sides make it easy for the family to spread out and enjoy some privacy while still being close to one another. Conversely, if you were looking for an exit strategy, this frontage would also give lots of opportunities to subdivide the property and maximize your gain. The Land Doctors specialize in rural construction and development. We would love to show you this property and develop a vision for its future. If you've been looking for this ideal mixture of natural features, please call or text Kelly Hurt at 580 421 7512 .

The Barrett Ranch on Beaver Creek is a combination ranch that has strong ranching, farming, and recreational components. The ranch is adjacent to Hwy 81 on the east boundary and encompasses over 3 miles of Beaver Creek frontage. The perimeter and cross fences appear to be in very good condition, including fencing to keep cattle out of the creek. The northern part of the property is a mix of rolling native grass-covered terrain with scattered plum thickets and a beautiful pecan bottom along the creek. There is an entry to this tract off Hwy 81 via a closed section line road with power running along the north boundary. The southeast portion of the ranch lies directly along Hwy 81 with frontage along the highway for 1.25+/- miles. The main entrance off the highway is next to the working pens and includes a loadout, covered working area, and scales. The fences that extend to the north and south of the working pens are angled to facilitate moving cattle toward the pens from either direction. The central and southeastern portions of the ranch are level with minimal elevation change. Currently, wheat pasture is planted and possession will be given after the harvest of the crop. Next to the wheat are fields planted to B Dahl Bluestem which can be harvested for the seed and/or baled for grass hay. There are several ponds/tanks in this portion of the ranch for livestock, including a pond that measures just over 3+/- acres of surface area. Continuing along the east side of the creek is a stunning pecan grove with old-growth mature trees. A mix of oak and walnut trees also line the winding banks of Beaver Creek. The acreage on the west side of the creek totals roughly 233+/- acres and is comprised of B Dahl Bluestem, native grass, and blocks of timber along Beaver Creek. What appears to be an old oxbow slough runs through the southwestern portion of the place just west of the railroad tracks. If duck hunting is your passion, there are several low spots that could be improved to attract more ducks. Several nice coveys of quail were noted during the preparation of this listing. Jefferson County has become one of the most notable counties in the state for trophy whitetails. Multiple 200" deer have been harvested in the past couple of years within reasonable proximity to Beaver Creek. Giants like that may not be the norm, but they are out there!
If you're looking for a ranch that also has a hunting & fishing component with excellent access then the Barrett Ranch on Beaver Creek needs to be at the top of your list to consider!

At least 3 active springs and two creeks (Potubbi and Caney Creek), along with several small stock tanks provide ample water year around for all species of wildlife. Many trails have been opened up through the timbered areas and the majority of the property is very accessible.

IMPROVEMENTS: The 2,214 square-foot custom brick home was thoughtfully designed for functionality and comfort, featuring vaulted ceilings, 3 bedrooms, 3 full baths, an open-concept kitchen and living area, wood burning fireplace, walk-in closets, a spacious laundry/mudroom, attached 2-car garage, tornado shelter and 20 KW Generac generator. Additional improvements include a 30 x 50 fully insulated and climate-controlled shop, complete with a concrete floor and 12,000 lb car lift- perfect for equipment storage, hobby work, or vehicle maintenance.
Pride in ownership is clearly evident across the property, from the tastefully constructed improvements to the well-executed habitat and land management practices. All perimeter fencing is 5-strand barbed wire with steel corners and is rated in good condition.
SOILS AND WILDLIFE: The property is characterized by predominantly upland topography underlain by Niotaze-Bigheart soil complexes- well-drained, shallow to moderately steep terrain suited for oak forest, native vegetation and wildlife habitat development.
Lower-lying areas are dominated by mature timber stands featuring a diverse mix of red oak, bur oak, hickory, pecan, and other native hardwood species. These species collectively contribute to an abundant supply of both hard and soft mast, as well as a rich understory of native browse, all of which are critical components of high-quality white-tailed deer habitat.
The upland shallow savanna soils form the base plant community of post oak, and blackjack oak, with hickory and some red oak species, characteristic of the cross timbers ecoregion. The dominate native forage species include big bluestem, Indiangrass, switchgrass, and little bluestem.
Native legumes such as prairie acacia, leadplant, showy partridgepea, roundhead and slender lespedeza offer high crude protein to the forage base and fix nitrogen for other plants to use. Forbs like maximilian and ashy sunflower, prairie coneflower, pitcher sage, and several species of gayfeather offer excellent food sources for native wildlife species like northern bobwhite, white-tailed deer, wild turkey, mourning dove and song birds along with cover, crucial for ground nesting birds.
Together, these integrated plant communities represent the ecological richness of the Cross Timbers ecoregions, supporting a diverse mix of game and non-game species while offering a balanced setting for recreation, conservation, and habitat management.
Several hunting blinds and stand locations have been strategically placed across the ranch, with established shooting lanes that take advantage of natural funnels, elevation transitions, and habitat. In addition, multiple locations on the upland offer potential for food plot establishment, enhancing the propertys whitetail hunting opportunities.
WATER: Water resources on the property include two existing ponds providing reliable year-round water supply for both wildlife and grazing. The topography offers multiple suitable locations for additional impoundments, should the future owner wish to expand water availability. Domestic water to the residence is supplied by a private well. Located in Osage County, the property lies within a temperate climate zone that receives an average of approximately 38 inches of annual precipitation. Rainfall is typically well-distributed throughout the growing season, with the driest period occurring from November through February a pattern that supports both warm-season forage production and healthy mast development in the hardwood draws.
ADDITIONAL INFORMATION: This area of northern Osage County, just south of the Kansas border, is renowned for producing outstanding trophy whitetail deer and wild turkey hunting. The property is located in one of the most productive and sought-after regions in Oklahoma.
Whether you're pursuing mature whitetails with family or envisioning a turnkey hunting lodge operation utilizing the existing improvements, this ranch offers a rare blend of opportunity and location.
As previously noted, the property is situated just half a mile from the Western Wall Primitive Hunting Unit- a highly regarded, 7,000+ acre wildlife management area known for its exceptional habitat diversity and limited-pressure hunting environment. This archery-only unit restricts access to foot travel, eliminating vehicular traffic and significantly reducing hunter density. It also offers limited-entry muzzleloader hunts via a controlled draw, further enhancing age structure and herd quality. The absence of centerfire firearm pressure has allowed this unit to develop into one of Oklahoma's premier trophy whitetail destinations.
