Valencia County - El Cerro, NM
Owner Financing:
- $99 down (plus the $249 doc fee)
- $99 down $99/Mo for 40 months (plus prorated taxes and note maintenance fee)
Leave the crowds behind and claim your own patch of New Mexico sky. For just $99 down and $99 a month, you can own wide-open desert land where quiet isnt a luxury its the whole point.
Imagine waking up to nothing but desert silence and a wide horizon stretching in every direction. No horns, no sirens, no neighbors staring over the fence. Just you, the open New Mexico sky, and that deep quiet that makes you feel like the world finally slowed down for a minute. Thats what this 0.52-acre property in Valencia County is all about. Its not fancy, its not complicated, and thats exactly the point. Youre not buying a project youre buying peace.
This property sits outside Belen, New Mexico, in a flat desert setting with sparse vegetation. Its level, simple, and wide open easy to reach by dirt road, tucked away from the buzz of town but still within a quick drive when you need supplies. At 5,251 feet elevation, the air feels open and crisp, with distant mountain views wrapping the horizon. Youll find no structures on-site, no utilities running across the lot, and no one telling you what you can or cant do. Just a raw slice of land ready to give you the one thing you cant put a price on: freedom.
And speaking of price this land is simple on the wallet, too. You can own it for just $99 down, $99 a month for 40 months, plus a one-time non-refundable $249 doc fee. Or, if youd rather pay it off right away, the cash price is just $2,099. Annual taxes run only about $290. Thats less than most folks spend on their monthly phone bill. For less than the cost of a couple of nights out, you can buy yourself an entire piece of land.
When you pull off the main road and bump along the dirt access, youll feel that shift. The houses and traffic thin out. The noise drops away. And pretty soon, youre standing in the middle of your own half-acre not huge, not complicated, but yours. Its flat enough to set up a couple of chairs, maybe pitch a tent or park a camper if you want a weekend stay. Youll have endless views in every direction: desert brush at your feet, mountain silhouettes at the edges, and nothing but blue sky stretching overhead. Nights out here? Theyre not just dark, theyre star-soaked. The kind of starry sky that makes you remember what the Milky Way really looks like.
The closest town is El Cerro Mission, and Belen is just a bit further. In about 20 minutes you can be in Los Lunas for groceries, restaurants, or gas. Albuquerque is close enough for a day trip, but far enough away that its noise doesnt touch you. If you feel like exploring, youve got options: Petroglyph National Monument is less than an hour north, with trails and ancient rock carvings. Sevilleta National Wildlife Refuge is 45 minutes west, where wide open desert meets wildlife preserves. Or head an hour southeast to wander the Salinas Pueblo Missions National Monument ruins and history tucked into the desert landscape. All easy drives, all close enough to enjoy, but far enough that your property still feels private and untouched.
Now, lets talk reality because this isnt some polished subdivision lot with streetlights and sidewalks. This is off-grid land. No utilities are hooked up here. If you want water, youll need to bring it in or install a well or cistern. For waste, youll need a septic system. Power? Solar, wind, or a generator will be your best friends. And thats the beauty of it. No ones telling you what kind of fence you can build, what color you have to paint, or whether you can have a fire pit. Its just wide-open scrubland, yours to use the way you see fit.
Think about it: in a world where you cant even open your mailbox without another HOA letter, this land gives you something rare control. You decide how you use it. Maybe you want a weekend camping base. Maybe you just want to know you own dirt no one can take from you. Maybe you want it as an affordable piece of your future something you can hold onto, sell later, or pass down. It doesnt matter how new you are to land ownership. At this price, its not just possible, its easy.

Valencia County - Los Lunas, NM
The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque.
The Rio Del Oro subdivision is an under-developed community. It is just east of the town of Belen, which is rapidly becoming a bedroom community to the city of Albuquerque. The main population of the area is along the I-25 corridor. The Rio Communities lie along the east side of this corridor.
This area Is now poised to explode! Facebook's new multi-billion dollar data center complex in Los Lunas opened in 2019. Four buildings are already complete, two more are under construction, and $40 billion in construction bonds have been issued so that another six buildings can be added.
A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor (Morris Road Alignment) will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area.
The new Senior Economic Developer for Los Lunas has stated that one of her priorities is to work in partnership with Belen, the Rio Communities, and Socorro to create a regional economic ecosystem. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way!
These properties are Rio Del Oro, Unit 18 Block 42 Lots 23 and 24.
Lots 23 and 24 are adjoining properties on platted Quigley Avenue. Lot 23 is approximately 0.26 acre, and Lot 24 is approximately 0.33 acre.
They are about 0.4 mile south of the El Cerro development, and about 0.5 mile north of Valencia High School. Rio Del Oro Loop, the main road through the subdivision, is 106 yards away. Bonita Vista Boulevard is 257 yards away. Power is now about 282 yards away, at the intersection of those two roads at the corner of a solar array. The Manzano Expressway is about a 1.5 mile drive away.

Thinking About Building in Tierra Grande?
This 5-acre lot sits out on Fachada Cir in Tierra Grande. Its a quiet desert area, with flat ground and some low brush here and there. You can see the mountains off in the distance. Its a pretty nice view, especially in the evenings. City water is available, which is super helpful. Youll get to the lot by dirt road, and while there is electricity in the area, the nearest pole is a bit of a stretch, so solar or a generator would probably be the easiest way to go.
Want MORE property. good news the adjoining property is also for sale! So you can have 10 acres!!
If youre into horses, the area does allow up to two on a lot this size, as long as you have shelter and fencing for them.
Can You Build a Home Here?
Yes. The lot is zoned Rural Residential 2 and part of the Tierra Grande Improvement Association (HOA). You can build one single-family home here, and it needs to be at least 2,000 square feet of enclosed living space. Basements, garages, and porches dont count toward that total.
Mobile homes and manufactured housing arent allowed. The HOA has rules in place to keep the area clean and consistent, which helps protect property values. Only finished homes can be lived inno tents, campers, or trailers. RV storage is allowed during construction with approval.
Whats the Area Like?
This part of Tierra Grande feels remote, with no nearby homes or traffic. Youll have a view of the Manzano Mountains and dry desert land, with dirt roads and no city noise. The sky feels big out here, and the air is clean. If youre looking for a calm place to build and live full-time, this location fits.

For Sale by Owner: We are investors, and are selling this lot For-Sale-By-Owner. You do not need to submit your offer through a real estate agent, and in our experience we close transactions more quickly and easily by having our dedicated transaction coordinator work directly with the Title Company and Buyers. We will also both save money on commission/fees by cutting out agents as the middle men. However, if you feel strongly about working with a Realtor, then you’re welcome to have them contact us on your behalf.
Why Are You Selling It So Cheap? We are often asked why we price our properties at below market value, and the answer is really simple: because we can, and that’s our core business model. We are investors who purchase properties at a large volume and deeply liquidated rates, and by passing this discount on to our buyers, we can sell land quickly…and more of it. In fact, our average property only lasts 2-3 weeks on the market (vs. industry average of about 6 months).
Disclaimer: We attempt to provide detailed, accurate and up-to-date information in our listings, in order to help our buyers to the best of our ability. However, it ultimately remains the buyers responsibility to perform their own due diligence and double check any details that are of significant importance to you including acreage, utilities, buildability, and approved/allowable usage for the property. We are happy to help however we can.

Valencia County - Los Lunas, NM
Here's a great group of properties that you might want to grab for your portfolio.
The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque. The beautiful Tierra Del Sol Country Club and Golf Course is close to Belen where you can enjoy a round of golf on a great course. You also will be close to the beautiful Rio Grande River. The University of New Mexico, Valencia Campus is only a few miles away and it is one of the fastest growing schools in the state.
The main population of the area is along the I-25 corridor. The Rio Communities lie to the east and extend for several miles. They vary from the most built up properties closest to Belen to the most remote properties in the eastern section, which is closest to the beautiful and huge Manzano Mountains.
Facebook's new billion dollar data center complex in Los Lunas opened in 2019, and has added a lot of good jobs to the area. Facebook is expanding the complex with an additional five buildings, and this mega data center is attracting other high tech companies to the area as well. At the very next exit to the north on I-25, they are in the final phases of a large 1,500 home subdivision. Another developer has purchased a 6,000 acre tract near the same exit and is developing it. Valencia County's population has grown an unbelievable 46% in the last 10 years alone. The city of Belen already has a population of 6,900 and the "Rio Communities" have another 5,800. This area is rapidly growing in value and popularity. A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way.
These properties are in the mostly undeveloped Rio Del Oro subdivision. They are Unit 12, Block 10, Lots 10, 11, and 12. If you are one of the many people becoming excited at the activity in the Los Lunas and Belen area lately, you might want to grab these up as an investment stocking stuffer.
Each lot is approximately 0.25 acre. You can leave them as they are in anticipation of rising real estate prices, or you can combine them to have an approximately 0.75 acre property that you could choose to build on now if you desire to do so. Utilities have not yet been run all the way into this area which is why we can still offer these lots for such a low price.
Lots 10, 11, and 12 are only about a mile from the Manzano Expressway. They are on the cul-de-sac of platted Kemper Street, and are less than 1/3 mile from a platted elementary school / community center / park site.
Look at this closely as a potential investment. For now you can even use it as a camping or RV site while visiting the area to enjoy those legendary Manzano Mountains views. There are no municipal utilities available to these properties at this time, and if you want to build a residence you will need to combine the three lots into one property to give you enough land for a residence and a conventional septic system.
