The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque.
The Rio Del Oro subdivision is an under-developed community. It is just east of the town of Belen, which is rapidly becoming a bedroom community to the city of Albuquerque. The main population of the area is along the I-25 corridor. The Rio Communities lie along the east side of this corridor.
This area Is now poised to explode! Facebook's new multi-billion dollar data center complex in Los Lunas opened in 2019. Four buildings are already complete, two more are under construction, and $40 billion in construction bonds have been issued so that another six buildings can be added.
A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor (Morris Road Alignment) will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area.
The new Senior Economic Developer for Los Lunas has stated that one of her priorities is to work in partnership with Belen, the Rio Communities, and Socorro to create a regional economic ecosystem. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way!
These properties are Rio Del Oro, Unit 18 Block 42 Lots 23 and 24.
Lots 23 and 24 are adjoining properties on platted Quigley Avenue. Lot 23 is approximately 0.26 acre, and Lot 24 is approximately 0.33 acre.
They are about 0.4 mile south of the El Cerro development, and about 0.5 mile north of Valencia High School. Rio Del Oro Loop, the main road through the subdivision, is 106 yards away. Bonita Vista Boulevard is 257 yards away. Power is now about 282 yards away, at the intersection of those two roads at the corner of a solar array. The Manzano Expressway is about a 1.5 mile drive away.

The elevation is around 5,251 feet, so you get the high desert climateclear air, bright sun, and cool nights.
There are no hidden fees or terms buried in fine print. Property taxes are known. Access is legal. The parcels are recorded and ready to transfer. You wont be asked to talk to a lender or fill out unnecessary paperwork. Weve handled many land sales and we keep it clean and efficient every time.

Valencia County - Los Lunas, NM
This great approximately 2.56 acre property is Rancho Rio Grande, Unit 11 East, Lot 31.
The Rancho Rio Grande subdivision is an under-developed community. It is just east of the town of Belen which is rapidly becoming a bedroom community to the city of Albuquerque. The main population of the area is along the I-25 corridor. The Rio Communities lie to the east of this main corridor. There are scattered subdivisions throughout this area and there are other areas of no development. There are many nice homes in the already developed areas. This property is between the Manzano Expressway and the Manzano Mountains. You will be a few miles from the Rio Communities Development Area where there are shopping centers, businesses, churches, schools, a senior center, and many homes. You will be only a few miles from the Tierra Del Sol Country Club And Golf Course.
This is a great property for privacy and even though you would be living off grid with no available utilities, the Manzano Expressway is not far away. Belen and Los Lunas are nearby, and from there you can take the commuter train to and from Albuquerque.
There is a platted road easement along the east side of the property. The nearby easements haven't been driven on in quite a while, you can leave them as they are or you can grade them in with a skidsteer or grader if you desire to do so. There is a trail road that runs through or near the southeast corner. This property was surveyed and pinned when the subdivision was laid out and approved, although these corner markers may not all be visible today.
This is a great building site with excellent views. This could be a great investment for your dream house. There are no time restrictions on when to build, there are no requirements that you must build, and there are no association fees. There are utilities in the general area, but not yet to this property. In the meantime you can use a generator or go solar. Cell phones are normal. If you decide to drill a well for water, wells in the area are typically 200 to 350 feet. Sewage would be by septic - if an when you build. Mobile homes are allowed. You can RV on your property for up to 45 days per year. Taxes are $5 per year. The taxes are current, title is guaranteed free and clear.
This area is beautiful. You must see it in person to fully appreciate it. These will be "your views" to enjoy every day in person! Don't wait as prices in this Albuquerque area are rising fast.
With an initial payment of $294 ($99 down payment + $195 document fee) we will finance the balance for as little as $105.92 per month over 6 years. We do our own financing, we do not run credit or or background checks. Everyone qualifies for financing. If you would rather buy the property outright than finance, you will receive a 10% cash discount.
No business or commercial activity of any kind is allowed involving a property under loan contract. Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.

We are offering for sale here strip mall lots and they generally run at least 40 feet wide by 272 feet deep, which is the standard 1/4 acre strip mall lot. These are laid out the same as strip malls are everywhere. They are meant to have common wide sidewalks in front of them and are the narrow deep stores with storage room or office in the back. The finished stores can be a single lot width, or they may be several lots wide. Every lot has platted street access. Utilities and paved roads have not yet been run to these properties. This is why we can offer them for such a low price, and why you might consider snatching up these cheap investments now.
These five commercial strip mall lots are strategically scattered throughout the Rio Del Oro subdivision. Each lot is part of a larger strip mall and is integral to the completion of that particular strip mall. Having lots in scattered locations increases the likelihood that one of your lots will be desired by a developer. Each lot is approximately 0.25 acre.

Valencia County - Los Lunas, NM
Here's a great group of properties that you might want to grab for your portfolio.
The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque. The beautiful Tierra Del Sol Country Club and Golf Course is close to Belen where you can enjoy a round of golf on a great course. You also will be close to the beautiful Rio Grande River. The University of New Mexico, Valencia Campus is only a few miles away and it is one of the fastest growing schools in the state.
The main population of the area is along the I-25 corridor. The Rio Communities lie to the east and extend for several miles. They vary from the most built up properties closest to Belen to the most remote properties in the eastern section, which is closest to the beautiful and huge Manzano Mountains.
Facebook's new billion dollar data center complex in Los Lunas opened in 2019, and has added a lot of good jobs to the area. Facebook is expanding the complex with an additional five buildings, and this mega data center is attracting other high tech companies to the area as well. At the very next exit to the north on I-25, they are in the final phases of a large 1,500 home subdivision. Another developer has purchased a 6,000 acre tract near the same exit and is developing it. Valencia County's population has grown an unbelievable 46% in the last 10 years alone. The city of Belen already has a population of 6,900 and the "Rio Communities" have another 5,800. This area is rapidly growing in value and popularity. A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way.
These properties are in the mostly undeveloped Rio Del Oro subdivision. They are Unit 12, Block 10, Lots 10, 11, and 12. If you are one of the many people becoming excited at the activity in the Los Lunas and Belen area lately, you might want to grab these up as an investment stocking stuffer.
Each lot is approximately 0.25 acre. You can leave them as they are in anticipation of rising real estate prices, or you can combine them to have an approximately 0.75 acre property that you could choose to build on now if you desire to do so. Utilities have not yet been run all the way into this area which is why we can still offer these lots for such a low price.
Lots 10, 11, and 12 are only about a mile from the Manzano Expressway. They are on the cul-de-sac of platted Kemper Street, and are less than 1/3 mile from a platted elementary school / community center / park site.
Look at this closely as a potential investment. For now you can even use it as a camping or RV site while visiting the area to enjoy those legendary Manzano Mountains views. There are no municipal utilities available to these properties at this time, and if you want to build a residence you will need to combine the three lots into one property to give you enough land for a residence and a conventional septic system.

We have no special or insider knowledge of the area. We are not financial consultants, you must do your own due diligence.
With an initial payment of $295 ($99 down payment + $195 document fee) we will finance the balance for as little as $123.94 per month over 6 years. We do not run credit or background checks, everyone qualifies for financing. If you would rather buy these properties outright instead of financing, you will receive a 10% cash discount.

Dalies Town Sites is an undeveloped subdivision in Valencia County, New Mexico just outside of Los Lunas.
If you are buying land for camping, storage, or just for investment, you should take a look at this property. You can camp for up to 30 days per year.
Block 99 Lot 21 is approximately 0.17 acre. It is too small for a conventional septic system but might now be buildable using advanced treatment systems or other options. If you are interested in the possibility of building a residence on this property, please consult a liquid waste professional. The New Mexico Environment Department can advise you. If you are looking for a place to camp or park an RV, this would not affect you except that your property might now be more valuable.
Utilities have not yet been run to Lot 21, but electricity is nearby. There are platted road easements, but the road to this property has not been graded in. You might want to use a skid steer or hire someone to grade it.
Everyone qualifies for the same financing. With an initial payment of $294 we will finance the balance for up to 2 years at $58.29 per month. Or you can pay cash and receive a 10% discount.
