Drop those coordinates into Google Earth and look at the way the rimrock breaks over this 20-acre parcel in the Gamble District. This isn’t a flat patch of nothing; this is high-desert hunting ground, dominated by rolling sage-sea, native brush, and the kind of hilly "draws" where big mule deer like to bed down when the sun gets high.
The Public Land Problem
If you’re like most hunters in Nevada or Utah, your season looks the same every year. You wake up at midnight, pound coffee, and drive three hours just to find four other rigs from out of state parked at the gate. You hike five miles into the back-country, sweating through your base layers, only to have some guy with a Bluetooth speaker or a "Sea of Orange" caravan spook the elk you’ve been glassing for three days. You’re paying for the tags, the Swarovski glass, and the Kuiu gear—but you’re still hunting like a guest on someone else’s porch.
Salt in the Wound
It’s a gut-punch when you finally settle into a glassing point at first light, only to see another hunter’s headlamp bouncing toward you. All that scouting, all that PTO you saved up, gone because you’re fighting for the same three square miles of public timber as everyone else. And the worst part? You can’t leave a permanent blind. You can’t plant a food plot. You can’t even leave a trail cam out without worrying some passerby is going to clip the lock and walk off with it. You’re a nomad in your own state.
Your "Fortress of Solitude"
This 20-acre property in Montello changes the math. Because it borders BLM land, your "backyard" just became thousands of acres of rugged Nevada wilderness—but the core of it belongs to you.
Imagine this instead:
You pull your Tacoma right up to your own private dirt road access. You’ve got a secure steel shed on-site where your quad and your gear stay year-round. No more hauling 60-pound packs in and out every day. You spend your Saturday afternoon practicing long-range holds at 500 yards on your own private range.
When the season starts, the "Zero-Commute" hunt is real. You wake up, walk twenty yards in the crisp 4:00 AM air, and sit in a permanent, heated blind you built yourself. This is the kind of drainage where you put a camera up in July and spend all of August staring at your phone in disbelief at the resident herd moving through your rimrock. You aren't chasing game anymore; you're managing them.
More than Just Dirt
This isn't just about a 2026 tag. This is about being the man who has a "place." It’s about the look on your son’s face when he takes his first buck on his family land, without a ranger or a stranger in sight. It’s about teaching him how to track, how to respect the sage, and how to own a piece of the American West that’s actually his. While everyone else is fighting over the last few spots on the map, you’re sitting on the porch with a cold one, watching the sunset over the mountains, knowing your legacy is fenced, deeded, and secure.

Elko County - Twelvemile Canyon Rd, Montello, NV
Own a Piece of Nevada Freedom in Wildhorse Canyon. 10 Acres with Ranching, Homesteading, and Livestock Potential
If you’ve been searching for land where you can truly spread out, live independently, and build something of your own, this 10-acre parcel in Wildhorse Canyon deserves a serious look. Located in the wide-open high desert of northern Nevada, this property offers the kind of space, privacy, and flexibility that is becoming increasingly difficult to find anywhere in the western United States.
This is the type of property people dream about when they picture off-grid living, ranching, homesteading, or simply owning a quiet place far away from crowded cities and constant noise. Surrounded by expansive mountain ranges and open valley views, this parcel gives you room to breathe and the freedom to use your land the way you want.
Why This Property Stands Out:
• 10 full acres in Wildhorse Canyon
• Agriculture and livestock allowed
• Direct road access off Twelvemile Canyon Rd.
• BLM land directly to the east and south
• Wide-open valley and mountain views
• No nearby neighbors
• Extremely low annual taxes
• Seller financing available with no banks or credit checks
The property sits in Wildhorse Canyon near Montello, Nevada, an area well known for its rugged beauty, massive open landscapes, and strong appeal for homesteaders, outdoor enthusiasts, ranchers, and land investors alike. With direct road access right off Twelvemile Canyon Rd. (State Road BLM 1076), you can reach the property without dealing with complicated backcountry navigation or inaccessible terrain. Many remote properties sound appealing until you actually try to get to them. This parcel offers a much more practical setup with straightforward access and usable terrain.
One of the strongest features of this property is the surrounding BLM land directly to the east and south. That means your neighboring land is federally managed open space, not packed subdivisions or future dense development. It creates a much larger feeling of privacy and helps preserve the natural beauty and open views surrounding the parcel.
Perfect For:
• Off-grid homesteading
• Ranching and livestock
• Horses and agricultural use
• RV and camping setups
• Recreational weekend use
• Long-term land investment
• Hunting and outdoor recreation
• Buyers seeking privacy and freedom
Whether your goal is to establish a self-sufficient homestead, raise livestock, use the land recreationally, or simply hold it as a long-term investment, this parcel gives you options. Nevada remains one of the strongest states in the country for people seeking fewer restrictions, lower taxes, and more personal freedom with land ownership.
The zoning allows for residential use along with agriculture and livestock, making this an ideal setup for anyone looking to build a more independent lifestyle. Bring horses, cattle, goats, chickens, or other animals and create the kind of rural setup that simply is not possible in many heavily regulated areas of the country anymore.
The wide-open valley surrounding the property creates stunning panoramic views in every direction. Sunrise and sunset across the mountain ranges are especially impressive in this part of Elko County. At night, the skies open up into incredible stargazing with very little light pollution. This is the kind of place where you can actually hear silence again.
Outdoor Recreation Nearby:
• ATV and dirt bike riding
• Horseback riding
• Hunting opportunities
• Hiking and exploring public land
• Camping under dark Nevada skies
• Wildlife viewing
• Photography and stargazing
• Access to thousands of acres of nearby open land
Wildhorse Canyon and the surrounding Montello area continue attracting buyers looking for affordable land with usable zoning and strong long-term potential. As more people leave crowded cities searching for freedom, affordability, and self-reliance, quality rural land in the western United States continues becoming more desirable. Parcels with direct access, usable terrain, and nearby public land tend to stand out from the rest.
Unlike many small recreational lots, a full 10-acre parcel gives you meaningful space to actually use the land. You have room for structures, animals, equipment, gardens, recreational vehicles, storage, and future expansion. Whether you want a weekend retreat today or a full-time homestead tomorrow, the property gives you flexibility without forcing immediate development.
This area of northeastern Nevada is also known for outdoor recreation opportunities. Hunting, horseback riding, ATV riding, hiking, camping, and exploring public lands are all part of everyday life out here. The nearby BLM acreage dramatically expands the amount of land you can explore and enjoy.
Why Buyers Continue Looking at Nevada Land:
• Lower taxes than many western states
• Greater flexibility for landowners
• Strong homesteading appeal
• Affordable acreage compared to neighboring states
• Increasing demand for rural land
• Long-term investment potential
• More privacy and fewer restrictions
• Growing interest in self-sufficient living
For investors, properties like this can also serve as strategic long-term holds. Nevada continues seeing interest from buyers looking for affordable rural land with fewer restrictions than neighboring states. Large acreage parcels with legal road access and residential/agricultural zoning tend to maintain strong appeal because they offer real usability instead of simply speculative paper lots.
Another major advantage is the low carrying cost. Annual property taxes are only $28.51 per year, helping keep ownership affordable long term. That means you can hold the property comfortably without dealing with the heavy annual expenses that exist in many other states.
Financing is designed to keep the buying process simple and accessible. No banks, no credit checks, and no complicated approval process. Instead of spending weeks dealing with lenders, paperwork, and underwriting requirements, you can secure the property directly through simple seller financing.
Financial Highlights:
• Discounted cash price of $12,999
• Affordable monthly payments
• No interest charged
• No prepayment penalties
• No bank financing required
• No credit checks
• Straightforward seller financing
• Low annual taxes
Many buyers appreciate being able to lock in land now while values remain relatively affordable. As inventory of quality rural land continues shrinking and demand increases, buyers who waited often end up paying substantially more later for similar acreage.
The terrain offers a strong combination of usability and scenic beauty. The parcel sits in a naturally beautiful valley setting surrounded by mountain ranges that create dramatic Nevada landscapes year-round. Unlike steep or heavily obstructed parcels, this property provides usable open ground with excellent flexibility for future plans.
Imagine building a cabin, barndominium, manufactured home, or off-grid setup while overlooking miles of untouched Nevada landscape. Imagine waking up without traffic noise, crowded neighborhoods, or constant interruptions. This is the kind of property where you can build a completely different pace of life.

Country Living Without Being Too Far From Town
One reason people like this part of Nevada is because life moves slower out here.
You can drive into Elko when you need supplies, then come back home and leave the noise behind. That matters to folks who are tired of traffic, crowded neighborhoods, and houses stacked close together.
Elko gives you access to grocery stores, gas stations, hardware stores, restaurants, feed stores, and everyday needs. You do not have to drive hours just to grab supplies or fuel.
That makes this area good for people wanting country land without feeling cut off from everything.
The land around Spring Valley is wide open and peaceful. Folks enjoy driving the backroads, riding ATVs, hiking, hunting, and spending time outdoors. Some people plant gardens. Some bring animals. Some just enjoy sitting outside in the evening while the weather cools down. There is room out here to live at your own pace.
The sunsets across this part of Nevada are something people talk about often. The sky turns orange and red across the mountains while the air cools down around you. Then nighttime comes, and the stars fill the sky. A lot of folks forget what real quiet sounds like until they spend time out here. This area also works well for people wanting land they can hold onto while making plans little by little. Some start with camping trips or RV stays before putting up a home later on. Others already know exactly what they want. That flexibility is one reason buyers like these Nevada properties.
And because this land sits in a wanted area near Elko, buyers know there is real value in staying close to town while still enjoying open space. Road access and nearby power make this property stand out from a lot of empty land farther away from services.
That is why many buyers decide to move sooner rather than later.

A lot of people today feel packed in. Too many houses close together. Too much noise. Too many rules. Folks are starting to look for land where they can breathe again and live a little quieter. That is why buyers keep turning toward places like Montello, Nevada. This 10-acre property sits in Elko County near the small town of Montello. Out here, the land stays open, the skies stay wide, and a man can still find room to work with his hands and live the way he wants.
The first thing many buyers like is the paved road access off Stonehedge Drive. That matters.A lot of rural properties are difficult to reach, especially during weather changes. Here, getting in and out stays much easier year-round. Whether you bring a truck, trailer, RV, or building materials, the paved access makes life easier from the start.
The land itself gives you plenty of room too. Ten acres is enough space for gardens, chickens, goats, horses, sheds, trailers, equipment, or just enough distance from the next person to enjoy some quiet. Farming and ranching are part of life in this area. Folks around here still raise animals, work the land, and help neighbors when needed. This property fits right into that kind of country living.
Some buyers want a place for an RV while they spend weekends outdoors. Others want to put up a home where they can settle down and enjoy slower days. Some just want land they can hold onto while prices are still affordable. This property works for all of that.
And while the land feels peaceful and open, you are not completely cut off from town. Montello sits only a short drive away for fuel, groceries, and supplies. Wells is about 45 minutes away when you need bigger shopping or services. Salt Lake City is close enough for supply trips while still being far enough away to leave the crowds behind. That balance matters.
A lot of folks want country land but do not want to spend all day driving every time they need something. The monthly payments also help make ownership possible for regular working folks.

There is also a discounted cash price of $12,677.
The buying process stays direct and easy to follow. No credit checks. No banks. No long approval process. Just honest payments for honest land. And because good acreage with paved access keeps getting harder to find, buyers know properties like this do not stay available forever.

Open Country, Small-Town Living, and Nevada History All Around You. This part of Nevada still feels wild in the best way. The mountains stand tall around the valley, the roads stretch across open country, and the nights stay dark enough to see every star overhead. One of the biggest landmarks near the property is Pilot Peak. Folks around here know that mountain well. Pioneer travelers once used it as a landmark crossing the harsh desert country. Today, people head toward Pilot Peak for hiking, exploring backroads, and seeing some of the best mountain views in the region. Near the base of the mountain sits Donner Springs, where the Donner Party once stopped after crossing the salt desert. The history out here runs deep, and you can still feel it when driving through the area.
The nearby town of Montello may be small, but it has real Nevada character. The Cowboy Bar acts as a gathering place for locals, ranchers, travelers, and folks passing through the valley. Sit long enough and you will hear stories about cattle, railroads, storms, hunting, and life out in the high desert.
Montello also has old railroad history tied to the Southern Pacific Railroad. Remains of the rail lines still stretch across the valley and remind people how important this area once was during the railroad days. If you want a break from the quiet country, West Wendover sits about 30 to 40 minutes away.
There you can visit:
- Casinos and restaurants
- Peppermill Concert Hall
- Historic Wendover Airfield
- Bonneville Salt Flats
The Bonneville Salt Flats are famous around the world for land-speed racing. When dry, folks can even drive out onto the white salt flats themselves.
The area around your property also offers plenty for outdoor folks. ATV riding is popular across the open desert and nearby public lands. Hunters, hikers, and campers enjoy the wide-open country throughout the year.
Wildlife is common too. Pronghorn antelope, wild horses, golden eagles, and other desert animals move across the valley regularly. Some evenings you may sit outside and watch herds moving through the distance while the sun drops behind the mountains.
And once night comes, the stars take over the sky. This part of Nevada has very little light pollution, making it one of the darkest skies in the lower 48 states. Folks who enjoy campfires, stargazing, and quiet nights love this area for that reason alone. That kind of peace is getting harder to find.

- Land Where Folks Can Slow Down and Live Different
A lot of people are tired of depending on everybody else. They are tired of crowded towns, rising prices, and feeling packed into neighborhoods where there is no room left to breathe. More folks now want land where they can raise food, keep animals, and live quieter. That is why properties like this keep getting attention. This 10-acre property sits in River Ranch in Elko County, Nevada. Out here, you have room to spread out and enough open country around you to finally enjoy some peace at the end of the day. And what sits beside the property makes this land stand out even more.
Thousands of acres of BLM land touch your property line. That means your backyard keeps going long after your own property ends. A lot of buyers spend years looking for land where they can ride ATVs, walk for miles, hunt, camp, or just enjoy open country without dealing with fences and crowded neighborhoods everywhere they turn. This property gives you that kind of freedom.
The land itself gives you plenty of room to work with too. You can set up gardens, water tanks, sheds, solar equipment, trailers, animal pens, and the kind of setup many people want when they start thinking about living more independently. Folks like Elko County because there are fewer restrictions here than many other places across the country. Buyers wanting off-grid living, livestock, and homestead setups often choose this part of Nevada because they can actually use the land the way they want. That matters.
The area also works very well for solar power. Elko County gets over 300 sunny days each year, which helps many off-grid landowners lower their costs and rely less on outside utilities. Nevadas domestic well laws are another reason people look toward this area. Many rural landowners can apply for domestic well permits that support household water use, small gardens, and livestock. For folks wanting more control over their food and water, that is important.
Some buyers camp on the land at first while working on things little by little. Others bring trailers or RVs and slowly turn the property into the kind of place they have always wanted. There is room out here to do that. And while the property feels quiet and open, you are still close enough to Elko to get supplies without wasting the whole day driving back and forth. That balance is one reason buyers keep looking toward River Ranch.
The monthly payments also stay low enough for regular working folks.
$197 down

That is often less than many people spend on car payments or rent increases every month.
The total terms price is $11,777.
The buying process stays direct and easy to follow. No long bank meetings. No difficult approvals. Just a straightforward way to own land while prices are still within reach. And because acreage beside BLM land keeps getting harder to find, buyers know properties like this do not sit around forever.

Quiet Country, Open Ground, and Room to Work
Folks looking for homestead land usually are not searching for fancy neighborhoods or crowded subdivisions.
- They want usable ground.
- They want room for gardens and livestock.
- They want a place where they can work outside and teach their kids a different way of life.
That is what draws people to this part of Nevada.
The nearby Ryndon area helps keep supplies and services close enough to make daily life easier. Ryndon Gas & Grocery gives folks a nearby stop for propane, fuel, drinks, and basic supplies without driving all the way into Elko every single time.
The Ryndon Store & Bar also acts like a local gathering place. Folks stop in to talk about weather, roads, wells, livestock, and what is going on around the area.
That kind of community still matters out here.
And when you need larger supplies, Elko sits close enough for hardware runs, fencing supplies, feed, tools, and ranch equipment.
You can reach places like:
- Home Depot
- Walmart
- Western National Stockman
- Feed stores
- Hardware stores
- Ranch supply shops
For homesteaders, that saves a lot of driving time and delivery costs compared to properties much farther from town. The Humboldt River also runs through the region north of the property. Folks interested in fishing, wildlife, and learning the local land often spend time around the river and nearby public land. The Ruby Mountains are another reason people enjoy this area. During warmer months, many folks head toward Lamoille Canyon for hiking, mountain lakes, fishing, cooler temperatures, and firewood gathering permits. The mountains give a completely different feel from the open high desert around your property, and people enjoy having both landscapes nearby.
And because your property borders BLM land directly, outdoor access starts right outside your property line.
- No crowded campgrounds.
- No loading trailers every weekend.
- No asking permission to enjoy the outdoors.
You can step out onto open country and keep going for miles. That kind of land is getting harder to find every year. A lot of folks today want a place where they can depend more on themselves and less on outside systems. This property gives you room to work toward that kind of life.

This property gives you room for gardens, livestock, outdoor living, and quiet nights beside thousands of acres of open Nevada country. A place where a man can work with his hands. A place where the nights stay quiet. A place where there is still room left to breathe.

A lot of folks these days are looking for a backup plan.
Food prices keep climbing. Rent keeps going up. Towns keep getting busier. More people are starting to ask themselves what life would look like if they had their own land and could take care of more things on their own. That is where this property comes in. This 20-acre property sits in River Ranch in Elko County, Nevada. It gives you room to spread out, room to work the land, and room to live without somebody packed close beside you. Out here, you can wake up in the morning and step outside to open country instead of traffic and crowded streets. The biggest thing about this property is the space. Twenty acres gives you enough room for animals, gardens, sheds, water tanks, solar equipment, trailers, and all the things folks need when they want to live more independently. And this property does not stop at the property line. It borders thousands of acres of BLM land right beside you. That means your backyard keeps going for miles.
A lot of buyers dream about owning land where they can ride ATVs, explore, hunt, walk, and enjoy open country without asking permission every five minutes. This property gives you direct access to that kind of freedom. That is hard to find anymore.
Folks also like Elko County because it still believes in letting people use their land. Compared to many other places, there is less red tape and fewer restrictions. Buyers looking for off-grid living, hobby farming, livestock, and homesteading often turn to this area for that reason. The land also works well for solar. Elko County gets over 300 sunny days each year, which is one reason many off-grid folks settle here. Instead of paying huge costs to bring in power lines across long distances, many people use solar systems and water storage to live comfortably. Nevada law also allows most rural landowners to apply for domestic well permits. For folks wanting gardens, animals, and water independence, that matters a great deal. A lot of buyers around River Ranch raise chickens, goats, or small livestock. Others focus on gardening and storing food. Some just want a place where they can camp now and move onto the land little by little over time. This property gives you room for all of that.
And while the land feels peaceful and open, you are still close enough to Elko to pick up supplies when needed. That makes life easier. You are not spending half the day driving for lumber, fencing, tools, or groceries.
The monthly payments also help folks secure land now while prices are still within reach.
$647 down
$367 per month for 72 months
That is often less than what many people spend on a car payment.
There is also a discounted cash price of $18,977.
The buying process stays direct and easy to follow. No bank hassle. No complicated approval process. Just a way for regular folks to own land and work toward the life they want.
And because this property borders public land and sits in one of Nevadas strongest homestead areas, buyers know properties like this do not stay around forever.

A Place Where Hard Work Still Means Something
People who move toward homestead life are not usually looking for fancy things.
- They want room to work.
- Room to grow food.
- Room for animals.
- Room to teach their kids a different kind of life.
That is why people are drawn to this part of Nevada.
River Ranch and the Elko area still have a strong ranching and self-reliant way of life. Folks around here understand livestock, gardening, fixing fences, hauling water, and helping neighbors when somebody needs a hand. You still find people here who know how to work the land. The nearby Ryndon Store and Bar acts like a meeting place for many people living in the area. Folks gather there to talk about weather, roads, wells, livestock, and local news. That kind of community matters. Nearby Ryndon Gas and Grocery also helps keep supplies close by for fuel runs, propane, and day-to-day needs. And when you need bigger supplies, Elko sits close enough for larger stores and hardware runs.
That includes:
- Home Depot
- Walmart
- Western National Stockman
- Feed and ranch supply stores
- Equipment and hardware stores
For homesteaders and off-grid buyers, being close to those places saves time and money. The area also gives you access to some of the best outdoor country in Nevada.
The Ruby Mountains sit nearby and give folks cooler temperatures during summer along with hiking, fishing, hunting, and camping. Many people head toward Lamoille Canyon to enjoy the alpine lakes and mountain air. That is a big contrast from the high desert around your property, and folks enjoy having both landscapes nearby.
The Humboldt River also runs through the region and supports wildlife and fishing areas nearby. Buyers interested in learning the local land and ecology often spend time exploring around the river and surrounding public lands. And because your property borders BLM land directly, you can ride out from your property without loading trailers or driving to crowded recreation areas.
That is a major reason buyers want properties like this.
- No packed campgrounds.
- No tiny lots.
- No neighbors stacked shoulder to shoulder.
Just open country and room to live.
A lot of folks today are trying to move toward a life where they rely less on stores and more on themselves.
This land gives you room to work toward that goal.

It’s 4:00 PM on a Tuesday in the city. You’re sitting in a Starbucks drive-thru just to feel a "spark" of joy, while your phone buzzes with another utility hike notification. You’re working forty hours a week just to keep a concrete box cool in a heatwave that doesn't care about your "luxury" lease. You feel like you’re subscribed to a life you didn’t actually choose.
Tonight, you’ll try to sleep, but you’ll hear the hum of the AC and the tires of a stranger’s car on wet asphalt through your bedroom wall. You’re looking at a gray horizon through a window you’re too scared to open. You wonder: What happens if the water restrictions go from "suggested" to "mandatory"? You’re one dry pipe or one power surge away from being a guest in your own home. Your kid thinks "nature" is a high-def screensaver.
EL PORTO (NV-Elko-010-36B-036)
This is the "Unplugged" alternative. 10 acres of raw, high-desert Elko County land that answers to nobody but you. Located off Scadlock Road, this isn’t a "lot" in a cul-de-sac; it’s a sovereign territory bordering BLM land. It’s 435,600 square feet of brush, foothills, and the kind of #021F10 Forest Green horizon you’ve been window-shopping for on Zillow.
The Relief Feel that physical weight lift off your chest the second the pavement ends and the gravel begins. Imagine waking up to hear absolutely nothing. No sirens, no Slack notifications—just the wind hitting the side of your cabin or RV. The sky here actually turns black at night. This is where your brain finally has room to think.
Who Is This For?
The Over-Indexed Escapist: You’re done with "mental health apps." You need the real thing. Use this 10-acre buffer zone to build a Japandi-style off-grid cabin where the sun tells you when the day starts, not an alarm clock.
The Mobile Minimalist: tired of "Camp Host Full" signs and overpriced RV parks? Pull your rig onto Scadlock Road and set up your permanent basecamp. With "Open Space" zoning, your tiny home or RV is welcome here.
The Sovereign Hunter & Scout is right next to BLM (Bureau of Land Management) land; this is your staging ground. Use it for hunting, ATVs, or simply as a tactical retreat. It’s a hard asset that doesn't disappear when the Wi-Fi goes down.
The "Last Frontier" Value
In 2026, real luxury isn't a "smart home"—it’s senior land rights and privacy. This property offers a rare combination of easy access via Scadlock Rd and total seclusion. With taxes at only $36 a year, this is the cheapest "insurance policy" against city burnout you will ever own.

A Deeper Look at the "Gamble District" Lifestyle
Owning 10 acres in Elko County isn't just about a deed; it’s about understanding the rhythm of the High Desert. When you stand on the slight slope of this parcel, you’re looking at a landscape that has remained largely unchanged for centuries. This is the Gamble District, a place named for the rugged independence required to thrive here.
The Geography of Your Silence
The property sits at a strategic elevation where the air is thinner, crisper, and carries the scent of wild sage. To the north and west, the foothills rise to meet the sky, providing a natural backdrop that shifts from burnt orange to deep violet as the sun sets. Because you are bordering BLM (Bureau of Land Management) land, your 10-acre backyard effectively expands into thousands of acres of public territory. You aren't just buying a parcel; you’re buying a front-row seat to the Great Basin.
The "Off-Grid" Infrastructure: What 2026 Looks Like
For many, "off-grid" sounds like "hardship." But for the savvy buyer in 2026, it means technological sovereignty.
Solar Potential: With over 300 days of sunshine a year in this part of Nevada, your power is harvested, not rented. A modern lithium-ion setup paired with high-efficiency panels means you can run your Starlink, your laptop, and your coffee maker without ever hearing the hum of a generator.
Water Strategy: In the High Desert, water is liquid gold. With 10 acres, you have the space for significant rainwater catchment systems or to explore the possibilities of a private well.
Connectivity: We know you might still need to check in. The open terrain here provides a literal "clear shot" for satellite internet. You can be in the middle of a global board meeting while watching a coyote trot across your property line.
The "Four Pillars" of Property Use
1. The Agricultural Sanctuary With "Open Space" zoning, this land is a blank canvas for sustainable living. The high-desert soil, while rugged, is home to hardy native grasses. If you’ve dreamed of a small-scale greenhouse or raising livestock that doesn't rely on industrial supply chains, the Gamble District provides the space to experiment. Imagine pulling a carrot out of the ground that didn’t travel 1,500 miles in a plastic bag.
2. The Recreational Basecamp Think of this as your "private trailhead." Because of the slight slope and foothill terrain, the land is perfect for ATV, dirt bike, or horse owners. You can ride directly off your property and into the wild Nevada interior. There are no "no-parking" signs here. No trail fees. No crowds fighting over a dusty parking spot.
3. The Architectural Workshop: Whether you want to build a "Bulletproof" off-grid cabin using the latest biophilic designs or a simple, tactical tiny home, the lack of an HOA means your creativity isn't stifled by a committee. You can move your structure to the highest point of the lot to maximize the 360-degree views, ensuring that your morning coffee comes with a view of the Pilot Peak range.
4. The Celestial Observatory: Light pollution is the silent thief of the modern world. In the city, the "stars" are just satellites and smog. In Montello, the Milky Way is so bright it casts a shadow. For the stargazer, this is a world-class site. You’ll see the cosmos as our ancestors did—thick, bright, and deeply humbling.
The Economics of Independence
Let's talk about the $36 annual tax bill. In any major Western city, $36 might buy you a mediocre lunch. In Elko County, it maintains your ownership of 435,600 square feet of Earth.
Why 0% Interest Matters Most land sellers hide their profit in high interest rates. By offering 0% interest, every dollar of your $313 monthly payment is working for you. You aren't paying for the "privilege" of a loan; you are simply paying for the land. This is "Financial Sovereignty"—the ability to build equity in a hard asset without the vampire-like drain of compound interest.
The "Safety Net" Warranty We understand that buying land sight-unseen can feel like a leap. That’s why we include a 90-Day Money-Back Guarantee. If you get out there, walk the Scadlock Rd boundary, and decide it’s not the right fit for your soul, we’ll refund your principal. We also offer a 1-Year Exchange Policy. Your needs might change, and we want to be your partner in finding the perfect spot on the frontier.
Frequently Asked Questions (The Details that Matter)
How do I get there? Access is via Scadlock Rd. While a high-clearance vehicle is always recommended in rural Nevada, the road provides a direct line to your property.
Is there an HOA? No. There are no dues, no meetings, and no one telling you what color your roof has to be.
Can I camp there today? Yes. Nevada is one of the most camp-friendly states in the Union. Whether you’re in a tent or a $100k Sprinter van, this is your ground.
What are the neighbors like? Your closest neighbors are the BLM and the local wildlife. Human neighbors in the area are like-minded individuals—people who value privacy and the "live and let live" philosophy of the West.
Final Thought: The Cost of Waiting
The "Western United States" isn't getting any bigger. In 2026, as more people flee the rising costs and "peak energy events" of the urban corridors, land like this is being snapped up by those who see the writing on the wall.
Every day you spend in the Starbucks line is a day you aren't building your legacy. Every $450 electric bill you pay is money that could have gone toward three months of land ownership.
This isn't just a real estate listing. It’s a transition. It’s the move from being a "user" of a system to being the owner of a life.
Don't wait for the grid to tell you it’s time to leave. Make the move on your own
