Tucked along a quiet dirt road, this land gives you the privacy of the desert without being cut off from the world.
The terrain is flat and covered in the kind of hardy desert vegetation the Great Basin is known for - small sagebrush, native grasses, and wide-open skies that stretch for miles.
Zoned Open Space, this property gives you the freedom to build your dream home, whether it's a cozy cabin, a manufactured home, or your RV set up for full-time living.
RVs are welcome for up to 28 days, and once a septic system is installed, you can live here year-round.

Detailed Description
Property Advantages
This 37.34-acre property near Montello, NV is well suited for someone looking to retire off grid and live a more self-reliant lifestyle. One of the biggest advantages is access. The land fronts a county maintained road, which means you can reach your property without worrying about private road disputes or seasonal access issues. Power is already available at the street, reducing one of the most common obstacles off-grid buyers face.
The Open Space zoning allows a single-family residence, agricultural use, livestock, barns, workshops, and outbuildings. Mobile homes and manufactured homes are allowed when utilities are in place, making this a practical option for someone who wants to start with a simple setup and expand over time. RV use and camping are permitted while you plan and develop, allowing you to spend time on the land before committing to full construction.
Area Highlights
The property is located about 15 minutes from Montello and roughly one hour from Wells, NV. Wells provides groceries, hardware stores, fuel, dining, schools, and medical services. West Wendover is also within driving distance for additional shopping and services. Salt Lake
City is approximately two and a half hours away and offers major hospitals, airports, and large retailers.
For someone who enjoys the outdoors, this area offers space to hunt, fish, garden, and live off the land rather than treating it as a weekend hobby. Nearby attractions like the Sun Tunnels, BlazingStar Wilderness Area, Danger Cave State Park, and the Bonneville Salt Flats provide endless opportunities for exploration and solitude.
Potential Uses
- This land supports a wide range of practical and retirement-focused uses, including:
- Off-grid retirement homestead
- Gardening and small-scale food production
- Livestock and grazing
- Seasonal or full-time residential living
- Hunting, fishing, and outdoor recreation
- RV use while building
- Long-term family land ownership
With no HOA restrictions, you are free to build and use the land in a way that aligns with your lifestyle and values.
Practical Details
Water would require a private well or alternative solution such as delivery or storage. A septic system would be required for permanent living. Power is available at the street through Raft River Electric. Gas and waste services can be arranged through private providers. Soil conditions in the area are commonly used for grazing and small agricultural operations, making it suitable for a self-reliant homestead approach.
Next Steps and Peace of Mind
We understand that buying land is a big decision, especially when planning for retirement and involving your spouse. Our team at Holly Oaks Land is happy to get on a Zoom call so you know exactly who youre working with. We can also provide direct links to the Elko County website and the current recorded deed showing Holly Oaks Land as the owner, so you can verify everything yourself.
If it helps, we are also glad to speak with both you and/or your spouse together to answer questions and walk through the property details, payment options, and next steps at a pace that feels comfortable.
Call or text us to talk through this property or schedule a Zoom call.
Land with county road access and power at the street is becoming harder to find, and this property offers a solid foundation for an off-grid retirement built with confidence.

Land of the Free: Discover the Untapped Potential of Elko County, Nevada
If you're looking for wide-open spaces, a slower pace of life, and a landscape that inspires awe with every sunrise and sunset, look no further than Elko County, Nevada. Located in the northeastern corner of the state, Elko is one of the last frontiers of the American Westa place where freedom, independence, and self-reliance aren't just ideas, but a way of life.
With affordable land, stunning natural beauty, and a rich blend of history, culture, and opportunity, Elko County is rapidly becoming a top destination for land buyers. Whether you're searching for a place to build a quiet retreat, live off-grid, invest for the long haul, or simply get away from the crowded cities, Elko offers some of the most compelling reasons to own land in the western United States.
Lets dive into why more and more people are choosing Elko County to stake their claim.
A Landowners Dream: Freedom, Space, and Affordability
One of the most attractive features of Elko County is the cost of land. Compared to nearly anywhere else in the West, land here remains incredibly affordable especially considering the vast tracts available and the scenic beauty surrounding them.
Buyers can find multi-acre lots for prices that are unheard of in California, Oregon, Utah, or even neighboring parts of Nevada. This low barrier to entry opens the door to homesteaders, adventurers, investors, and everyday families who want to own something real, tangible, and enduring.
In many parts of Elko County, there are no HOA restrictions, and zoning is often flexible enough to allow for everything from off-grid cabins and RV living to tiny homes, ranches, and sustainable farms. This freedom is what draws many people west: the ability to live life on your own terms.
Breathtaking Landscape and Outdoor Living
Elko County covers more than 17,000 square miles, making it the fourth-largest county in the contiguous United States. Its a region dominated by big skies, mountain ranges, high desert valleys, and untouched wilderness. The Ruby Mountains often referred to as the "Swiss Alps of Nevada" tower over the eastern part of the county, offering a dramatic backdrop to the surrounding desert and sagebrush plains.
With such a diverse landscape, outdoor recreation is a way of life here. Hikers, backpackers, hunters, anglers, and photographers flock to the area year-round to enjoy the wild terrain. The Ruby Mountains are famous for backcountry hiking, alpine lakes, and vibrant fall colors. Lamoille Canyon, carved by glaciers, is a must-see particularly during wildflower season or autumn.
Elko County is also a prime location for hunting and fishing. Mule deer, elk, pronghorn antelope, and wild turkeys are abundant, and the regions lakes and rivers provide excellent trout fishing. The nearby South Fork State Recreation Area is a favorite for boating, swimming, and camping.
If you love solitude, stargazing, and the peacefulness that only remote land can offer, Elko County delivers it in abundance.
Rich Heritage and Cultural Pride
Elko is a region proud of its Western heritage. The city of Elko, the county seat, is home to the National Cowboy Poetry Gatheringa celebration of ranching culture, storytelling, and traditional music that draws visitors from all over the country. Its a week-long event that highlights the spirit of the West and honors the people who live and work close to the land.
The area has a deep Basque influence, thanks to immigrants who arrived in the late 1800s to work as sheepherders. Youll still find Basque restaurants, music, and traditions thriving throughout the area.
Elko County also has a strong Native American presence, including members of the Western Shoshone and other tribal communities. The land itself is sacred, with generations of stories rooted in the mountains, rivers, and valleys.
This mix of cultures creates a community thats tight-knit, respectful of tradition, and deeply connected to the land and its history.
Strategic Location with Room to Roam
Despite its wide-open feel, Elko County is surprisingly well connected. The city of Elko sits along Interstate 80, offering direct access west to Reno (about 4.5 hours) and east to Salt Lake City (around 3 hours). This makes it possible to live remotely while still being within a half-days drive to major cities, airports, and services.
Elko Regional Airport offers regular flights to Salt Lake City, making travel even more convenient for residents and visitors.
The county's towns and communities such as Wells, Spring Creek, Carlin, and Jackpot offer all the basic amenities one needs: grocery stores, schools, healthcare, restaurants, and hardware stores. While life is simpler and more rural here, you wont have to give up all conveniences.
And because Elko sits in a major mining corridor, it also supports solid infrastructure, good roads, and a strong local economy especially compared to other remote counties in the region.
A Growing Economy and Investment Potential
While Elko County has its roots in ranching and agriculture, it has grown into a strong economic hub for northeastern Nevada. Gold mining has long been a driving force in the region, with several major mining companies operating in the area. This has created jobs, built infrastructure, and kept the local economy more resilient than many similarly rural regions.
In addition, tourism, outdoor recreation, and remote work are growing industries. As more Americans seek to leave crowded cities and embrace remote lifestyles, the value of rural land has steadily increased and Elko County is no exception.
For investors, buying land here is not only about lifestyle, but about potential. Whether you choose to develop the land now, build a vacation home, lease it, or hold it for future resale, Elko land is a low-cost, high-upside asset in an increasingly crowded world.
Living Simply, Living Freely
Elko County isn't for everyone and that's part of its charm. Its for people who crave open space, quiet nights, and a life unplugged from constant noise and stress. Here, you can raise livestock, plant a garden, build a cabin, or simply sit and watch the stars. You can wake up to crisp desert air, hike into the mountains, and not see another soul for miles.
Many residents and landowners choose to live off-grid, utilizing solar power, well water, and sustainable practices. The freedom to live self-sufficiently is a major draw for those seeking a more independent and environmentally conscious lifestyle.
Whether you're planning to relocate full-time, set up a second home, or create a family retreat that can be passed down for generations, Elko County offers the space and freedom to build whatever life you imagine.

Let us show you why this region stands out and how we make it possible for you to become a landowner without the usual stress and complications of traditional financing.
A Land of Natural Wealth and Economic Stability
Elko County is one of the most resource-rich areas in the United States. It sits on top of the Carlin Trend, a major gold-producing region that attracts global mining companies and supports a strong local economy. The county produces more gold than most countries and this long-term industry provides jobs, infrastructure, and stability. In addition to gold, the region is rich in silver, lithium, and copper. These minerals are essential for global industries including electronics, batteries, construction, and clean energy. As demand grows, Elkos role in supplying these resources becomes even more valuable.
This strong foundation means that land in Elko County is not just scenic and spacious. It is located in a region where businesses are active, people are working, and growth is happening. This economic strength gives peace of mind to investors and property owners who are looking for a place with long-term value.
Diverse Opportunities in a Growing Region
While mining is a major part of the economy, Elko County is expanding into other industries. Agriculture plays an important role, with cattle ranching and hay production contributing to local and regional food supplies. Renewable energy is also growing here, with land suitable for solar and wind development. Tourism is another promising sector, as the region draws outdoor enthusiasts, families, and visitors interested in Western heritage and mountain adventures.
These growing industries create opportunity for different kinds of investors. Whether your interest lies in farming, energy, tourism, or simply holding land for the future, Elko County offers options that can fit your plans.
Affordable Land with Room to Grow
Compared to land prices in neighboring states, Elko County remains affordable. This is one of the few places in the American West where you can still find large parcels at prices that make sense. That means you can get more land for your investment, whether you want a quiet place to build a home, a getaway for recreation, or property to develop or resell in the future.
Our role is to make these opportunities even more accessible. By offering owner financing, we help you skip the bank and get started with a low initial payment. Our payment plans are flexible and we work with you directly to create a structure that fits your budget. There is no lengthy approval process and no need for perfect credit. You do not need to be a large investor to own land in Elko. You just need a vision and a partner who believes in helping you make it happen.
A Strategic Location with Strong Infrastructure
Elko County benefits from a location that combines rural charm with real connectivity. Interstate 80 runs through the region and links it to major cities including Reno and Salt Lake City. The Union Pacific Railroad also serves Elko and provides an important option for shipping and transportation. Elko Regional Airport offers regional air travel that adds to the areas accessibility.
These connections are important for anyone looking to build a home, launch a business, or develop property. Roads and access points mean your land is not cut off from the world. Broadband projects and infrastructure improvements are also expanding, helping rural properties become more suitable for modern living or working remotely.
Supportive Communities and a Pro-Investment Environment
Nevada is known for being a tax-friendly state with no personal income tax and no corporate income tax. This alone makes it attractive to businesses and property investors. Elko County adds to this with a local government that is friendly to development and respectful of property rights. Regulations are sensible and zoning is practical. You have the freedom to make real decisions about your land without unnecessary interference.
At the community level, Elko offers something more. People here value independence, hard work, and connection. The area combines a frontier spirit with a growing population and a genuine interest in quality of life. New schools, healthcare facilities, and community investments show that this is a place where families and businesses can thrive.
Outdoor Lifestyle and Natural Beauty
Many of our clients fall in love with Elko County because of its natural beauty. The Ruby Mountains are often called the Swiss Alps of Nevada and they offer stunning views and a full range of outdoor activities. Hiking, camping, fishing, hunting, horseback riding, and skiing are all part of daily life for people who choose to live or visit here.
This lifestyle appeal creates another reason to invest. Whether you want to build a home, create a vacation rental, or just own a place to retreat to on weekends, the outdoor experience in Elko is one that continues to attract interest and value. And because we work with clients who want everything from remote recreational land to lots near town, we can help you find something that matches your exact goals.
Energy and Sustainable Living Potential
For those looking to invest in the future of energy or live more sustainably, Elko County offers a blank canvas. The area receives ample sunlight, making it a strong location for solar development. Wind and geothermal options are also present. Large parcels of open land create opportunities for clean energy projects or off-grid living that is both responsible and cost-effective.
Many of our clients are exploring these possibilities. Whether you want to install solar panels, build a homestead, or create a small eco-friendly development, Elko has the space and potential. Build Your Legacy: Six Parcels in River Ranch, Nevada
When people talk about freedom, wide-open skies, and the promise of creating something lasting, they’re often describing a place like River Ranch, Nevada. Tucked into the heart of Elko County, this remarkable offering isn’t just another piece of land—it’s a rare chance to claim a collection of parcels that could shape your family’s future for generations.
This isn’t one lot, or even two. This is six divided parcels, each with road access, bundled together into a single, remarkable opportunity. With these parcels, you can finally bring to life the dream of a family compound, a retreat, or a legacy property where future memories are made under the brilliant skies of Nevada’s high desert.
The Landscape of Freedom
Drive out to River Ranch, and you’ll understand immediately why people fall in love with this region. The horizon stretches endlessly, broken only by the jagged peaks of the Ruby Mountains, often glowing pink and orange as the sun dips low in the evening sky. At night, the stars put on a display so dazzling that most first-time visitors forget to breathe for a moment, struck by how bright and countless they are.
This is land where you can live unbothered by the noise and stress of the city. Yet you’re still just 30 minutes from stores and services, giving you the best of both worlds—total privacy without total isolation.
Imagine walking the property at sunset, the desert air cooling, the scent of sagebrush carrying lightly on the breeze. Picture children laughing as they roast marshmallows around a campfire. Envision pulling your RVs or campers right onto the land and settling in for the weekend, free to relax without limits.
Six Parcels, Unlimited Potential
What makes this property truly stand out is its versatility. Six separate parcels—already
divided, already with road access—mean you have choices.
- Build a Family Compound: Each member of your family can claim a lot, ensuring everyone has their own space while still staying close together.
- Multi-Generational Retreat: Create a central home and use the surrounding parcels for guest houses, recreation space, or even gardens and workshops.
- Investment Opportunity: Keep what you want and sell or lease the rest. Divided parcels hold unique appeal for future resale, as they offer flexibility that single-lot properties can’t.
Land is one of the few investments they’re not making any more of, and divided parcels with access are even rarer. Whether your plan is short-term enjoyment or long-term value growth, these lots give you options no ordinary property could.
The Lifestyle You’ve Dreamed Of
The River Ranch area is all about lifestyle. It’s for people who believe in freedom, independence, and building a life connected to the land.
Campfires and Star-Gazing: Step outside your camper or future cabin and light a fire pit. Watch the flames dance as you swap stories and look up at skies unspoiled by city lights.
Ruby Mountain Views: The Ruby Mountains rise in the distance, a constant reminder that you’ve placed yourself in one of Nevada’s most scenic regions. As the seasons change, the colors of the mountains shift, painting a different backdrop every few months.
Room to Breathe: On your parcels, you’re not boxed in by neighbors or fences. You have room for gardens, orchards, livestock, or just open space where kids can run free and explore.
The Gateway to Adventure: Being close to the Ruby Mountains and the Great Basin Desert means endless opportunities for hiking, hunting, off-roading, and exploring. This isn’t just a property—it’s a launchpad to adventure.
Ready When You Are
One of the best things about this offering is that you don’t have to wait years to enjoy it. While you plan your dream home, you can immediately begin using the land.
- Pull in your RV or camper and claim your space.
- Bring out your ATVs or dirt bikes and ride the open trails.
- Pitch tents, host family gatherings, and enjoy weekends away from the chaos.
Your land is ready to be lived on from day one.
Affordability Meets Opportunity
We believe land ownership should be within reach, and that’s why we’ve structured flexible options to make it simple:
1. Owner Financing: $542 per month for 60 months — with zero interest. That’s right—what you see is what you pay. No hidden fees, no balloon payments, no interest gouging.
2. Discounted Cash Price: $27,500 if you’d prefer a one-time payment. This is the best
value for those who want to own outright immediately.
Whether you choose the steady pace of financing or the upfront savings of cash, this property is designed to fit your financial comfort zone.
Work With a Company You Can Trust
Buying land is a big decision, and trust matters. That’s why we’ve built our reputation carefully. Our company is trusted, verified, and backed by 5-star reviews. Customers consistently praise us for our transparency, responsiveness, and commitment to clear communication.
From your first question to the final signature, we’ll be with you every step of the way. You won’t be left wondering what comes next, and you’ll never feel like just another transaction. To us, this is about helping families find land they can cherish—and we take that responsibility seriously.
Why River Ranch, Why Now?
The saying goes: “The best time to buy land was 20 years ago. The second-best time is now.”
River Ranch is one of those rare places that combines accessibility, natural beauty, and untapped potential. Properties here are limited, and opportunities like this—six divided parcels, all road accessible, in a single bundle—are almost unheard of.
As more people search for retreats away from crowded urban centers, demand for rural land is only rising. This is your chance to get in before prices climb further.
Envision the Future
Close your eyes and picture it:
- A row of RVs pulled up for a holiday weekend, kids running between them, cousins and
siblings reconnecting around a bonfire.
- A family garden thriving on one lot, a workshop on another, and a cabin rising on a third.
- Parents and grandparents knowing they’ve secured a safe, lasting retreat that will outlive
them, something their children and grandchildren can enjoy for decades.
Land like this isn’t just an investment in real estate—it’s an investment in memories,
experiences, and legacy.
How to Make It Yours
Taking the next step is simple. With either financing or cash payment, we make the process straightforward and stress-free. We’ll provide clear paperwork, answer your questions directly, and ensure you’re comfortable from start to finish.
You don’t need to be a real estate expert. You don’t need perfect credit. All you need is the
vision to see what this property could become for you and your family.

##The Land and The Life Around Elko##
When you pull off the main road and head toward this 20-acre patch in Elko County, you feel the weight of the city drop off your shoulders. This is Deeth, Nevada. It is not a place with bright lights or loud noises. It is a place of sagebrush, wide skies, and big mountains. This specific piece of ground sits right on a corner, which is exactly what you want when you are hauling gear. You have two sides of the property that sit right against BLM land. That means the government owns the land next to you, and they aren't building a shopping mall or a subdivision there. Ever.
Having that public land as your neighbor is like having a backyard that goes on for miles. You can walk out your back door, cross your property line, and you are standing on thousands of acres of wild country. For a man who likes to hunt or just likes to get away from people, that is a big deal. You don't have to load up the truck and drive to a crowded trailhead. You have your own private entrance to the wilderness.
The dirt here is good and solid. It is the kind of high-desert ground that holds up well. If you want to put down a gravel pad for an RV or build a small cabin to keep your gear in, you have plenty of flat spots to work with. Because it is a corner lot, you have more options on where to put your driveway. You won't be tucked away in a hole where you can't see what's coming. You have views of the mountains that change colors every time the sun moves. In the morning, they look blue and cold. By evening, they turn a deep purple and gold.
Send Message green button or call me now 507.476.4565.
Living out here, even if its just for the weekends, changes how you think. You start noticing the hawks circling overhead instead of checking your watch. You hear the wind moving through the brush instead of traffic. There is plenty of space here to bring the whole family. You can set up a big wall tent, start a fire, and actually see the stars. There is no light pollution out here. The Milky Way looks like a bright white streak across the sky. Its the kind of place where you can teach a grandson how to use a compass or how to spot a deer moving through the draws.
This is 20 acres. That is a lot of room. To give you an idea, you could fit about 15 football fields inside your fences. But because you are bordering that public land, it feels like you own the whole range. You get all the use of a massive cattle ranch without having to pay the taxes on it or fix ten miles of fence line every spring. You just take care of your 20, and let the rest of the world take care of itself. It is a smart way to get a lot of dirt for a small amount of money.
##What You Can Do Out Here##
Elko County is famous for being one of the last places where a man can truly be left alone to enjoy the outdoors. If you are a hunter, you already know about the mule deer and elk that roam these hills. Having a basecamp here means you aren't sleeping in a crowded motel or a noisy campground when the season opens. You are right where the animals are. You can wake up, drink your coffee, and be in your glassing spot before the sun even hits the ridges.
If you like to ride, this is your spot. Whether you have horses or dirt bikes, you have endless trails. You can head out from your corner lot and ride all day without seeing a paved road or a "No Trespassing" sign. The terrain varies from flat plains to rolling hills and steep draws. It is the kind of country that keeps you interested. Every time you go out, you find something newa hidden spring, an old rock formation, or a view you hadn't seen before.
For the folks who like to fish, you aren't far from some of the best water in Nevada. The Humboldt River and various mountain streams are within a short drive. You can spend the morning catching trout and be back at your campfire by sundown to cook them up. It is a simple life, but it is a good one.
Town isn't too far away if you need to stock up on bacon, beans, or diesel. Elko is a real town with real people. They have farmers markets, tack shops, and places to get a good steak. You get the peace of the country with the safety of knowing a town is within reach if you need it. But once you get out to your 20 acres, you probably won't want to leave.
Most people spend their whole lives dreaming of having a "spot." They talk about it at work or while they are sitting in traffic. But most never do it because they think they need a hundred thousand dollars in the bank. They think they need to talk to a suit at a bank and sign away their life. This deal isn't like that. This is about making it possible for a regular person to own a piece of Nevada.
Send Message green button or call me now 507.476.4565.
##Common Questions and Honest Answers##
Can I really afford this? I hear this a lot. People think land is only for the wealthy. But look at the numbers. The down payment is $647. That is less than most people spend on a TV or a new set of tires. The monthly payment is $367. If you can put away about twelve dollars a day, you can own this land. It is about choosing to put your money into something real that lasts, rather than something that breaks or loses value. This is an investment in your life and your family.
How do I actually buy it? We keep it very simple. You don't need to go to a bank. You don't need a high credit score. We do the paperwork right here. Once you pay the down payment, the land is reserved for you. We set up the monthly payments, and you get to start using your land right away. It is a handshake style of doing business, even if we do it through the mail or online. We want you to have the land, and we make it easy to get there.
Can I build a house or a cabin there? Yes, you can. Elko County is pretty fair about what you can do with your land. If you want to build a homestead, you can do that. If you want to just park an RV for the season, you can do that too. Many people start with a small shed or a "dry cabin" and then add on as they have the time and money. Because its 20 acres, you have plenty of room to pick the perfect spot for your front porch. Once you loan is paid off you can do whatever you like here.
Is it good for living off the grid? It is perfect for it. You have all the sun you could ever need for solar panels. The wind blows enough to keep a turbine spinning if you want one. You are responsible for your own water and power out here, which is exactly how most of my neighbors like it. It means no monthly utility bills and nobody telling you how much water you can use. It is true independence.
Why is being on a corner lot important? In the land business, a corner lot is a prize. It means you have access on two sides. This makes it much easier to bring in building materials or a large trailer. You aren't boxed in. It also gives you more distance from any future neighbors. It gives the property a much bigger feel and makes the logistics of using your land a lot easier.
What if I change my mind? We want you to love the land. If you get out there and realize it isn't the right fit, we have a 90 day guarantee on any principal payments. But I can tell you, once most people stand on their own 20 acres and feel that Nevada wind, they don't want to let it go. This is a solid piece of ground that will be there long after we are all gone.
Why should I buy this right now? Land is the one thing they aren't making any more of. Every year, more people leave the cities looking for a spot like this. Prices don't usually go down, they go up. Right now, you can get this for under $20,000 if you pay cash, or for a very low monthly cost. If you wait another year, this spot will likely be gone, and the next one will cost you more. It is better to own it and wait, than to wait to own it.
Send Message green button or call me now 507.476.4565.
The Bottom Line
This isn't a fancy resort and it isn't a polished suburb. It is 20 acres of real Nevada dirt. It is a place where you can be yourself, where you can breathe, and where you can own something that matters. You get the corner lot, you get the public land next door, and you get it all for a price that doesn't break the bank.
If you are tired of dreaming and ready to start doing, this is your chance. You don't need a pile of cash and you don't need a banker's permission. You just need the will to make it happen.
