A payment equal to 10% of the purchase price is due the day of the auction. The remaining balance will be due on or before November 2, 2026, and must be paid by certified funds or direct wire transfer to the closing agent. Full possession for the 2027 crop year will be granted.
The seller will pay all 2026 and prior real estate taxes, while the buyer will be responsible for all subsequent taxes. Title insurance costs will be split equally between buyer and seller. The sellers will convey fee simple title, subject to existing highways, easements, reservations, or encumbrances of record on file with the Kearney County Register of Deeds.
