This property is about 3 miles away from Montello, Nevada. Montello has limited services which include a Post Office, Gas & Grocery, Motel, and Bar & Grill. The nearest town with full services is Wendover, Nevada which is about 40 miles South and East. I came at the property from the south: Turn East off SR233 on Church Road, follow Church road about 2 miles to County Road and turn North (Left), Turn East on Bedrock Road (about .5miles) and the property is at the corner when Bedrock Rd. turns north. There is an old path (2 track dirt road) that leads to the property from the south from Church Road. The roads are dirt but are in pretty good condition; any vehicle could travel the roads.
There is power along church road and there is a house about 1/8 Miles away from the property that looks to have power. Most dwellings in the area use solar power and above ground water storage. The Pilot Valley lies over an aquifer which provides water to Montello and the surrounding area. .5 miles to the West of the property is some farm land with a center irrigation pivot. There are a few houses or trailers within about .5 miles of the property. I had cell service on the property due to the large cell tower on Pilot Road. They installed Fiberoptics along SR233 and Pilot Road last year.
Is there a direct access to the property from roads or do I have to get access from other property owners? yes you have access from Bedrock Rd and also Church Rd. which runs on the southern border of the property.
Is there any water or electricity nearby? most people use above ground water storage. But, electricity runs on church road, so you have easy access.
Septic is required but regulated by State of Nevada
How far to the nearest gas station in? Montello is 3 miles away and they have a gas station. There is a large city named West Wendover that has all the major amenities about 40 minutes away. Closest Big City would be Elko, about 1- hrs away. Follow I-80 E to NV-233 E/State Hwy 233 E. Take exit 378 from I-80 E
Is the 20 acres permitted by zoning in that area? Residential Single Family - w/ one primary and can build a guest house w/restrictions, no sq ft minimum, need building permit
Is the primary use of this property for recreation or can it be used for animals? no restrictions, can have animals, fencing is suggested,
Can you put trailers or small sheds on the property? Yes, can build, but anything over 250 sq ft needs permit.
Or all of the surrounding properties fenced? answered above
Are there public trails and access to other properties nearby that could
be ATV or mountain bike usage? yes there is alot of open land, just ask that you respect neighbors land if marked, or gated.
Can Camp in your RV for 28 days, if its longer than that, you need to have a septic system installed.
