This pasture offers the cattleman a great opportunity for expansion. With the Northern end of the proeprty being naturally sub-irrigated land, this greatly increases the proeprty's carrying capacity. The property has two wells, one solar and one wind. The solar well was installed in 2020 to replace a windmill well. In 2003 the south windmill was added to the pasture for am additional water source. The pasture was cross fenced in 2003 for rotational grazing. In 2015, the entire East border fence was replaced. All fences are in good condition, with some posts that could be replaced. Currently the lease agreement is for 100 pairs plus bulls on the pasture, or equivalent if running bred heifers or steers, for 5 months. The seller has state that they have ran up to 130 pair per year in the past. There is very little cedar tree pressure on the property.
