Jefferson County - Louisville, GA
Welcome to McDaniel Place, a 291-acre property in Jefferson County GA of incredible diversity including two Ponds, Mature Hardwood Timber, 30-Year-old Plantation Pine, and Rocky Comfort Creek Frontage. All these incredible features packed into one tract, just minutes outside the city limits of Louisville, GA.
Benefitting from a long history of stewardship, this property has gradually transitioned from pasture to timberland during its almost 60-year tenure with the same group of owners. The two ponds and almost a mile of frontage on Rocky Comfort Creek contribute to the property’s tremendous water resource, which is extremely hard to find in today’s market. During our visits with the owners, they shared their stories of recreation, reminiscing of their summers walking up the creek with their kids to fish for bream and perch. If you enjoy fishing and hunting, and want a beautiful property with mature timber, this one is for you.
The two Ponds lie at the foot of a well-maintained pasture that would serve as a fantastic location for a family homeplace, clubhouse or Barndominium overlooking both ponds. Power conveniently extends to the center of the property across one of the ponds to the existing pole barn.
The property is predominately merchantable pine and hardwood timber, including a 12-acre pecan orchard. The Loblolly Pine plantations, ~ 30 years of age have been well managed and maintained. Strategic stand improvement thinnings and prescribed burns have been implemented to maintain health, growth, and aesthetics. The hardwood timber is comprised of large mature upland oak species as well as large mature bald cypress, ash, poplar, and other species.
McDaniel Place has a gentle rolling topography throughout most of the property, which shapes the two ponds and multiple tributaries of Rocky Comfort Creek. An impressive oak ridge runs the length of the property that has a bluff-like appearance as you look down over Rocky Comfort Creek.
Several fields and wildlife openings contribute to the great habitat. One of these fields once contained a horse round where the family hosted equestrian events. Another large 11-acre field overlooks both ponds, providing a gorgeous vista of the ponds and large pines.
An extensive internal road network provides excellent year-round access throughout the property. The primary access road runs the length of the property from the entrance to the backside of the property. The main road is in great condition with gravel and water bars for stability and water management. Miles of woods roads and firebreaks run throughout the property, providing trails for travel, off-roading, recreation, and game plots.
McDaniel Place is located in East Central Georgia with easy access to Augusta, Macon, Savannah, and Atlanta. It is only a two-minute drive (about a mile) to the local dining and shopping of downtown Louisville! Rarely do we find such a private property so close to town and its associated amenities.
The property has an overhead power line running half a mile through the property to supply power to the pond. The property also has a Georgia Power transmission line.
The diversity and location of McDaniel Place provides great opportunity for a host of potential uses including: hunting, fishing, conservation easement, timber investment, soler/EV, development, equestrian, rural home place, and even conversion to agriculture.
It is our pleasure to present this one-of-a-kind opportunity to the market.

Rusk County - County Road 453, Laneville, TX
Some places just have a special feel to them, and this 21.5-acre tract in Laneville, TX is one of them. Mature timber, natural springs, large spring fed creek, manicured hay meadow, picturesque area-this kind of land that rarely changes hands.
Water is one of the rarest and most valuable features on any piece of land, and this property has it in abundance. A large, spring-fed creek runs along the back, with massive mature hardwoods blanketing this area, providing a completely open forest floor. If that wasnt enough, there are two natural springs that start right on the propertysomething you almost never find. One of them is especially unique, bubbling up from the roots of an old oak tree and producing a large steady flow of crystal clear, natural water. One could easily dam this spring area to create a stunning clear blue spring fed lake off the hay meadow perimeter.
The land itself is a perfect balance of open space and shade. About two-thirds is manicured hay meadow, ideal for grazing, cutting hay, or just enjoying the wide-open views. The remaining one-third is mature timber, but instead of being packed into one spot, the trees are spread out in natural pods, creating sections throughout the property. This layout makes the land feel much bigger than 21.5 acres while also providing privacy and habitat for wildlife.
The large mature timber along the spring and the creek in the back has game sign all throughout. Even though this property has fields, it could easily support a first class hunting camp, with a mid-west type of hunting feel.
Located in the quiet ranching community of Laneville, only 15 minutes from Henderson TX and 40 minutes from Tyler Tx, this is a place where good land stays in families for generations. Its rare to find a property with this much character, history, and natural water sources all in one spot. If youre looking for a piece of land that is truly special, this is one worth seeing in person.

Yellowstone County - 7200 Pineview Rd, Custer, MT
The Windancer
The Windancer is located in one of the most sought-after locations in Montana, The Bull Mountains. A beautiful 2,288 square foot log home on the property overlooks Buffalo Creek, providing unmatched early morning views of the resident Elk, Mule Deer, and Antelope herds that call this property home. Productive hay fields are strategically placed with wildlife management in mind, surrounding a 10-acre spring fed reservoir stocked yearly with Yellowstone Cutthroat Trout. Populations of elk exceeding 300 head are common on the ranch, and unlike other areas of The Bulls the elk are not seasonal, they call this ranch home year-round. Numerous elk have been harvested here over the years, some scoring well over 360, and in recent years a set of 410" sheds were found within the ranch boundaries.
The Windancer Ranch is in the 590 special permit area. With having Landowner Preference this permit has very high odds of drawing year after year. Last year odds were 100% draw for both resident and non-resident for archery. The rifle permit was 70% for residents and 100% for non-residents.

Improvements
The Windancer is well equipped with 3 different housing options. The home favored by the owners is a beautiful Log Home built in 1977 and later remodeled in 1998. The owners selected a perfect location to build this 2,288 square foot log home. A lightly timbered driveway leads to the entrance of the home, where exceptional craftmanship is evident immediately. While entering the house through the wrap-around deck you are greeted with impressive vaulted ceilings in the main living area as well as a cozy fireplace to hunker up around after cold morning hunts on the ranch. Continuing past the living area youll find the kitchen, accentuated with high-end amenities including tiled floors, granite countertops, and stainless-steel appliances. An oversized two car garage is attached to the house by way of a large mud room that includes a half bath, perfect for cleaning up when coming in from outside. An additional pole barn for dry storage of equipment, vehicles and ATVs is easily accessible near the log home entrance as well.
The Windancer also has two smaller homes on the property. The managers house is located on the north side of the property, overlooking Buffalo Creek. Here a person can watch the herd calve, keep an eye on the big bulls as they enter the bedding ground, or just watch the sun go down over the horizon. The managers house is where the work happens. An elaborate set of pipe working corrals have been built to bring the herd into brand, precondition and ship. There are several outbuildings around the managers house including a barn, shop, and three-sided sheds for the animals.
Last but not least is the Hunting Cabin, also known as Elk Camp. Elk Camp is located in Section 10 on the ranch, on the south side of Buffalo Creek. Elk Camp is a 1,252 square foot hunting cabin where the hunting camaraderie comes together. This 3-bedroom 2 bath home and has all the amenities needed to carry out a successful hunt. Many of the ranchs hunts begin here, as the hunters can walk from here to stands near by and setup up over water holes, or make a move on bugling bulls coming out of the barley fields. A fire pit here is the perfect place to enjoy conversations after a long day in the field while BBQing on the deck or listening to elk rut in the hay fields.
General Operation
The current owner has run as many as 500 mother cows on The Windancer, and on wetter years is confident the ranch could run more. As a result, income potential on the ranch is significant, especially considering current cattle prices at an all time high. Historically the owner would calve out on Buffalo Creek, and then move the cows to the south in Antelope Creek for the summer, bringing them home in late October or early November to wean and sell.
Between hay fields on the ranch and the hay barley/oats planted in the tilled acres, a good year with plenty of rain can guarantee all the feed a cattle herd would need. Up to 800 ton of hay has been produced on the ranch when properly fertilized and sprayed. The Windancer is a self-sustaining operation with a profitable bottom line.
Water Resources
The Windancer is one of the best watered ranches in this area. This feature makes this ranch one of the most versatile ranches in the Bull Mountains. A spring fed reservoir is rarely dry even in the most drought-stricken years, and with multiple wells and water lines, water on the ranch is guaranteed. This asset holds true in late August and early September when the animals need it most. Water Rights will transfer to a buyer upon request.
Climate
Montanas climate offers diverse seasons, with average summer temperatures in the mid-80s and average winter snowfall of approximately 40 inches. The area receives around 13 inches of rainfall annually, making it well-suited for both ranching and recreational activities.
Mineral Rights
All minerals currently owned by the seller will transfer.

WATER
The 9.25 mile stretch of the Lower Pecos River is a mesmerizing sight, featuring clear spring-fed waters, towering canyon walls and incredible fishery. This secluded river corridor offers deep holes and small rapids, making it perfect for canoeing, kayaking, fishing, tubing, waterfowl hunting, wildlife watching, and simply exploring. Anglers can anticipate catching largemouth bass, sunfish, freshwater drum, catfish, and carp. The expansive river frontage provides unmatched beauty and endless opportunities for exploration, a feature rarely found on other ranches.
A distinctive aspect of the ranchs riverfronts are the conveniently located put-in and take-out points offering easy access to water activities. To the north is the Grape Vine access point while the Live Oak access point lies to the south, both capable of driving a sports car to the rivers edge. The vega along the river at the Live Oak access point stretches for nearly 1.5 miles providing another exceptional opportunity for usable river frontage.
In addition to the river, the ranch boasts 18 water wells, the majority of which are operational and provide water access for wildlife, as well as distribution to drinkers and natural water features. Several of the water wells are capable of flow rates in excess of 100 GPM, ensuring a reliable and abundant water source throughout the property.
TOPOGRAPHY AND RANGELANDS
As you travel west from the Texas Hill Country to the Trans Pecos, there is a certain element that sets one ranch apart from another, known as the wow factor. The Silver S Ranch embodies the wow factor, thanks to its unique natural features and enhanced accessibility within the rugged terrain of the lower canyon lands of the Pecos River.
In addition to the breathtaking Pecos River Canyon, the ranch is home to numerous other stunning canyons, including the massive Harkell Canyon and the equally impressive Moose Canyon. The property also boasts a variety of caves, shelters and rock art sites inviting exploration and discovery. Elevations range from about 1,320 feet to nearly 1,935 feet at several locations.
Native grasses and a wide range of brush cover the ranch, with stands of live oaks and shin oaks found within the canyons and arroyos.
Historically, much of the ranch was used for sheep grazing and some limited cattle grazing. It is currently managed for wildlife and has been for some time.
WILDLIFE, HUNTING AND FISHING
The Silver S Ranch is teeming with wildlife, offering an abundance of hunting and watching opportunities. The seller has made significant investments in the quail and deer populations as well as other wildlife. The ranch is home to quality populations of white-tailed deer, scaled quail, javelina, aoudad, dove and waterfowl. A year-round supplemental feeding program is in place with blinds and feeders placed across the property. Predators including mountain lions, coyotes, bobcats and foxes can also be found on the ranch. Occasionally a mule deer will make an appearance, and black bears are known to be expanding into the area.
Birdwatching opportunities exist with migratory songbirds and raptors present at certain times of the year. Situated along the Monarch butterfly migration route, ranch owners can witness one of the worlds most awe-inspiring phenomena during the October migration.
ROADS
Access is one of the most crucial requirements for a property of this size. The Silver S Ranch delivers 24 miles of professionally-built roads with reinforced culverts, designed to last for years with minimal maintenance. There are two drive down roads leading directly to the river, both allowing 2WD access. Each road is strategically spaced about a days fishing or distance apart. These top-notch roads make the ranch usable at a level that is hard to replicate.
HOMES AND STRUCTURES
At the heart of Silver S is the main headquarters area that includes the newly-updated, historic 3-bedroom Merle and French Ingram cut limestone home that dates back to the 1930s. A small remodeled guest cabin, relatively new ranch hand trailer, an equipment barn, a shop, a storage barn, and several other outbuildings can also be found in the main headquarters area.
To the north, there is an additional 4-bedroom ranch home with an open floorplan and nearby small barn used for hunting vehicle storage. This home is conveniently near the Pandale Road, allowing easy access to the property.
To the south you will find a visually-appealing and comfortable 3-bedroom double-wide overlooking the stunning Pecos River and Harkell Canyon.
SPECIAL ATTRACTIONS
The Harkell Cave is hidden on the Pecos River side of Harkell Canyon with commanding views of the river. The cave has been cleaned and equipped with a fire pit, chairs and hefty supply of firewood, providing the perfect spot to relax, or enjoy the spectacular canyon and river views, complete with an adult beverage and cigar! The cave is accessible via trail and a set of custom steps with rails, making it an ideal retreat.
The drivable access point at Live Oak has a beautifully maintained lawn in the river vega offering a scenic setting for camping and cookouts. The road leading out of the River through the ranchs Live Oak Pasture (named after the large Live Oak along the river that has managed to grow and thrive seemingly out of solid rock) is known as the Encino Solo Trail. In the early days of ranching in this part of Texas, the area ranchers used the Encino Solo Trail to cross the Pecos River and move their livestock from pastures east of the river to shipping points on the western side.

The ranch has numerous sites containing Native American Pictographs (Rock Art). Shumla Archaeological Research and Education Center (Shumla) studied the pictographs on the property. They found that the upper bench of an offshoot canyon, running west and adjacent to the Pecos River, contains an archaeological rock art mural that is approximately 43 meters long with 36 different grinding features and remnant paint interspersed among the bedrock. The rock art features a large Pecos River style mural, an art style that dates back approximately 3,000 years.
The nearby town of Langtry is rich in history and is known for Judge Roy Bean and his colorful style of justice. Langtry offers the Judge Roy Bean Visitor Center and a few services.
Seminole Canyon State Park is just down the road where human habitation started about 10,000 years ago. The cave art is stunning and is very similar to the art found on Silver S Ranch.

Medina County - Hondo, TX
Two Creeks Ranch, 758 acres located just 30 minutes west of San Antonio in Medina County, is a memory-making, live-water destination designed to make family, friends or business associates feel right at home in natural Texas.
When guests enter the simple, but elegant front gate on County Road 451 they are struck by the oak-lined, chip-sealed Knippa stone driveway and the flanking irrigated pecan orchard with more than 500 productive trees. Landscaping throughout was designed and installed by the late Marc Tellepson and the late Mark Scioneaux, both of Houstons famed Tellepsons Landscaping Company. The ranch has additional frontage on County Road 455.
By the time guests arrive at the main compound featuring the two dogtrot lodges that reflect Texas pioneer heritage and the adjoining renovated barn and primary gathering space known as the Party Barn, they know theyre somewhere special.
The Land
Nestled in an ecological transition zone, Two Creeks, as the name implies, offers the beautiful live water and legacy oaks of the Hill Country and the varied brush that marks superlative wildlife habitat in South Texas. In addition to majestic live oaks, the ranch is shaded by native pecan trees in the bottomlands of Hondo and Verde Creeks and old-growth bull mesquite throughout.
The Water
The creeks border the ranch on two sides. Verde Creek, which is a year-round creek, courses through the ranch for 1.7 miles on the east, providing private access to both banks. Hondo Creek runs along the south border for about 1.85 miles.
A 7 acre lake that measures about 22 feet at its deepest point is stocked with bass, perch and forage fish. It is peanut-shaped with a jutting peninsula, which maximizes bank frontage and allows for plenty of angling fun. In case guests prefer to swim, carefully stacked native rocks create the perfect place to launch into the lake.
Groundwater is also plentiful. Two Creeks Ranch has two center pivots supplied by an Edwards Aquifer irrigation well with 60 acre-feet of transferable Edwards water. There is an additional well on the property.
The Wildlife
Two Creeks Ranch has been managed primarily for doves, but whitetail deer, feral hogs, free-ranging exotics abound. A variety of varmints, small game and non-game species also call the low-fenced ranch home.
The Lifestyle
Guests can sharpen their shooting skills and pass an enjoyable afternoon at the five-stand skeet range outfitted with six movable trap houses. Once the smoke has cleared, they can congregate at the nearby Gun Room, a 945 square foot gathering space that includes a wet bar, drink coolers, a 72-inch TV as part of the indoor sitting area, gun lockers, WiFi and a built-in sound system.
For those who prefer to be outdoors, a 1,850 square-foot covered porch area, located between the Gun Room and the skeet range, is the perfect spot. Guests can sit in the shade of two ancient live oaks as they enjoy conversation and a cool breeze.
Accommodations
A set of two identical 3,130 square-foot dogtrot lodges, crafted from reclaimed and washed barnwood epitomize the clean country style that defines Two Creeks Ranch and serve as the main compounds focal point. Unlike their historical Texas predecessors, the dogtrots are enclosed.
Each lodge, outfitted with WiFi, a built-in sound system and wood burning fireplace, sleeps up to 12 people. The spacious porches, on front and back, make it easy to take the conversation outdoors.
The downstairs encompasses 2,072 square feet and includes four bedrooms with two double beds, a coffee bar, TV and a private bath with heated floor. The upstairs features two king suites with a coffee bar, TV and a private bath with heated floor.
A short walk down a crushed granite path bordered with concrete brings guests to the 11,600-square-foot Party Barn. Crafted from an existing barn, the Party Barn combines entertainment and dining space with storage and workspace under one roof.
The dining hall and the state-of-the-art, custom chefs commercial kitchen encompass about 2,000 square feet and can accommodate up to 50 guests for special events. The mesquite-topped bar is set off by the shiplap walls adorned with metal touches reminiscent of modern ranchhouse style.
The interior of the Party Barn also includes two big screen TVs, shuffleboard, video golf and Buck Hunter as well as self-serve drink coolers, WiFi, a built-in sound system and two restrooms.
An outdoor pass-through transitions into a 3,600 square-foot work barn, which includes a gym and loft storage area. In addition, there are three small apartments: the 180 square-foot bunk room has four bunkbeds and a private bath; the 216 square-foot apartment, known as Joes Room, has a queen bed and a private bath; and the 430 square-foot downstairs room has two queen beds and a private bath.
Because a party is even better outdoors, the Party Barn has a 3,000 square-foot covered porch shaded by Mexican sycamores. The porch has a built-in sound system, a TV, large outdoor fans, a fire pit and an outdoor bar with an ice machine.
A second compound, featuring the Casa Verde House, the Ranchero House and a large storage barn, is easily accessible over improved ranch roads.
The newly renovated, two-story Casa Verde House encompasses 2,000 square feet with the bonus of a wraparound porch. The downstairs is dedicated to fun with a wet bar and shuffleboard. It also includes a restroom.
The upstairs features a full kitchen and laundry room as well as a king suite with a private bath and bedroom with a queen bed and two doubles. A full bath completes the upstairs.
The nearby three-bedroom/two-bath Ranchero House, a traditional ranch-style home, features a front porch as well as a screened porch. A kitchen office, laundry room, covered carport and detached game room round out the space.
Water is delivered to all these houses by the Yancey Water Supply Corporation.
Infrastructure
The 5,900 square-foot Maintenance Barn, located in proximity to the main compound, is the site of the covered game cleaning station as well as the walk-in refrigerator and freezer. It also includes restrooms and additional storage.
The 800 square-foot Laundry Building is conveniently situated within easy reach of the dogtrot lodges and Party Barn. Despite its utilitarian purpose, the stone building is one of the ranchs most beautiful.
The main compound also has 3,000 square feet of covered parking. The ranch roads are caliche or improved, built-up dirt roads.
All furnishings with the dogtrots as well as the entertainment area and commercial kitchen transfer with the sale.

The terrain gently undulates creating hidden nooks and crannies. It's not a property that shows all its secrets in a single glance. The ranch's elevation ranges from 1,300 feet at the lowest point to 1,755 feet at the highest point atop Solomon Mountain. Points throughout the ranch provides magnificent views as the Hill Country unfolds in eye-catching vistas.
Most of the cedar has been cleared from the front section, showcasing the heritage live oaks that dot the property and line the two seasonal creeks. In the creek bottoms, willows are also part of the mix. The back portion of the property retains the feel of untouched native habitata combination of cedar, mesquite and oaksthat provide food and shelter for wildlife. In their season, wildflowers blanket the strong soil in a vibrant, multi-hued quilt of color.
The ranch, which has not been hunted in 30 years, is home to white-tailed deer, turkey and feral hogs. Non-game species include ringtail cats, armadillos and rabbits. Coyotes sing to the moon.
A former coastal Bermuda hayfield provides a large clearing that could be reinvigorated as farm ground or repurposed as a wildlife food plot. A mesa, situated at the back of the property, delivers the chance to climb and enjoy a view that stretches all the way to Enchanted Rock. An old, stacked stone German fence decorates the mesas top and bridges the areas vibrant past and the 21st century.
CH Ranch has two impoundments. The first lake, which sits at the convergence of two seasonal creeks, encompasses an estimated four to five acres during average rainfall years. The waterbody, with an expansive concrete dam, has been stocked with baitfish, so the first phase of building a productive fishery is complete.
The lake's perimeter is shaded by huge live oak trees. The dappled shade and cool water create a park-like oasis that beckons people to relax and reconnect, with natureand each other.
The second smaller pond ranges between two and four acres during average rainfall years. In addition to the surface water, the ranch has four water wells.
The Living
CH Ranch features three distinct options for the best of Hill Country living. The three-bedroom/two-bath Rock House, built in 1984 and completely remodeled in 2021, is constructed from native rock gathered on the ranch. The home, featuring about 1,700 square feet of comfortable, well-appointed living space, features a 43 x 15 screened porch perfect for enjoying family and friends.
The detached 12 x 12 laundry/storage room is also constructed from rock. During the recent remodel a raised 24 x 12 deck was built over the top, creating a covered BBQ alcove underneath.
The Main House, a massive barndominium, is the ultimate expression of style and practicality. The three-bedroom/two-bath limestone-clad home, measuring about 3,000 square feet, is the focal point. With a spacious kitchen, living room and eye-catching limestone fireplace, the house is designed to make friends and family feel right at home.
The complete barn is 9,180 square feet (153 x 60) of which 3,000 square feet is a residence enclosed in a concrete block building. The barn's height is the equivalent of about 30 feet. Featuring all steel construction with cinderblock walls, the barn boasts four bays, each of which could accommodate a tractor-trailer rig. The entry includes an 11 x 60 covered porch with white wood railing.
The Hunters Cabin, rebuilt in the 1990s, sits about one-quarter mile from the main house. The two-bedroom/one-bath cabin with a kitchen and living room was constructed from granite collected on the ranch. A porch overlooking a seasonal creek, outfitted with a hot tub, is the perfect place to start or end the day.
Other infrastructure includes the Main Houses detached, cinder block garage (30 x 29) expansive enough to accommodate two tractors, a sheet metal garage with two rock cisterns (6 tall x 9 diameter), a 10 x 10 storage shed, and the original steel livestock barn.

Bandera County - Bandera, TX
Sitting on the headwaters of Myrtle Creek in a ruggedly beautiful box canyon in Bandera County BW Ranch offers live water and some of the most magnificent views in the country. The 1874.83-acre ranch, which fronts FM 2828, is just 12 miles from Bandera, 17 miles from Kerrville (and its airport with two runways up to 6,000 feet), and 42 miles to San Antonio.
Land, Wildlife and Water
In Texas, it is rare for a ranch to include an expansive stunning viewshed as a primary asset. The BW Ranch showcases 24 peaks, expansive valleys and views that stretch to Bandera, Kerrville and Medina.
The ever-changing landscape is enhanced by diverse vegetation. Cypress trees surround the main lake. Pecan trees shade the valley. Live oaks and Spanish oaks dot the native grasslands. A lone bull mesquite shades the pavilion. Cedar has been aggressively cleared and prescribed burns have been used to clear and reinvigorate the land. As a result, desirable native Hill Country browse provides a nutritious buffet for wildlife.
Whitetails that benefit from enhanced genetics, Rio Grande turkeys, dove and bobwhite quail are native to the ranch. A herd of bison, numbering upwards of 50, graze the flats and hillsides. Auodad sheep along with blackbuck antelope, axis, fallow and sika deer also call the ranch home. Other wild denizens include coyotes, bobcats, mountain lions and a host of other non-game species and songbirds.
Two Longhorns also roam the ranch. Ones horns measured 13.5 feet the last time a tape was put to them. Those numbers place him in world-record territory.
Year-round Myrtle Creek brings life-giving crystalline water to the property. It feeds nine dammed ponds, making water for wildlife easily accessible throughout the ranch.
An 8-acre spring-fed lake, stocked with largemouth bass enhanced by Florida bass genetics, blue cats, blue gills and sun perch is arguably the recreational focal point. Anglers have landed some bass that tipped the scales at more than 14 pounds. A boat house, with a bathroom, a fish cleaning station and a pontoon boat, ensures that family and friends can make the most of the clear, inviting water.
The ranch boasts second spring-fed lake, which is smaller. It, too, is stocked with desirable fish for additional angling fun.
Living
The three-bedroom/two-bath ranch house reflects its setting. Native limestone defines the exterior and interior flourishes including the impressive fireplace. Built with an eye to simple, comfortable elegance, the bright airy home combines soaring ceilings, shiplap, warm wood accents, Saltillo tiles and oversized windows. In the sunroom, which overlooks a pond surrounded by a bounty of native vegetation, the line between outside and inside is seemingly invisible.
In addition, the homes open floor plan includes a well-appointed kitchen, living room and trophy room. It's aesthetic and design invite gathering.
Building sites, with exceptional views, abound. The possibilities for creating a livable masterpiece built to the new owner's taste and specifications are limitless.
A nearby open-air pavilion, reminiscent of old-time Hill Country dance halls, takes the party outside. The pavilion, which follows the architectural theme of the main house, includes a full kitchen and large fireplace.
The comfortable three-bedroom/two-bathroom caretaker's quarters with a full kitchen and large porches, front and back, is situated nearby. Currently, it is used for employee housing, but could host overflow guests.
Infrastructure
More than 25 miles of improved roads stretch to the highest peaks and most far flung corners providing complete, easy access.
The main barn (approximately 40 x 60), which is constructed from metal and insulated, features four horse stalls, an office with a shower, a tack room and a tool room. Twelve-foot-tall doors on both ends keep equipment access simple.
An equipment barn (approximately 20 x 45) with a game cleaning station that includes winches, running water and a walk-in cooler rounds out the infrastructure.
The Opportunity
The Hill Country is known for its live water and breathtaking scenery, but its rare to find a ranch that has both with plenty of elbow room. The fact that BW Ranch is also conveniently located to small towns and San Antonio makes it one of one.
To experience the natural beauty of the BW Ranch for yourself, call Howard W. Hood with Hood Real Estate Inc. at (830) 739-3815. The ranch is listed for $16,000/acre.

Just past Putnam, take Exit 313 to FM-2228 and turn left onto FM-2228. Travel south for approximately 11 miles to the ranch gate on the right. Additionally, the ranch has two gravel pits, providing a convenient source of road material.
HISTORY: The current ownership acquired the initial 441+/- acres in 2004, followed by additional land acquisitions, forming Spring Mesa #1 (the northern half of the ranch). Years later, an additional 1,587+/- acres were added, creating the southern half of the now 3,173+/- acre Spring Mesa Ranch. The land was originally heavily wooded with cedar, and native grasses were in poor condition. Under the vision of Texas oil and gas pioneer Dick Lowe and Dr. John Merrill, former head of TCU's Ranch Management program, the ranch underwent a careful transformation to restore and revitalize the ecosystem. Restoration efforts began with the end goal of taking this ranch back to the 1800s. Through meticulous land management, invasive cedar trees were removed, revealing hidden springs, native grasses, and hardwoods allowing the land to flourish.
Once part of the vast 50,000-acre Cross Bar Ranch, Spring Mesa Ranch is steeped in history, with reminders of the past still scattered across the ranch. Notable historical features include:
Harper House Remnants: Built by a family who purchased land in the 1890s. The original fireplace, chimney, and cistern remain.

Tucked in the Pennyrile region of Western Kentucky, here is your chance to own a well-managed deer and turkey hunting farm. The current owner is very meticulous about the care and upkeep of this farm, and it shows as you enter the front gate. There is a large graveled area just inside the gate, and this is where the two-bedroom custom-built cabin sits, along with a like-new 30'x40' metal building, all overlooking the two-acre stocked pond. The buildings were strategically placed here so that they wouldn't interfere with the hunting. You'll have all of the comforts of home but the convenience of stepping off the porch and hitting the woods! By design, this farm offers tremendous access to various parts of the farm with little effort. The main gate and living quarters are on the southeast end of the farm. On the northeast property line you have additional road frontage and then also an access easement on the west side. This is incredibly important when it comes to hunting mature whitetails. It is also beneficial when food plot season rolls around so that you've got easy access to tend to the four interior food plots scattered throughout the timber. The farm itself is a great combination of open crop fields, thick CRP grasses, mature timber and thickets. As you study the map, you'll notice there is a lot of edge towards the front of the farm, and then in the back, you've got a giant block of timber. There are several strategic food plots positioned within the timber, all being accessed by a great trail system. Due to their secluded location, this makes a great place to catch a mature buck in daylight. One thing that makes this farm very unique is that a portion of the acres fall within the renowned Fox Road Trophy Deer Cooperative. Fox Road Co-op is a total of 929+/- acres and is a combination of multiple property owners all brought together with the same objective: grow, manage and harvest mature bucks. More information is available upon request in regards to the Co-op. If you are looking for a turn-key, hunt-ready farm, give us a call today. Shown by appointment only!

Hunting Land with Income!
This delta property has everything for the avid hunter. Located seven miles west of Batesville, this 160-acre timber tract is partially levied with structures to be able to naturally flood the timber and duck holes during winter. A large shooting house in the northeast corner overlooks a stretch of 3 acres of big broad food plots where deer and turkeys love to graze. (And yes, this area is surprisingly heavy with turkeys, too.) Another 3-acre food plot/duck hole is in the northwest corner with some big hardwoods around it, offering good roost trees for turkeys. Two levees cut across the middle with a drainage ditch between them and pipes at both ends. A cypress slough also winds across the middle of the tract along the levee.
The income is a nice plus. There are 109 acres in the CRP program drawing $9,536 annually until September of 2033. The road system and levees are rock solid. You can drive from the entrance on Curtis Road up and down both levees and straight to the shooting house and northern duck hole, too. Neighboring farm ground and large land owners all around make this tract even more appealing.
It's conveniently located just ten minutes from Batesville, 40 minutes from Oxford, and an hour south of Memphis. Electricity is available through TVEPA, and fiber optic internet through TVI-Fiber in case you want to have a campsite in the future. And if you get hungry after your hunt, no worries - grab a home-cooked burger, loaded fries, or nachos from Wings & More, a little take-out diner just down the road. Barber County - Near Highway 281, Lot#WP001, Medicine Lodge, KS
Ultra-premium habitat in this rare Barber County mixed-use ranch. This ranch has everything that one could want in a Kansas property. It has outstanding features galore, including complete seclusion, even though it is just 4 miles from a major Hwy in 281 and only 14 miles from Medicine Lodge. The terrain is classic Barber County, which is a diverse mix of Cottonwood Creek bottoms, rolling grass hillsides, scattered Cedar thickets, and lots of Sand Plums, which all combine for some of the best possible habitat for wildlife and livestock. The property is also strong with a mix of several tillable fields that generally are in wheat but could also maintain milo, alfalfa, or a mixed crop. There are tons of small fingers, hidden pockets, and edge along the numerous small fields that really create a ton of options when thinking about the true hunting possibilities for this property. There are several food plots and feeders in place with some small food plot options that also can be greatly expanded if so desired. The property has no major road frontage but does maintain two separate access points both from the northwest and the southeast. The ranch has some limited frontage along Elm Creek on the far NE corner, and the east side of the property is generally lower and climbs into a more upland type of terrain on most of the western portion. This diversity allows for some significant options for hunting as the lower areas have some great wooded bowls with large timber for turkey roosting, and tons of remnants of deer activity, while uplands have vast plum thickets for quail or pheasants, and up in these cedar hills is where the bucks love to push does in the later parts of the season. There are also great views, and with some higher ridges, a hunter can take a very productive viewpoint and still see wildlife moving in many parts of the property. If you are in the market for a dynamic, world-class hunting and ranch property with ultra-premium habitat and scenery, then this ranch is top of the list. Tours of the property will be by appointment only. Please contact the listing agent to schedule.
