Sweet Grass County - Big Timber, MT
The Stagecoach Trail Ranch was once a corridor in the old west providing passage to travelers from Billings to Bozeman. Today this hunters paradise also serves as a major corridor for wildlife between two large land holdings that harbor herds of Elk, Mule Deer and Antelope. Not only does it offer the aforementioned species but, also, it offers black bear, turkey, upland birds, and mountain lion.
The two parcel property consists of 1,280 +/- acres in total. Of this contiguous two section ranch, there is 160+/- acres of dryland hay acreage with the remainder being lightly timbered filled draws and hills. The property gains elevation from east to west with spring fed tributaries carving out draws to the center of the property where the stagecoach trail was once located.
The old stagecoach trail is now part of the county road where the two seasonal tributaries flow towards until meeting the Deadmans Creek that flows west to east throughout the main property.
In its current capacity it is a working ranch maintaining a balance of smaller ruminants and cattle. The headquarters of the ranch features the main 16x80 3B/2B modular home on a foundation, homestead, barn, 7 additional outbuildings, and corrals. Additionally, there is 2023 16x80 3B/2B modular home on a foundation at the eastern border of the property.

The Windancer
The Windancer is located in one of the most sought-after locations in Montana, The Bull Mountains. A beautiful 2,288 square foot log home on the property overlooks Buffalo Creek, providing unmatched early morning views of the resident Elk, Mule Deer, and Antelope herds that call this property home. Productive hay fields are strategically placed with wildlife management in mind, surrounding a 10-acre spring fed reservoir stocked yearly with Yellowstone Cutthroat Trout. Populations of elk exceeding 300 head are common on the ranch, and unlike other areas of The Bulls the elk are not seasonal, they call this ranch home year-round. Numerous elk have been harvested here over the years, some scoring well over 360, and in recent years a set of 410" sheds were found within the ranch boundaries.
The Windancer Ranch is in the 590 special permit area. With having Landowner Preference this permit has very high odds of drawing year after year. Last year odds were 100% draw for both resident and non-resident for archery. The rifle permit was 70% for residents and 100% for non-residents.

Improvements
The Windancer is well equipped with 3 different housing options. The home favored by the owners is a beautiful Log Home built in 1977 and later remodeled in 1998. The owners selected a perfect location to build this 2,288 square foot log home. A lightly timbered driveway leads to the entrance of the home, where exceptional craftmanship is evident immediately. While entering the house through the wrap-around deck you are greeted with impressive vaulted ceilings in the main living area as well as a cozy fireplace to hunker up around after cold morning hunts on the ranch. Continuing past the living area youll find the kitchen, accentuated with high-end amenities including tiled floors, granite countertops, and stainless-steel appliances. An oversized two car garage is attached to the house by way of a large mud room that includes a half bath, perfect for cleaning up when coming in from outside. An additional pole barn for dry storage of equipment, vehicles and ATVs is easily accessible near the log home entrance as well.
The Windancer also has two smaller homes on the property. The managers house is located on the north side of the property, overlooking Buffalo Creek. Here a person can watch the herd calve, keep an eye on the big bulls as they enter the bedding ground, or just watch the sun go down over the horizon. The managers house is where the work happens. An elaborate set of pipe working corrals have been built to bring the herd into brand, precondition and ship. There are several outbuildings around the managers house including a barn, shop, and three-sided sheds for the animals.
Last but not least is the Hunting Cabin, also known as Elk Camp. Elk Camp is located in Section 10 on the ranch, on the south side of Buffalo Creek. Elk Camp is a 1,252 square foot hunting cabin where the hunting camaraderie comes together. This 3-bedroom 2 bath home and has all the amenities needed to carry out a successful hunt. Many of the ranchs hunts begin here, as the hunters can walk from here to stands near by and setup up over water holes, or make a move on bugling bulls coming out of the barley fields. A fire pit here is the perfect place to enjoy conversations after a long day in the field while BBQing on the deck or listening to elk rut in the hay fields.
General Operation
The current owner has run as many as 500 mother cows on The Windancer, and on wetter years is confident the ranch could run more. As a result, income potential on the ranch is significant, especially considering current cattle prices at an all time high. Historically the owner would calve out on Buffalo Creek, and then move the cows to the south in Antelope Creek for the summer, bringing them home in late October or early November to wean and sell.
Between hay fields on the ranch and the hay barley/oats planted in the tilled acres, a good year with plenty of rain can guarantee all the feed a cattle herd would need. Up to 800 ton of hay has been produced on the ranch when properly fertilized and sprayed. The Windancer is a self-sustaining operation with a profitable bottom line.
Water Resources
The Windancer is one of the best watered ranches in this area. This feature makes this ranch one of the most versatile ranches in the Bull Mountains. A spring fed reservoir is rarely dry even in the most drought-stricken years, and with multiple wells and water lines, water on the ranch is guaranteed. This asset holds true in late August and early September when the animals need it most. Water Rights will transfer to a buyer upon request.
Climate
Montanas climate offers diverse seasons, with average summer temperatures in the mid-80s and average winter snowfall of approximately 40 inches. The area receives around 13 inches of rainfall annually, making it well-suited for both ranching and recreational activities.
Mineral Rights
All minerals currently owned by the seller will transfer.

Lake County - Dayton MT, Dayton, MT
Like the cold, clear waters of Flathead Lake, mystique surrounds Cromwell Island. It overlooks the legendary Wild Horse Island, where Salish and Kootenai historically swam their horses to keep them safe from rival tribes. In the 1930s, construction started on a dam near Polson, Montana, at the outlet of the Flathead River. Prior to its completion, in periods of low water, Cromwell Island became a peninsula connected to the shore. It is all but certain that the Native Americans historically herded their horses onto this peninsula before swimming them across to Wild Horse. Today, Cromwell Island is a full-time island, the entirety of which is now for sale.
Flathead Lake, with almost 200 square miles of surface area and 185 miles of shoreline, is the largest natural freshwater lake west of the Mississippi River - Yes, even bigger than Lake Tahoe! To our knowledge, Cromwell Island, with almost 350 acres and nearly three miles of shoreline, is the largest private island in freshwater west of the Mississippi River that is under a single ownership.
Like Loch Ness, Flathead even has its own monster. While the lore of a huge antlered monster living in the lake is rooted in the ancient oral histories of the Kootenai Tribe, recorded sightings of the creature date back to 1889 when a steamboat captain along with 100 passengers spotted a "whale-like" object on the water that dove after being shot at by one of the passengers. Somewhere along the way, locals dubbed the monster "Flessie", an obvious "hat tip" to her counterpart in Scotland.
Cromwell Island was purchased in the late 1980s by Robert M. Lee, a renowned automobile and antique arms collector, explorer, author, and conservationist. Before his death in 2016, Mr. Lee and his wife, Anne, partially completed construction of a monumental structure including over 45,000 square feet of living space that was to serve as their home full-time. Even in its unfinished state, it has a magnitude of presence reminiscent of Versailles.
The mystique endures as Cromwell Island is now for sale and, with so many possibilities, a new owner will have the opportunity to write the next chapter of a storied place.

Legacy Estate Near Bozeman: A Rare 313-Acre Opportunity
Discover a rare opportunity to own a legacy property that embodies the very essence of Montana living. Nestled just outside the vibrant community of Bozeman, this 313-acre estate seamlessly blends agricultural productivity, natural beauty, and long-term preservation. It is a property where the sweeping horizons of the Gallatin Valley meet a way of life rooted in both tradition and future stewardship, making it one of the most desirable offerings on the market today.
A Setting That Captures Montana’s Spirit
The estate is ideally situated in the heart of Southwest Montana, only a short drive from downtown Bozeman, yet it feels worlds away. From the moment you set foot on the property, you are greeted by vast, open spaces framed by mountain vistas that shift with the changing light throughout the day. To the west, the Bridger Mountains rise dramatically, while the Gallatin Range and Spanish Peaks anchor the skyline to the south. This uninterrupted panorama gives the estate a sense of grandeur and seclusion that is increasingly rare in a region experiencing rapid growth.
Despite its privacy, the property maintains excellent proximity to Bozeman’s amenities. A vibrant downtown filled with restaurants, galleries, and shops is just a convenient drive away. Montana State University, Bozeman Yellowstone International Airport, and numerous medical facilities add to the city’s reputation as one of the most livable and thriving small cities in the country. From the estate, the best of both worlds is within reach: the quiet serenity of rural Montana and the cultural and practical benefits of a dynamic mountain town.
Agricultural Productivity with Income Potential
Beyond its natural beauty, the estate has long served as productive farmland. Currently, hay and grain crops thrive here, taking full advantage of the fertile soils and reliable water resources. With over 300 acres available for agricultural use, the property generates income potential while preserving the traditions of Montana farming. In addition to hay and grain, there is flexibility to diversify into other crops suited to the region’s growing conditions.
For a buyer seeking a working farm, the estate presents an ideal combination of scale and sustainability. For those more interested in the preservation of open land, the agricultural operations provide an opportunity to lease fields to local farmers, maintaining both productivity and income without requiring hands-on management. This balance of utility and natural beauty ensures that the property remains valuable for generations to come.
Conservation Easement: Preserving the Land’s Future
One of the most remarkable attributes of this estate is the conservation easement protecting the majority of the acreage. This easement guarantees that the land will remain shielded from overdevelopment, ensuring that the sweeping views, agricultural traditions, and ecological value of the property are safeguarded indefinitely. In a region where growth has dramatically increased pressure on open landscapes, this conservation element makes the property truly unique.
The easement allows for continued agricultural production while restricting subdivision and dense development, meaning the land’s character and privacy will remain intact. For buyers who value stewardship, this creates an opportunity to become part of a legacy — not only owning a stunning estate but also preserving the Montana landscape for future generations.
Importantly, the easement allows for a designated 8-acre build site. This thoughtful inclusion ensures that the owner has the ability to construct a private residence that takes full advantage of the estate’s views and seclusion while honoring the easement’s conservation principles.
A Stream Running Through It
Adding to the property’s allure, the South Fork of Ross Creek meanders through the land. This year-round water feature enhances both the beauty and the function of the estate. For agricultural operations, Ross Creek provides an excellent water source for irrigation, supporting consistent hay and grain production. For lifestyle purposes, the creek brings charm and serenity to the landscape, drawing wildlife and creating opportunities for peaceful walks, picnics, and moments of reflection along its banks.
Creeks of this caliber are highly sought-after in Montana, not only for their practical use but also for their role in supporting healthy ecosystems. Wildlife such as deer, elk, waterfowl, and songbirds are frequently seen near Ross Creek, adding yet another dimension to the property’s appeal. This riparian corridor ensures that the land is not just productive but alive with natural vibrancy.
The Build Site: A Private Retreat with Unobstructed Views
The conservation easement allows for one carefully designated 8-acre build site located on the far north end of the estate. This placement was thoughtfully chosen to maximize privacy and views while minimizing disruption to the surrounding farmland and natural habitat. From this elevated vantage point, the future residence will enjoy sweeping, unobstructed vistas across the Gallatin Valley and toward the encircling mountains.
For those envisioning a legacy residence, the possibilities here are remarkable. Whether you dream of a contemporary glass-walled retreat, a traditional Montana lodge, or a timeless farmhouse, the build site provides a canvas worthy of architectural expression. The home could serve as a full-time residence, a family retreat, or a private getaway offering complete seclusion without sacrificing access to Bozeman’s conveniences.
A Lifestyle of Balance and Opportunity
Owning this estate means more than simply possessing land; it means embracing a lifestyle rooted in balance, opportunity, and legacy. In the mornings, the wide-open fields glow golden with the sunrise over the Absarokas. Days can be filled with meaningful work on the land or simple relaxation by the creek, and evenings end with fiery sunsets behind the Tobacco Root Mountains.
For those who love the outdoors, the estate is a gateway to adventure. Within a short drive, you’ll find blue-ribbon trout streams, expansive public lands for hiking and hunting, ski resorts like Bridger Bowl and Big Sky, and Yellowstone National Park just beyond. The property offers not just privacy and income potential, but a central location from which to enjoy Montana’s most treasured experiences.
Investment and Legacy
As Montana continues to grow in popularity, large parcels of land near Bozeman are becoming increasingly rare. This 313-acre estate represents not only a personal sanctuary but also a sound investment in one of the West’s most dynamic markets. The combination of productive farmland, water resources, conservation protections, and a build site creates enduring value that cannot easily be replicated.
For families seeking a multi-generational estate, this property offers the chance to create a legacy that will endure. For investors, the agricultural income and conservation advantages provide both utility and stability. For conservation-minded buyers, the easement ensures that the property’s ecological and aesthetic values will be protected forever.
Why This Estate Stands Apart
Many properties in the Gallatin Valley offer mountain views, and many farms provide income potential. What sets this estate apart is the way it combines these elements into a single, irreplaceable package. The scale of 313 acres provides unmatched privacy, the conservation easement guarantees enduring preservation, Ross Creek brings life and water, and the 8-acre build site offers the freedom to create a dream residence. Together, these features form a property that is both productive and profoundly beautiful.
Final Thoughts
This legacy estate is more than land; it is a promise of a way of life. It is a place where you can plant roots in Montana’s fertile soil, enjoy the rhythms of agriculture and nature, and know that the land you steward will remain unspoiled for generations. Just minutes from Bozeman yet a world away, this 313-acre property is a rare opportunity to own a piece of Montana’s past, present, and future.

The claim road winds through hills and forest with surrounding mountain views.
Willows line the river and stream banks, turning yellow and gold before the trees in mid to late August. The river tumble can be heard almost everywhere along this road. Wild raspberries and strawberries are scattered throughout and wildflowers are everywhere.

Gold was discovered in Montana in 1852 in this area of southwest Montana resulting in considerable production. Over 17.8 million ounces have been discovered in this state. Based on geology, it is predictable that several large undeveloped and undiscovered gold deposits can still be found. This southwest area of Montana has produced more than 319.6 million dollars in gold.
The claim is located in the expansive Madison River Valley.
Known for its exceptional trout water, mountain views, and charming old-west towns, Madison River Valley offers a range of activities and serves as a scenic thoroughfare via Ennis between Bozeman and West Yellowstone.
Montana is called the Treasure State for good reason, with a history of prospecting gold and gems in this area. Also known as Big Sky Country, the wide open spaces and clear air makes for expansive views of one of most beautiful areas of the country.
Named by Lewis & Clark after Thomas Jefferson's Secretary of State, the Madison River is one of Montana's most iconic and beloved Trout streams.
The Madison River is one of Montanas most iconic rivers, renowned for its picturesque and wild setting, world-class trout fishery, and diverse recreational opportunities.
Flowing through a lush ranching valley girded by snowcapped peaks, the "Fifty Mile Riffle" of the Madison River deserves its reputation as the best trout stream in Montana. Ironically, rapids, and not fishing holes, bookend the Madison in Southwest Montana. In the south, the river roars and tumbles for three miles once it shoots out of Quake Lake, offering a fun ride for experienced floaters and a good challenge for wade fisherman.
The Madison River Valley in southwest Montana is a picturesque example of Montana's "Big Sky" living, offering blue-ribbon trout fishing, pristine mountain ranges, old-west towns, and plenty of outdoor recreation.
The TV show, American Gold: The Legend of Bear Gulch, on the Fox Business Channel, takes place in Montana.

You would be acquiring an experience that will give you a good feel for what the old time prospectors must have felt during the days of the original Montana Gold Rush.
A mining claim is an affordable way to enjoy the beauty of the land combined with the adventure of panning for gold.
National Forests remained open at all times during the virus with a televised invitation by the Director for families to visit them as safe places for family recreation, making our mining claims some of the safest places for your family to enjoy and get away from all the nonsense.
CLIFF AND WADE LAKES
Wade Lake is part of the Beaverhead-Deerlodge National Forest and is near the Madison River and Yellowstone National Park, and is a popular destination for fishing, boating, and Swimming. Cliff Lake offers some exceptional canoeing, especially in the remote coves; canoes and lodging available at Wade Lake Resort. Hikers can learn something of the flora, fauna, and geology of the area on a 0.7 mile interpretive trail connecting the Wade Lake and Hilltop campgrounds.
Cliff and Wade Lakes sit on a geologic fault that formed a chasm that filled with water; cliffs surround much of the lakes' shorelines. Cliff Lake is the larger and somewhat more isolated of the two. Wade Lake is more easily accessible and receives more use.
Also nearby, Red Rock Lakes National Wildlife Refuge protects the largest wetland complex in the Greater Yellowstone Ecosystem. Located at the convergence of several different habitat types, the Refuge offers landscape beauty and wildlife viewing opportunities that few places can match.
TOWN OF WEST YELLOWSTONE: There is so much to do here, both inside and outside the National Park. The town is literally land locked as it is surrounded on all sides by either Forest Service or National Park land. Those who live here year-round appreciate the small town and both the summer and winter seasons. The town also boasts world class cross country skiing on the Rendezvous Trails at the edge of town. In November each year is the West Yellowstone Ski Festival as well as other ski races throughout the winter season.
The Grizzly and Wolf Discovery Center is open year around with live grizzly bears and wolf packs available for your viewing pleasure. The I-Max theatre is also open during the winter showing feature films as well as documentary films on Yellowstone.
MADISON COUNTY: Down in Southwest Montana, sharing a tiny portion of its southern border with Idaho is Madison County. This mountainous part of Montana is wedged between Glacier and Yellowstone National Parks, and its residents maintain their local traditions that are inspired by the natural landscape, like fishing, ranching, and all things outdoors. The county seat is Virginia City, an interesting place split between the historic and the contemporary. Half of the town contains a vibrant, current-day population, while the other half is an abandoned mining town, preserved as a slice of history and a window into the lives of settlers from the mid-1800s. While Virginia City is probably the countys largest touristic draw, the nearby town of Ennis is a delightful stop for passers-through, and is host to many annual events. Though it doesnt immediately border Yellowstone National Park, Madison County, and more specifically Ennis, can make a great base from which to explore the park.
SOUTHWEST MONTANA ROCKHOUNDING
Rockhounding is more than just a hobby; it is a lifestyle.
There's a reason Montana is known as the Treasure State and that Southwest Montana where our claims are located is especially rich for gold and precious gems.
Even today, you can tap into the euphoria of making a find in Montana.
A century and a half ago, these hills crawled with prospectors lured by rich gold strikes.
Aquamarine, sapphires, garnets, amethyst, smoky quartz, clear quartz scepters, jaspers, topaz, and even diamnonds are also to be found in this part of Montana.
Because of such an availability of gems to be found, there are many Mineral and Gem Clubs throughout the state.
The geology of Montana had a history of volcanic activity which is largely responsible for the wide variety of interesting rocks and minerals to be found here.
