While the aerial of this Chariton County, Missouri farm may say more "farm income" and less "hunting" at first glance, it would be a mistake to draw that conclusion, and a quick glance at the buck photos with the listing will show you why! In the first week of September, 2025 I got trail camera photos of 3 mature bucks and at least a dozen bucks overall (+ does/fawns) total, many in daylight. This farm is the only *crop* farm in the immediate neighborhood, which not only means deer will be on the property all year round, but if you left some standing corn and beans food plots, you would draw every deer in the neighborhood in the late season! And the rolling topography means there are multiple places to situate highly hidden food plots. This 145 acres is both a good farm income investment opportunity *and* a good hunting farm!
There are 131.41 acres of FSA designated "cropland", of which 120 acres were cash rented in 2024 at $130/acre for an annual income of $15,600. The long-term tenant was down-sizing his operation in 2025 and this farm was a ways from his home base so he let the lease go, and the farm was fallow in 2025, meaning there is some great cover on the entire farm right now! It can easily be put back into crop production in 2026 and we are happy to help a new owner make contact with a potential new farm tenant in the area. The property has rolling terrain with beautiful landscape and sunrise/sunset views and there are build locations on the west side for a cabin, barn-dominium or primary residence to take advantage. Rural water and electric are available at the road.
