Atchison County - L Ave, Fairfax, MO
Tucked into the bluffs of the Missouri River sits this rare Atchison County farm thats just now hitting the market. If youve been looking for seclusion, this place checks that box in a big waybut its also only one mile from the on-ramp to Interstate 29. Conveniently located just 1 hour and 15 minutes from Omaha, Nebraska, and 1 hour and 30 minutes from Kansas City, Missouri, this farm offers the perfect blend of privacy and accessibility. You're also just 20 minutes south of the Iowa line. Its hard to find a property that feels this off-the-grid while still being minutes from a major travel route. Access is via a private easement, and the road running along the east side of the property is a private, dead-end road that leads only to two homesensuring quiet, low-traffic access year-round.
If you're a serious deer hunter and have been waiting for a top-tier hunting farm to hit the marketlook no further. Ask any group of 100 die-hard deer and turkey hunters to list their top three counties in Missouri, and Id bet Atchison County shows up on nearly every one of their lists. This area is renowned for producing Boone and Crockett-caliber whitetails, and the turkey population on this farm is exceptional. Even as turkey numbers have declined across the state, this property has the type of diverse habitat that continues to support strong populations. There are currently 18+/- acres in row crop that could be left that way or have some food plots mixed in to further increase the hunting. With a perfect mix of cover, food, water, and seclusion, it's a true wildlife haven. Plus, it's surrounded by thousands of acres of heavy bluff cover, creating the kind of landscape that holds game year-round.
An old homestead sits on the property, offering a great spot for a hunting camp. With electricity and a well already in place, you're set up to bring in a camper or build a lodge right awaymaking it an ideal base for out-of-state or long-distance hunters.
If youve been dreaming of building a private country home, this farm fits the bill for that too. Very few properties offer true privacy while also putting you on the interstate in under two minutesthis one does both. The older country home could easily be replaced with new construction, and with a private easement, electricity, and water already on site, all that's left to do is choose your floor plan and get to building. Located nearly halfway between Kansas City and Omaha, you couldnt ask for a more central location.
In short, this property is a rare find. Whether you're a hunter looking for that dream farm, or someone looking to build a private residence with unmatched access and viewsthis farm offers the best of both worlds. The location, the privacy, the wildlife, the potentialits all here. Opportunities like this dont come along often in Atchison County. Dont let this one pass you by.
