Some properties are built around a single season. Others offer something to enjoy throughout the year. This 95.61 acre property is one of those opportunities where hunting, recreation and outdoor living come together to create a place that can be enjoyed from spring through winter. From the first signs of spring through the heart of hunting season and into winter, the property offers something to appreciate in every season. Warmer months provide opportunities to spend time outdoors exploring the trail system, searching for morel mushrooms, picking wild blackberries, or simply enjoying the quiet setting around camp. As summer transitions into fall, the property begins to reveal what years of thoughtful management have created. Just a short distance from the property are Cranberry Lake and Arnold Lake, two public all-sports lakes, each spanning more than 100 acres and known for fishing and recreation. These nearby recreational opportunities complement everything the property itself has to offer, making it easy to enjoy the area throughout the year. Through the gated entrance, you are welcomed by a cleared area featuring a 30 x 40 pole barn that serves as a comfortable base camp while maintaining the off-grid experience many outdoor enthusiasts appreciate. Powered by solar energy and complemented by an exterior well, the improvements are well-suited for extended stays. Inside the pole barn is an approximately 385 square foot finished cabin area featuring a loft sleeping area, bunks, kitchenette, comfortable living space and a centerpiece wood stove. Whether returning from a morning on the water, an afternoon working around the property, or an evening in the woods, the cabin provides a comfortable place to relax and unwind before the next day's adventure. Beyond camp, an established trail system winds throughout the property, making it easy to navigate nearly every corner. The trails connect multiple food plot locations that have been strategically positioned throughout the property, creating a layout that works together with the surrounding habitat for both attracting and holding wildlife. Thick brushy bedding areas, well-defined travel corridors, and open timber provide the diversity that checks all the boxes for a quality hunting property. The way the land is laid out also allows it to be hunted in multiple areas and different ways depending on wind direction, season, and stand location. Numerous signs of deer and wildlife activity can be found throughout the property, including well-used trails, rubs, scrapes, and bedding areas. The property has a history of producing mature whitetails and has been carefully managed to support healthy deer populations over time. Several food plots are lined with producing apple trees that provide an additional seasonal food source, while natural forage including morel mushrooms and wild blackberries further enhances the property's diversity. The property is currently enrolled in the Qualified Forest Program, which can provide substantial property tax benefits to future owners if they choose to continue enrollment in the program. Beyond the potential tax advantages, the program supports long-term forest management and responsible stewardship while helping maintain quality wildlife habitat for years to come. This property brings together the features that make a well-rounded recreational property. Established hunting habitat, an extensive trail system, multiple food plots, nearby public lakes, and comfortable off-grid accommodations create a property that can be enjoyed throughout the year. Whether your plans include opening day in the deer woods, weekends on the nearby lakes, or simply escaping the pace of everyday life, this property offers the setting to do it all. Clare County - E Long Lake Rd, Harrison, MI
This 69.2 acre Clare County, Michigan hunting property is designed with one purpose in mind, consistently holding and moving deer. The land has been strategically select cut with future hunting success as the priority, creating a strong foundation for long-term habitat improvement. The select cut has opened the canopy, allowing sunlight to reach the forest floor and stimulate thick spring and summer regrowth. This early successional cover produces highly desirable nutrient browse while also creating excellent bedding and fawning cover, helping hold deer on the property throughout the year.Numerous young mast-producing oak trees are scattered throughout the acreage, providing an important future food source that will continue to improve as the trees mature. The combination of woody browse, mast production, and cover creates a property that hunts well now while continuing to develop into an even stronger habitat over time.A well-established trail system winds throughout the property, providing convenient access to multiple stand locations while allowing hunters to move quietly with minimal disturbance. Several food plots are already in place and positioned to help influence deer movement and create consistent shot opportunities. Existing elevated blinds and ground blinds are strategically located to take advantage of natural travel corridors and edge habitat created by the select cut. Portions of the food plots are bordered by thicker cover, helping create travel funnels that naturally guide deer movement through predictable areas. Rolling terrain throughout the property adds diversity and depth to the land. This is not a property focused on appearance; it is focused on performance. The habitat work that has already been completed positions this acreage to consistently attract and hold wildlife. Properties like this are built with purpose and continue improving over time as the habitat matures. ACTIVE
Clare County - 6182 Hamilton Rd, Harrison, MI
Some properties make a strong first impression from the road. Others reveal their true character only after you step onto the land and spend time exploring it. This 83.32 acre property in Clare County falls into the second category. At first glance, it may not fully reveal what lies beyond the entrance, but as you move deeper into the property, the landscape begins to tell a different story. Rolling terrain, subtle elevation changes, and diverse habitat create a property that feels much larger than its acreage suggests. Natural ridges, shelves, saddles, and transition areas combine to form the kind of terrain features that consistently influence wildlife movement throughout the property. During walks across the property, deer sign was difficult to ignore. Well-worn trails cut through the timber and thicker cover, with numerous scrapes scattered along travel routes. In many locations, the sign is concentrated enough that trails can be followed for considerable distances simply by moving from scrape to scrape. The property's topography naturally funnels movement through several key areas, creating multiple locations that could be utilized for hunting setups depending on wind direction and seasonal movement patterns. Water is another major component of this property's appeal. The property contains several natural watering holes along with two active beaver ponds that serve as focal points for wildlife activity. These wetland features attract not only whitetail deer but also a variety of waterfowl, including ducks and geese, while adding another layer of habitat diversity to the property. Additionally, Cranberry Creek flows through the southern portion of the tract, providing yet another water source and natural travel corridor. The property is predominantly mature timber, creating extensive cover and habitat throughout much of the acreage. While a few existing openings are currently present, there are several locations within the timber where additional food plots could be established to complement the property's natural features. An older trail system remains visible throughout many areas of the property, though it has grown in over time. Reestablishing portions of the trail network would provide improved access while creating additional opportunities for recreation, habitat management, and hunting access. Another attractive feature is the approximately 8-15 acres of open ground currently in grass. This area provides flexibility for a variety of uses, whether your goals include pasture for horses or livestock, hobby farming, row crop production, food plot establishment, or generating potential income through cash rent. Surrounded by larger neighboring landowners and agricultural acreage, the setting offers a combination of rural character, open space, and wildlife-friendly surroundings. While the land is undoubtedly the centerpiece of this offering, the improvements add meaningful value and functionality. The property includes a multi-bedroom farmhouse that serves as a comfortable base camp for hunting season, weekend recreation, or extended stays. Having on-site lodging allows owners and guests to fully enjoy the property without the need for additional infrastructure or immediate improvements. The location further enhances the property's versatility. Cranberry Lake and Arnold Lake are located less than a mile away, providing convenient access to fishing, boating, and additional outdoor recreation opportunities. The property is situated east of US-127 and just north of Harrison, making it accessible while still offering a rural setting. Whether your interests focus on whitetail hunting, turkey hunting, waterfowl opportunities, recreational use, farming, livestock, horses, or the potential for a future homestead, this property offers a combination of features that support a wide range of outdoor lifestyles. This is one of those properties that needs to be walked to understand everything it has to offer. To schedule your private tour, contact Chuck or Cody Keefer today.

Clare County - 11990 Washington Road, Clare, MI
This 160± acre Clare County property presents a rare opportunity to own a large, private tract with a proven history as a former game ranch. Previously home to deer, elk, and hogs, the property was designed and utilized for managed wildlife, offering a unique foundation that is difficult to replicate in today’s market.
Approximately 70% of the property is fenced, featuring a combination of 4-foot woven wire perimeter fencing and 8-foot interior deer fencing. This existing infrastructure provides immediate value for buyers interested in creating or re-establishing a controlled hunting environment or private recreational retreat.
The property offers approximately a half mile of road frontage along Washington/Lyle Road, with an established internal road providing access deep into the parcel. The layout and access make the entire property highly usable for hunting, recreation, or future improvements.
The land is predominantly wooded with a strong mix of cover, supporting excellent habitat for deer and other wildlife. In addition to its recreational appeal, the property offers multiple potential building sites, including an existing driveway along the east boundary leading to a suitable location for a home or cabin.
While the property is being offered as a single 160± acre parcel, its layout and access provide strong potential for a future land division into two 80± acre parcels, subject to township and municipal approvals.
Additional Acreage Opportunity:
An additional 80± acre parcel is available directly across the road in Gladwin County, offering a unique opportunity to expand the total footprint to approximately 240± acres. The neighboring parcel features an established trail system and existing hunting setups, complementing the size, privacy, and infrastructure of the 160± acre tract. Both parcels may be purchased individually or together, depending on buyer preference.
This property offers flexibility for a variety of uses, including hunting, recreation, long-term investment, or potential future development. Large tracts with existing infrastructure, access, and proven recreational history like this are increasingly difficult to find in Central Michigan—especially with the added opportunity to expand with adjacent acreage.
