Elevations range from ~700 feet along the western boundary to 1,300 feet in the northeast corner. Snowmobile and ATV trails cross the property, offering direct access for outdoor enthusiasts. Old logging roads and a seasonal stream provide additional opportunities for exploring, hunting, or hiking.

Oxford County - 533 Horseshoe Valley Road, Roxbury, ME
(Please excuse the typos, I was using dictation to write this since unfortunately my dog, absolutely crushed and demolished my pair of reading glasses)
This slice of paradise sits at the end of horseshoe Valley Road with control of two private roads/snowmobile, ATV access. Quaint, small, well-built cabin/tiny house that could withstand a hurricane built with all top-of-the-line materials, provides a comfortable resting place after a day of activities. It includes propane tanks to run the direct outside vent and outside air intake, so no worry of carbon monoxide can make the cabin temperature anywhere from comfortable in a sweatshirt to change into pajamas and sweating. Without any electricity needed the heater has a thermostat that is incredibly accurate.
With in the tiny home, the entire rear wall is glass, providing a view area leading up to one of the creeks. It has been thinned leaving healthy trees, and all sugar maples have been flagged. Their growth should accelerate without the competition and the new additional sunlight and natural resources.
The tiny house does quite literally been the word tiny however, it has been designed to sleep five individuals with a split king, twin bed loft. A normal bunkbed with a bottom pull out trundle.
Though it has been removed for another tiny home project, there was 400 Watts worth of Renogy solar panels on the roof that were capable of running all the lights fridge and freezer and microwave and a 5000 BTU air conditioner. There is also a power line that transfers through a rodent resistant access port for those that have inverter generators, or any of the new vehicles that allow you to back feed power
There is a lovely 4 x 8 front porch that has not yet been stained with a color but has been protected by plywood sheets. This is a perfect opportunity for a design ready experience.
There was a septic design done for the property that was approved however, at this point it is expired since they only are good for two years. However, contacting the original designer, should be able to look at the notes and update the date which is all that is required to get a building permit for expansion if so, desired to the best of my knowledge.
Additionally, there is a full size shipping container, resting on concrete footers to store all your toys, goodies, or whatever else you desire.
All materials have been pre-purchased for internal siding, complete loft with oak flooring, maple interior siding, and extruded close cell 2 inch thick foam insulation to encapsulate the entire structure..With a friend or two, the entire thing could be completed within a day, and I would also be happy to guide over all the solar aspects and remaining mounts.
WATER!!!! There is a free flowing artesian well that has been developed which puts out ice cold clear freshwater year-round. While I never measured its exact flow rate, the water coming out at the end of the hose, it's about that of a garden hose with its valve fully opened.
I honestly never intended to sell or part with this beautiful Homestead. However, my entire family now lives in Oregon and I move out to Pacific North West back in 2016 full time.
There was a septic design done for the property that was approved however, at this point it is expired since they only are good for two years. However, contacting the original designer, should be able to look at the notes and update the date which is all that is required to get a building permit for expansion if so, desired to the best of my knowledge.
The creeks are not property line dividers. You would own both sides and could do with as you wanted as far as bridges for it relaxing Hammock places, whatever you desire. It is a RARE find to have a waterway where you on both sides and they are not the property boundary with a neighbor.
This property is a minor historical site since it sits on the boundary of Roxberry, Maine, and Andover Maine, where there are hand chiseled marks into a granite like stone monument notating the property lines between the two towns, as well as the western property line of this Homestead.
I have use this year round, including in the dead of winter with just my Ford F150.
While I hate to see that happen, there does happen to be mature trees that could be harvest off the property however, I would much rather see the area, go to a good steward, and enjoy the simple bliss and relaxation, that this one of the kind property and large acreage offers. Please feel free to text me, as it is the best way to get in touch and I will be happy to answer any and all questions that I know.
Don't miss out on this one-of-a-kind 18.43 acres of special land dotted with fruit and apple trees, serenity, calm. This is one of the few last larger and subdivided areas. Many in the area have just been chopped up by outside flippers. This property could be subdivided into three sections however, I would consider offers for people that want to keep maintain and Stewart the land as a whole higher than any sort of developer or logger. I know business is business however, my literal blood, sweat and tears went into this property for more years than I can count. I hope to hear from you and that you can get as much enjoyment as possible as I did but it is not realistic to fly from Portland, Oregon to Maine to rent a truck and tools for a getaway. :(
Also, there is nothing like the fire fly show that you see in June and July sitting in your camp chairs next to the meadow as the entire forest becomes alive with green swirling and flicking lights.
Caveat emptor, buyer to do all due diligence for intended use. For inquiries, please contact the Roxbury Town hall or refer to the towns online code manual.
