Opportunities to own a property of this caliber are becoming increasingly rare. The farm features approximately 1/2 mile of Big Hill Creek flowing through the heart of the property, creating a natural wildlife corridor and reliable year-round water source. Wildlife management has been a priority here, with very minimal hunting pressure over the past 25 years, allowing the property to develop into a strong wildlife sanctuary. The mix of timber, crop ground, creek bottom, and open transition areas creates the type of diverse environment needed to support mature whitetail deer and large flocks of turkeys. There are also several key areas where marsh development could easily be expanded, creating additional waterfowl opportunities. The property already includes two ponds along with an old duck marsh area, providing further habitat diversity.
Beyond recreation, the property also offers multiple income streams. Approximately 130+/- acres of productive tillable ground provide annual farming income, while around 70 +/- acres of young pecan trees are already producing pecans and offer long-term agricultural value. In addition to the pecan grove the grass under them has been productive for hay over the years! A small orchard sits just south of the shop with numerous fruit trees. property also includes producing mineral rights, creating an additional source of revenue for the owner.
Improvements on the property include a large shop with a concrete floor, lean-tos built along the north and south sides for additional equipment storage, and water and electricity already connected. Inside the shop you'll find a small bunk room and workshop area, making it the perfect setup for a hunting headquarters, equipment storage, or weekend base camp. Just north of the shop the 5 acre fenced in area awaits your livestock!
Access throughout the property allows for easy navigation to food plot areas, crop ground, timber stands, and water features. The size and layout of the farm also provide excellent opportunities for continued habitat improvement, land management, and hunting strategy development, making this a property that can be enjoyed and improved for generations.
Conveniently located just 4 miles from the Coffeyville, Kansas airport, the property offers easy access for traveling owners while still maintaining the seclusion and privacy buyers look for in a large recreational tract. The layout is both expansive and intentional, offering a balance of water, habitat, agriculture, and access that allows the land to perform at a high level year-round.
Water defines Rose Lake Ranch. With nearly a mile of Medicine Lodge River and a mile of Sand Creek, the property benefits from constant movement of wildlife. Natural corridors create ideal travel routes for mature whitetails and turkeys, while also supporting waterfowl, upland birds, and an ecosystem that feels increasingly rare in this region.
At the heart of the ranch, a 40 acre floodable timber waterfowl impoundment, engineered with a water control structure and over 6,500 feet of levees. When flooded, the timber transforms into a classic waterfowl setting, hunts feel more like the Deep South than south central Kansas. This feature alone sets Rose Lake Ranch apart.
Beyond recreation, the ranch provides productive and dependable revenue streams. 141 acres of sub-irrigated cropland and 381 acres of dryland cropland provide consistent income while also supporting wildlife through food availability and habitat diversity.

Greenwood County - 100th St, Toronto, KS
This 1,100 acre ranch in Greenwood County represents a rare opportunity to acquire a large, contiguous holding with established income, strong recreational appeal, and long-term upside. Properties of this scale and balance are increasingly difficult to find-especially ones that are already functioning at a high level.
From an operational standpoint, the ranch is currently supporting a 305-head steer program on a 100-day grazing cycle, with income generated on a per-head basis and flexibility tied to service levels. The current tenant has a proven system in place and actively manages the property through prescribed burning, weed control, fence maintenance, and water gap management. Their interest in remaining provides immediate continuity and removes the uncertainty that often comes with transitioning a property of this size.
Recreationally, the ranch is equally compelling. A hunting lease is already in place, managed by the same tenant, which has helped maintain consistency in pressure and habitat. The land itself supports that success-7 ponds, a primary creek system with tributaries, and a mix of walnut, sycamore, hedge, and native grasses create the kind of diversity that holds wildlife year-round. The draws, elevation changes, and natural corridors further enhance movement and usability across the property.
What adds another layer to this offering is its proximity to two of the region's most well-known water resources-Toronto Lake located approximately 4 miles to the east and Fall River Lake roughly 4.5 miles to the south. Both lakes are known for their size, consistent water levels, and strong populations of migratory waterfowl throughout the season.
Toronto Lake offers expansive open water and surrounding habitat that attracts ducks and geese during migration, while Fall River Lake provides a combination of timbered areas, backwater habitat, and managed public hunting that keeps birds moving through the area regularly. The presence of both lakes in close proximity creates a natural corridor for waterfowl traffic.
That matters here. With 7 ponds already established across the ranch, the property is well-positioned to benefit from that movement. These ponds serve as natural resting and feeding stops for birds trading between larger bodies of water, and there is clear potential to further develop a targeted waterfowl program-whether through habitat improvements, strategic food plots, or selective pond management. It's not just a possibility-it's an opportunity that hasn't been fully maximized yet.
From an infrastructure standpoint, the ranch is well-equipped with cross fencing, multiple gated access points, and road frontage on the north, south, and west boundaries, allowing for efficient movement and management. Electricity along the western boundary supports future improvements, and there are several high-quality build sites offering views of water, timber, and native grass. While rural water is not currently nearby, the setting and scale of the property provide flexibility for long-term planning.
Another notable advantage is the limited number of neighboring landowners, which contributes to privacy, operational control, and consistency in both grazing and hunting management-an increasingly important factor on properties of this caliber.

Barber County - Near Highway 281, Lot#WP001, Medicine Lodge, KS
Ultra-premium habitat in this rare Barber County mixed-use ranch. This ranch has everything that one could want in a Kansas property. It has outstanding features galore, including complete seclusion, even though it is just 4 miles from a major Hwy in 281 and only 14 miles from Medicine Lodge. The terrain is classic Barber County, which is a diverse mix of Cottonwood Creek bottoms, rolling grass hillsides, scattered Cedar thickets, and lots of Sand Plums, which all combine for some of the best possible habitat for wildlife and livestock. The property is also strong with a mix of several tillable fields that generally are in wheat but could also maintain milo, alfalfa, or a mixed crop. There are tons of small fingers, hidden pockets, and edge along the numerous small fields that really create a ton of options when thinking about the true hunting possibilities for this property. There are several food plots and feeders in place with some small food plot options that also can be greatly expanded if so desired. The property has no major road frontage but does maintain two separate access points both from the northwest and the southeast. The ranch has some limited frontage along Elm Creek on the far NE corner, and the east side of the property is generally lower and climbs into a more upland type of terrain on most of the western portion. This diversity allows for some significant options for hunting as the lower areas have some great wooded bowls with large timber for turkey roosting, and tons of remnants of deer activity, while uplands have vast plum thickets for quail or pheasants, and up in these cedar hills is where the bucks love to push does in the later parts of the season. There are also great views, and with some higher ridges, a hunter can take a very productive viewpoint and still see wildlife moving in many parts of the property. If you are in the market for a dynamic, world-class hunting and ranch property with ultra-premium habitat and scenery, then this ranch is top of the list. Tours of the property will be by appointment only. Please contact the listing agent to schedule.

Osage County - 11086 South Wanamaker Road, Carbondale, KS
A long time ago someone told me that when it comes to buying land, it isn’t always about how many acres you have, it’s about having the right acres. Over the years I’ve walked properties of all sizes, and the farms that always stood out were the ones that were thoughtfully laid out, highly usable, and ready to enjoy from day one. There are countless factors to weigh when searching for a property, and it’s easy to get lost in the details. But every once in a while, a farm comes along that immediately separates itself from the rest. History
The Story of the Ranch
The modern history of The Barnes and Nettels Ranch begins in 1952, when George E. Nettels, then President of the nearby Pittsburg & Midway (P&M;) Coal Company, set out to establish a cattle ranch of his own. Inspired by the sweeping cattle drives portrayed in the film Red River, which had recently captured the imagination of audiences across the country, Mr. Nettels began searching for land suitable for a working cattle operation. His search brought him to the Plum Creek Valley in Southeast Kansas, where rolling pastureland, wooded creek corridors, and dependable water created an ideal ranching landscape. Recognizing both the potential of the land and the importance of local ranching expertise, Mr. Nettels partnered with respected cattleman Morris Barnes. Together they formed what became known as The Barnes and Nettels Ranch, often referred to simply as The B&N Ranch.
From the beginning, the partnership blended vision and practical ranching knowledge. Nettels brought both the capital necessary to establish the operation and access to resources through his leadership of Pittsburg & Midway Coal Company. Barnes contributed the hands-on experience and local knowledge required to manage cattle and develop the ranch day to day. One of the early priorities of the new partners was building infrastructure capable of handling cattle efficiently and safely. Drawing on equipment, materials, and construction capabilities associated with his mining operations, Nettels helped ensure that the ranch was built with facilities designed for durability and long-term use. Large cattle working pens were constructed using six-foot heavy pipe and exceptionally strong fencing, creating a set of handling facilities that reflected industrial-grade strength more commonly associated with mining and construction operations than with typical ranch structures of the era. These improvements allowed the ranch to operate efficiently while ensuring the safety of both livestock and ranch hands.
The combination of Barness practical cattle experience and Nettelss investment and engineering resources created a ranch operation that was both functional and well builtan approach that helped establish the foundation of The B&N Ranch during its earliest years. Photographs from the early years capture George Nettels during the formative period of the ranch, when the partnership with Morris Barnes first began shaping the land into the operation it would become. The connection to the ranch continues through the Nettels family today. Thomas Nettels of Kansas City, Missourigrandson of George Nettelsremains closely tied to the property and its history. As Thomas Nettels reflects:
The ranch has always been part of our family story. I still enjoy coming back to spend time there and lend a hand with the work. Maintaining and improving the land that my grandfather helped establish more than seventy-five years ago is something I take great pride in.

Rice County - 00000 Avenue L, Chase, KS
Located on the outskirts of Chase with paved roads along two sides, are these 151 +/- acres of a mostly cropland parcel. Of the total acreage, 136.33 acres are cultivated, or approximately 90.3% of the property. The soils are almost entirely class II or III silt loams. The remaining acreage is made up of scattered tree groupings and oil lease infrastructure. This farm raises excellent yields of wheat, milo, and soybeans in a rotation standard for the region. The sandy loam soil makes excellent planting conditions. Chase, Kansas, has an average annual rainfall of 29 inches and has received plentiful showers this year to date. The farm makes strong yields for Rice County and boasts a 66.2 NCCPI productivity rating. The land lies mostly flat, with very little elevation change. The overall quality of the soil and productivity, with convenience to local grain markets, make this a logical investment for any farming operation or tillable investor. Having blacktop road frontage means all-weather access for the producer and quick access to nearby facilities after harvest. This paved road and available electricity mean this location could make a suitable build site for your dream home or new farm headquarters. The parcel is over 99% tillable, less 1.5 acres used for oil and gas production. Full possession shall transfer after the 2025 harvest. Opportunities like this for highly productive farmland in a great neighborhood are becoming exceedingly rare.
