Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing, which will take place on or before August 4, 2025. No Buyer's Premium.
The seller will provide title insurance in the full amount of the purchase price and has paid all of the 2024 taxes. The seller will credit the buyer half of the 2025 taxes via a credit at closing. The buyer will be responsible for the 2025 taxes due and payable in 2026. The buyer will receive half of the 2025 cash rent via a credit at closing contact the auction manager for details. Possession at closing, subject to an existing cash rent lease for the 2025 crop year only. Open lease for the 2026 crop year.
