Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, December 29th, 2025. The seller will provide title insurance in the full amount of the purchase price. This property is so wildly different than most farms that we deal with. In general, we typically lead with the hunting potential on timber farms. For investors, we usually highlight short-term value. While those elements are still important, this farm has a long-term value that we have never seen before. It has over 40 acres of planted Walnut trees that seem to me to be 15-20 years old. Let me say that again40 ACRES OF PLANTED WALNUT TREES! Sure, this farm has incredible hunting and has great enjoyment value. But this is a timber investment farm like we here at LandCo have never seen. Its hard for us even to predict this future value. It appears that there is a tree planted every 20 feet or soso each tree occupies roughly 400 sq ft. That means roughly 100 trees per acre. Even if half of those make it to maturity, the value per acre is off the charts.
