Cass County - Chandlerville Rd, Chandlerville, IL
136+- acres of CRP, CREP, river timber and food plots surrounded by crop fields and rough bluff timbered hills.
Consistent big buck growing, easy to hunt with income!
I've never seen a farm with this many different big bucks on it, ever, anywhere This is an easy place to hunt, either plant the food plots or have someone plant them for you if you dont have time, then crawl up into one of the tower blinds and wait on one of the giants to walk out. This property is 136+- acres (county papers say 136.43) of CRP $7686 payments through 2031, a small piece of CREP, food plots and over 1.25 mile long strip of mixed hardwoods, which is some Oak, Maple, Pecan and Cottonwood trees and the Sangamon river being the north border and Panther creek on the east border. This entire area is lightly pressured, and no hunting to the east for miles. This property is under a strict management and habitat plan and by looking at the pictures, it obviously works. Grass burning, warm season grasses planted, food plots with row crop, alfalfa, ladino clover, red clover, buckwheat, chicory, Austrian winter pea, and a couple different turnips are some of what was planted for food plots. There are (5) tower blinds that will remain with the property. If you are a waterfowl hunter, there is great duck hunting on the river and there are also 2 duck ponds on the property, both can be planted and flooded. And the goose hunting is potentially amazing on this property, from September with Canadas, and specks through January, and snows and blues January through march. This is a turn key hunting property, come tour the farm and make it yours. Look at all the pictures, high deer density and great bucks! Some pictures are from previous owners and over several years. Cass County - 000 Phelps Ditch Road, Lot #WP001, Beardstown, IL
This combination whitetail and waterfowl property is located just northeast of Beardstown. Phelps Ditch Road runs along the western border, allowing for excellent access to the entire property. The gated entrance on the east side leads to a small shed currently used for equipment storage. There is a rock pad on the west with power and a camper plug available. The internal road system leads to 3 different food plots, all with established stand sites. This property is well situated in the Illinois River Bottoms. Surrounded by big ag, timber land, and some neighboring CRP acres, the deer activity on this property is high. The whitetail hunting is complemented by some excellent waterfowl opportunities on this parcel as well. There is an approximate 1-acre waterfowl impoundment with a blind and approximately 2,000 feet of slough that runs the length of the property. This provides some amazing duck hunting, especially early season wood duck and teal. The slough gives you the ability to pump out the duck hole and plant food, which would improve later-season hunting for big ducks. This property is being sold turnkey with stands, and the duck blind is staying for the new owner. Call Land Specialist Joe Cebuhar today for a private tour.

Cass County - 000 Oakford Road, Chandlerville, IL
This Sangamon River bottom tract is ready for a new owner. The current owners have been managing this property for many years. The property is enrolled in permanent easement CREP with approximately $60,000 in remaining payments. There is a nice mix of younger planted hardwoods and older softwoods. The property has been well managed by keeping the brush and invasives in check, letting a nice stand of native grass become established. This has made for excellent fawning and brooding habitat. The property has 3-sided access and an extensive internal trail system. This is the last block of timber, allowing for endless access to the thousands of acres of row crops. Set less than one half mile from the bluff, there is a ton of travel between this parcel and the massive, wooded acreages on the bluff that have produced many of the biggest Cass County bucks. There is a small ditch that runs east and west through the land and provides year-round water. The slough on the east side would be an excellent area to hunt wood ducks and teal in the spring and could possibly be pumped to allow for seeding and shallow flooding. There are areas cleared for food plots in several sections of the property. The north side has been previously planted to sunflowers to produce some excellent dove hunting. Don't miss this rare opportunity to own an exceptionally diverse tract with some great remaining income. Call today for a private tour!!

The seller does soil tests regularly to maintain the soil. The farmer would keep farming the property if interested at a good cash rent price. So this farm should have a yearly income of $8700 or so if you cash rent out farming. There are a few trees on the East side and I jumped both deer and pheasant both times I was out there.
